It was like walking into a brand new flat. Very clean, modern and well-equipped. Warm, friendly welcome. Fabulously close to beach with high street, cafes and buses into city centre all a short walk away. Very quiet location. Loved sitting by the window and taking in the sea view. Definitely hoping to return.

This is the second time we have been here so we must like it! Two very good double bedrooms. Near to every thing but on a quiet back street. Very small moan no internet access and a few more baking trays required. But dont let this put you off its a nice homely appartment.

Perfect - lovely flat, fully equipped and beautifully clean - even had a view of the castle from one of the rooms. Lovely welcome and everything seemless with regard to payment, return of housekeeping deposit, meeting and greeting. Would definitely recommend.

We loved staying at this flat. It had all we needed and was convenient for everything. We would certainly like to stay there again next year!

We had a great time staying four nights in this house and Ronnie the owner went out of his way to help us in whatever way he could. 14 of us stayed in the house for Edinburgh Fringe, and it was not cramped. Great facilities - TV, dishwasher, washing machine, garden, towels and even some food provided! Would not hesitate before staying again. Half hour walk to central Edinburgh but bus routes on the way. Had a great time, many thanks from all of us.

This wee flat provides everything one needs for a comfortable stay in Leith. We found it ideal for the Edinburgh Fringe. Access to central Edinburgh by bus is easy and it was rather nice to escape to our little bolt hole by the Waters of Leith. Would definately recommend to friends and family and would stay there again.

Just returned from an enjoyable 3 night stay with my family at this apartment which is very conveniently located for access to all the fringe events, shopping and major sights of Edinburgh. The apartment is comfortable with good sized rooms. We stored our luggage securely at the hostel opposite where the owner, Sean works. We were made very welcome on arrival. I will return on my next trip to Edinburgh.

Flat is very central and very convenient - being central means that you are in the middle of the lively action 24/7. The rooms are spacious with a nice family sized dining area and lounge. Thre are 44 steps to climb and another staircase in the flat to reach the top bedrooms and second bathroom. Not suitable for those with mobility problems.

A spacious, well equipped, clean appartment in a quiet location.Allocated parking for one car, good on street free parking too. It is possible to walk into the city Center. The number 41 bus stop is a two minute walk from the appartment and runs to Princes Street via the Meadows. We will certainly use this appartment again. Thank you!

A wonderful location at the end of a cul de sac. The house is wonderfully quiet but only a few minutes walk from the bus stop. There are regular cheap buses into the town centre 15 mins and 40 minutes direct to the beach at Portabello. You can also walk to the Modern Art gallery in about 15 mins along the river. The zoo is not far too only a short bus ride. There are also good local shops. The Victorian house is a mixture of decor from different decades but feels very homely. We argued over who had the fabulous main bedroom which looks over the garden and river. The second double bedroom is very small with no view and only the double bed and bedside table. The third bedroom with 2 single beds is a ok size with just beds and a chest of draws. However the owners have put up hanging pegs and hangers. The downstairs space is great and plenty of room for dining and a comfy lounge.

Flat just like described. Quite small for four people, but we expected this. Place was clean, located walking distance from Princes Street. Perfect for a city break. Local supermarket just round the corner. Kitchen had everything we needed.

The flat is a stones throw away from Haymarket station which makes getting into the centre of Edinburgh really easy and fairly cheap, so it's in a great location. The flat was really clean and looked lovely. We were shown around by the landlady and she presented us with tonnes of information about the fringe festival and local restaurants which was really helpful! She showed us how to work everything in the flat and where to put the rubbish. This was a really good place to stay for us and we felt very welcomed. Plenty of room for the 3 of us and the area was nice a quiet. 100% recommended.

This flat is the most equipped I have ever stayed in. It is located just outside a bus into the city which picks up frequently. It is very clean, tidy and spacious. We would all highly recommend it.

I stayed here for 5 weeks (July and first week of August)The flat is very comfortable, clean and up only one flight of stairs. The location is ideal for everything, groceries, pubs, restaurants, shops and tourist sites. Everything really is in walking distance of the flat. The flat has enough room where you don't feel as though you are on top of one another and it gets great light and air circulation! It was lovely to arrive and find fresh milk in the fridge for tea! I have actually stayed here before and would stay here again. Different family members came for different weeks and everyone really enjoyed themselves, they thought it was a great place as well.

This is an additional comment to the one just posted as I was here during July & August. The flat is perfectly located in the Broughton Street neighborhood but away from too much noise. We particularly enjoyed picking up fresh sausages from Crombies and coffee from the New Town Deli to bring back to the flat for breakfast. Urban Angel was excellent as was Asti for dinner. It was really nice to be able to come back after a long day's walking about and relax and not have to walk very far for dinner or a pint. Really lovely!
