They tried to rip me off for £1,700+ for a “bill” that had nothing to back it up. They refused to engage in any meaningful way, so I took them the TPO and was awarded £400 in compensation due to their complete lack of adherence to their TPO obligations. But that doesn’t stop them from trying to rip you off, so the billing continued, forcing me to take them to FTT. They didn’t even bother arguing their case there, just tried to have it tossed on a technicality. The judges basically laughed that idea out of court and found 100% in my favour, noting Eagerstates complete lack of engagement in TPO and FTT processes, a complete lack of provision of anything that could have been seen as justifying the bill they sent, and instructed them to refund me my £300 cost for taking the case. Of course they won’t willingly do that, so I’ll have to take them to county court … I’m just waiting for their inevitable appeal to be lodged and dismissed before doing that. Absolute gangsters, avoid like the plague. If you are viewing a property they manage, don’t buy regardless of how good a deal it seems to be. They’ll tell you the service charge is £2k per year then charge you £7k, if you’re lucky. Then they’ll bully and harass you and make claims of repossession (something they did 4 times against me, but FTT noted there was nothing to substantiate this claim, or the £120 they added to the bill each time for their supposed costs in initiating this process). They are a glorified racketeering operation, hiding in the huge grey areas of freehold legislation / regulation. Blows my mind they are allowed to trade in the UK, as they’d be better suited to a mafia state, but hopefully change is coming and their days are numbered.
