Flat very central,spacious for 4 adults, open plan living area good,2 bathrooms great. Near many restaurants and bars,good central location but noisy at night.

I am pleased to recommend this flat without reservations. It is clean, well-appointed, comfortable, and situated within walking distance of virtually anything you'd want while in Edinburgh. Most importantly, the owners are clear and prompt in their communications, and their organization of all information about the rental and surrounding area is fantastic. We'll be back.

Good size that sleeps 10 (two on sofa double bed). Dining table sits six people. Close to haymarket station. Fantastic view from terrace. Pool looks nice but unfortunately our experience with it was ruined due to glass alcohol bottles and broken glass in the area of the pool and changing areas.....we did not take the risk!

Stayed here for a weekend. The flat is perfect. .10 min walk from Princes Street. Excellent sized flat. We had 6 adults staying and it didn't feel cramped. Will definitely use again.

A very comfortable, well maintained flat in a perfect location. Terrific restaurants nearby, pubs across the Grassmarket, steps to the castle and Royal Mile. Having breakfast every morning while looking at the castle makes for a perfect vacation. The kitchen and bath are well maintained and have everything you should need. The bedroom was wonderfully comfortable and nicely decorated. We just loved our time in this apartment. We couldn't have asked for a better place to stay

Third time we have stayed in this flat and it was clean, comfortable and good value as always. It has been refurbished since our last visit which was a lovely surprise - the beds are so comfy....... The only down side are the stairs to get up to the flat and the fact that I'm not getting any younger!

A beautiful small flat at Portobello Beach. Very clean. Equipment more than enough. Warm welcome. Buses to the city go every ten minutes.

Eight of us stayed in this flat for 2 nights, we used it as a base for visiting the city centre. We didn't spend too much time there, didn't need to - great location, 2 mins walk from Haymarket and 10 mins walk from Princes Street - no need for taxi's. Flat was spacious, clean and tidy. It's old and like most old flats has a bit of a musty smell, but that's part of the charm I suppose. Would stay again and is perfectly suited to a group who want to catch up together instead of being separated in hotel rooms. A good find.

The flat has a very good location, just a few minutes walk from the Castle or Grassmarket. The flat is on the second floor without an elevator, from the bedrooms there is a direct view to the Edinburgh castle. On the direct area there are some oriental restaurants, a Sainsbury's on the West Point about five minute walk and a Tesco on the Lothian road about ten minutes walk away. The furnishing and the service was according to the expectation based on the price, the flat had everything to stay some days in Edinburgh. Some small improvements were to put a darker curtains to the bigger bedroom, and also to window above the flats entry because the light form the staircase was seen all the night. A wall clock would be also great to have in the flat. We have payd a 200 pounds damage deposit which has been then returned to our credit card. To sum it up, it was quite a positive impression, thank you.

The flat is well positioned near Haymarket Station within an easy walking distance of Princes Street and the many shops and restaurants in the West End. It is comfortable, modern and well furnished. There were a couple of matters that I feel could be improved. a) The four bunk-beds in the smaller bedroom should be replaced with two single beds and a chest of drawers be provided. b) My ability to read was impaired by the low energy lighting in the flat and the lack of natural light entering the rooms. I would suggest that a standard lamp with a bright light should be provided in the living/dining area.

Stayed in 1 BR flat in Sheriff Park, Leith neighborhood in Edinburgh, June 2013. Very handy to bus connection (#22 direct to Waverly) which we used on a daily basis -- purchased a 1-month bus pass (available just around the corner from Waverly: 1 block west then 1 block south) and found bus connections to be very convenient. Side trips we took were to Dunfermline, Glasgow, and Portobello, the last by local bus, an additional advantage. The flat in Leith is on the ground floor and although small it has everything we needed, as well as the spectacular view of Water of Leith and the bird life -- better than watching TV! Gillian, the contact, did not actually meet us on arrival but her husband John did, and he successfully checked us out on everything in the flat: central heating, redundant electric appliance activation, rubbish receptacles, and Gillian did check in with us in person later. She is very conscientious and helpful with questions we had. There's a Tesco just south of the flat, but I found the Sainburys a short distance north of the bus stop (to the first traffic light) then turning right, to be a nicer store and that's where we routinely shoppped for daily necessities. We pepared meals for probably half the time we were there, 3 wks, and had no problems with operation of kitchen appliances. This flat was just what we were looking for, and can't say enough about how helpful Janet at Edinburgh Flats was in her assistance with selection of this particular place -- location is a short bus ride to the city center yet has the advantage of a totally quiet location, not counting the music of the birds. Couldn't have been more pleased.

During our visit of Edinburgh, we really appreciated the location of the flat. This appartement has a good decoration and well furnished. The only bad point is the sofa bed which is not confortable. But it did not ruin our week there.

This is a fabulous flat, well situated and very comfortable. The owners made the planning very clear and the stay was very enjoyable. I'd definitely recommend it and will book again when next in Edinburgh.

We loved this flat. It was nicely appointed, bright, warm, and well-appointed. The location is absolutely perfect. We had planned on buying bus passes, but found we did not need them due to the central location. The people involved with the rental were helpful and friendly. We plan on staying here again and highly recommend it.

We loved this flat! It is very well-appointed (dishwasher, washing machine, well-equipped kitchen) and comfortably furnished (so rare in rental properties) with two huge sofas in the sitting room. The bed in the master bedroom is probably a standard size but seems a bit lost in the vast bedroom but this is the only very slight niggle. The location could not be better being minutes walk from the cafes and delis of Stockbridge and a Waitrose a short drive away. The owner is very helpful and key collection etc could not have been easier. Highly recommended.

On the whole a comfortable flat in a lovely area of the city close to all amenities and bus routes and only about half an hours walk from the centre. The only niggles which preclude a rating of excellent are small technicalities, like the timer on the microwave not working, only one wine glass and a less than adequate TV with poor reception. Apart from that we would recommend a stay here.

We were very impressed with the flat and it exceeded our expectations on presentation. Location was very central but noise from front street left us heading for the back room during the night! This is okay if you are renting on your own but if you were two couples this would become a problem. The spiral stairs leading to the flat kept the calories at bay but in all seriousness, this is not for any persons with a health problem or disability. Yes we would recommend.

We stayed here for 4 nights with group of 7 people. Because parking is free only over night (except free Sunday), we spent most of time driving across Scotland and stay here only for nights. Rooms are small but enough for sleeping and breakfast. There is also lots of friendly restaurants and supermarket nearby.

My stay at this flat for some days was just great. Lovely landlord helped me out with all kinds of stuff, as I was in between apartments at the time. Very helpful and kind woman. As to the flat it was perfect for one person or couple. It was fairly small, but more than enough space with a nice bedroom, living room with dining table, tv and sofa - and a nice bathroom with toilet. Also a kitchen if you would want to make dinner "at home". Thank you very much for a great stay, highly recomendable.
