“DONT DO IT! They schedule a very very expensive appraisal and once they get your money you NEVER hear BACK FROM THEM! This is really a scam. Read all the reviews and most seem to be within their own company. They are responsive in the beginning and after they get some money from you they are gone! You were warned!”

“LoanGuys closed my loan in less than 14 days! My loan officer Nate was on top of my file. He would call me everyday and provided updates on my loan. I bought a $350,000 duplex in Georgia that generates very high cash flow. LoanGuys was extremely fast at closing my loan. I am planning to purchase two more rental properties with them. Thanks again!”

“This absolutely the worst experience I have ever had with a basic refinance. At the last minute a bunch of new stipulations. I really do not know how they stay inbusiness. Literally two months to refi a free and clear property with a tenant and 700 score. If at all possible, find another institution. Big waste of time.”

“Not a good experience. From the beginning we fully explained our situation and loan needs to Joshua Y.He assured us from the beginning that he could get this done as a No-doc Loan. We provided everything more than once because they are not all on the same page. He changed the program for the loan 3 times and continue to assure no problem. We'll at the very last momen after missing the builders closing date He agreed to, he advised the loan could not be done. Keep in mind, we sold our home, moved to another city and had everythin in multiple moving trucks at a hotel. Horrible experience. I would not recommend anyone to even consider using LoanGuys.”

“after looking around and talking to a few people Nate was the one most respectful when I told him what I wanted. He was patience and wait for my phone call back not like other people calling hundred times a day. was very helpful and good team backing him.”

“I almost lost about $225k of my inheritance funds to a self acclaimed broker I met through Telegram and promised me a 35% return on every of my investment including bonuses. I quickly invested because I was seeking financial freedom not knowing I was only trying to enrich someone else. I was denied withdrawals after I already invested demanding for more fees before I could take out my profit and my capital then I knew I’ve been cheated immediately I came online to find an expert who deals with fund retrieval then I found Hackwest{at}writeme[.]cOm/ Whatsapp:+1 424 307 2638 who was able to get back my funds completely without asking for upfront payment, then I got to know legitimate recovery team still exist cause I’ve read reviews of the fake ones. “Run, Run, Run!!!! Worst company I have ever done business with in my 30 year career of getting loans and helping people with their real estate transactions. I have participated in over 1,000 real estate transactions and gotten over 100 loans personally. Nothing got done with out me staying on top of them They asked repetitively for the same things over and over and over again. If you are in NY state run. They have no clue. They needed to repull my credit each loan. They just flat out lie and tell you what you want to hear. They have no concerns about missing deadlines Simple cash out refinances. of course I am the idiot for having believed them not once but twice, Their loan officer will just tell you what you want to hear so you don't go to another company that could close you in two weeks. Even when they swear up and down you will have CTC in a few days. They knew they couldn't close my loan due to their inability to function in NYS. Heck no one even responds to their own bank attorney for days unless you personally follow up.”

We are sorry you feel unsatisfied with the results but we are happy we got you the financing you needed. The reason why this deal took longer than expected is because of your tax lien issues. “I have been making regular payments on a loan that was opened in January 2021, but my lender did not report my account to the credit bureaus until September same year. When this account popped up on my credit report, it showed that I had only made two payments even though I had not missed a single payment. I filed a dispute with the credit bureaus and contacted my lender to fix the problem on my credit report. They've been back and forth for months now with no signs of repair. “If I could give them no stars, I would. I almost lost my deal with the seller because they missed closing twice. My rate went 4 times as well, on the 3rd time I was give loan agreement with the terms on the 15th, which I signed that same dates and returned to LO. The loan agreement had a date to close on the 18 literally 3 days later. Guess what they didn’t send documents to closing. But the following day I was told that since my 3 day rate lock had expired that my interest rate was going up again. At that point I felt like my back was being placed against the wall and that I would accept the new rate out of desperation to close. Nope I walked away. I wasted my time and money. I ended up buying the house outright. A day later at my private closing title company asked who lender was because they were not going to recommend them to any other investors or private clients. Process started in Jan and it was problem after another. I will never consider them again. Waste of time and money.”

“All these 5 star reviews are face this company is the worst.We are group of customers planing to make serious complains about this company. Save your self and go somewhere else. Robert Shimian is the one changing the rates and puts you in the worst situation possible. This is an honest review just go somewhere else.”

Hi Omid. Congratulations on LoanGuys.com funding your loan! We have a company policy of charging 1.5% fees on all our loans. Unfortunately we do not offer free loans. If you wish to get your deal funded without any fees then you should try another lender. Happy Profits!

“I have never gone out of my way to right a review for a company but I really owe it to loan guys! I have had multiple successful experiences with loan guys and have felt nothing but professionalism and genuine desire to close quickly and efficiently. I dealt with very little time stalls that were well within reason since their team was very communicative about it all and reassured me about any questions or worries I dealt with throughout the whole process. Loan guys made their best efforts to provide an affordable and manageable service for me and I would without a doubt work with them again.”
