I visited Scotland with my family over a period of 4 days. The apartment is located at one of the most important and iconic locations in the UK where you have the magnificent Arthur’s Seat, tranquil Royal Park, vibrant Princess Street and festive Royal Mile within walking distance. As we entered the flat, we were stunned by how gorgeous it was. Whilst my parents fell in love with the Italian sofa chair, I got addicted to music listening through the multi-room audio system. These are just some examples of the great comfort and creativity we have experienced at the flat. It is also important to mention that the Landlord is a wonderful person who is very helpful, friendly and trustworthy. We have enjoyed every moment of our stay and now we have found the perfect apartment when we return to Edinburgh. Thank you again for the warm hospitality!

Comfortable and pleasant house, backing onto Water of Leith. Close to city centre, with local shops. Plenty of wildlife- ducks and garden birds.

My mum, aunt, two little girls and I stayed at this flat over the let weekend of the fringe. Convieniently located just outside the city, the flat was accessible by a regular bus and taxi... It was easily walkable, if you had no children complaining about tired legs! We all found the flat to be spacious, spotless and the decor to be to a high standard throughout. A word of advise, do not be put off by the shabby communal hallway when you first enter the building, It does not reflect the flat at all. Would definitely stay here again.

We had a great stay at this flat. 2 families - 4 adults, 4 young children and 1 baby. Plenty of room, nice and clean, well equipped. Great location for walking up to the city (15 mins and very little whinging). Ann, the owner, was really good at keeping in contact and answering any questions we had.

It is situated in Leith, a nice area of Edinburgh with the docks. Good amenities, comfortable, good wi-fi access, very nice owner. Lots to do around there and an easy walk into central Edinburgh.

Flat is in a good location (about 15 min walk to central Edinburgh), fantastic facilities, nice and clean. Had absolutely no complaints about the apartment itself. Highly recommended - we are hoping if we ever visit Edinburgh again to stay here!

A truly amazing flat I can only hope it is avaliable for the next time I wish to visit Edinburgh 15/10. 15 mins walk to the centre of town far enough to be quiet, close enough to enjoy the whole of Edinburgh. A beautiful flat with everything you could possibly want for.

Based on the pictures on computer we were a bit disappointed, but it was a comfortable flat with great beds and a fantastic location just off Princes Street

Due to the tram roadworks the house wasn't easy to find. However it is in a quiet part of the financial district and once there it has the luxury of a garage and therefore parking is not a problem. The house has been recently refurbished and boasts a fully equipt contemporary kitchen. The rest of the house is spacious, decorated to a high standard and very comforatble. It is a few minutes walk from the top of Princes Street and just around the corner from the Traverse Theatre. It's an excellent location and all Festival venues are a short walk away, as are other famous attractions. Hospitality from the Angie the 'greeter' on arrival was first rate. She couldn't have been more helpful and always contactable. We had a fabulous stay. The only negatives were the alarming noise of the Seagulls at night, the lack of WiFi and the TV can only receive BBC channels. These are however very minor points.

The showers flooded and there was a persistent smell of urine (despite the generous use of bleach. The bathroom required the use of a keycard for the light to come on, so that was a fumble in the middle of the night. For the price, it was poor that there was no TV, washing machine or dishwasher and the kitchen equipment was absolutely minimal and of very poor quality. For instance, the iron was totally ineffective and the ironing board was hopeless. Also, the promise of wi-fi did not materialise as their system is unsuitable for short-term lets.

Had a great week at The Fringe. The flat was spotless, roomy and well equipped (wi-fi, towels, ironing board, washing machine etc). It was also well located to be within walking distance of all the major Fringe sites. We never once had to take a bus or taxi.

We had a great time in this very nice flat during the fringe festival in Edinburgh. It's situated in the heart of the city and all major places are easily accessible. I would recommend this apartment to each person who asks me :)

Hi, recently stayed in the flat here, brilliant location, really handy to shops; Royal Mile, town, etc. Great bus service and the actual location of the flat, even though close to main road is really quiet. Facilities were great, very well equipped and comfortable bed. Totally recommend it.

I needed a flat as I was performing at the edinburgh comedy festival for 2 weeks. I needed a quiet flat where I could rest between shows, cook my own food and go for a nice quiet walk. This flat was perfect for this. It is situated alongside a nice canal and also near plenty of small nice shops and cafes, and is only 25 minutes walk into the center of edinburgh. I recommend this flat to anyone that wants a nice relaxing stay in edinburgh.

Great position - 15 minutes walk from Princes Street, but in a quiet location. Very well furnished - nothing old or worn out. Kitchen well stocked with glasses cutlery pans etc. Very clean on arrival, and apartment managers very helpful. Usefully, Tesco just around the corner.

We stayed in this cottage during the Festival. It is in a peaceful location, yet Princes St is within 20 mins by bus ( which stops outside the door!). The owners, Margaret and Bill, live next door, and were there to greet us, which was a nice touch ( as were the shortbread biscuits and wine in the fridge!) The property is located within a locked courtyard, and we were able to keep our bikes there ( not that we used them much!). The cottage is full of character; the furnishings are contemporary and attractive. Margaret and Bill provided a selection of DVDs, CDs and books in case we got tired of going out! It felt like a welcome haven after a hectic day in the city. We have no reservations in recommending this holiday property.
