I use this product in several geographic areas. It works great! There are different nuances to the cleaning process that is learned over time. Early morning sun works best for me in the northeast. In SW Florida late fall is best as the product doesn't dry out as fast. If applying in full sun during normal hours, I need to do very small areas at a time or the product doesn't get a chance to work on dirtier parts of the deck. Also, gliding a medium bristle deck cleaning broom lightly over heavier stained areas makes it much easier to hose off. The two biggest issues my friends have is spraying large areas at once and letting product sit for to long without watching for dried out areas or dirty color. However, the best advice I can share is doing two lighter cleanings instead of one 2 hour event. This has saved me hours of time and allows the rain to help clean my decks during the year. Other product simply don't work as well on my costly composite decks.
