I have used other firms to rent out my rental home in Fairfax over the years and RentSimple are SUCH a refreshing change of pace to "business as usual". For starters, the placement fee for tenants is $595. When compared to others in the area that keep the entire first month's rent its a simple decision (pardon my pun). They also insure that your tenant will pay each month or they will pay you directly. Thankfully, we haven't had that come up (and don't expect to) but it's nice to know it's there. One warning is that you will need to spend money to get your home "rent-ready" as they put it, if its not already. For example, we had to replace our older dishwasher and update the painting on the main level to a light grey. I was hoping to let it slide a few more years but they insisted this be done to attract good tenants and get a higher rent. So far they have been right on all accounts.
