So, my husband and I have recently begun relocation cross country to his hometown. When I got a very good job offer it put some urgency into selling our home. We only had it on the market about a month before we decided to go with Opendoor. I knew we would not make a big profit, but since I had good equity, we would be okay with the settlement. I had read all the reviews, done some research and even retained my agent for the process at my expense. The offer was very low, and the fees are very high, the cost of convenience I suppose. At this point the repairs came out to 4,300. A bit high, as if I am paying for improvements for them to flip it, but again, perfect victim due to urgency. This is where it gets bad, really bad, I am already losing tens of thousands versus a market sale, I am in my new hometown closing remotely. The mobile notary comes to my Airbnb on Wednesday, we sign, husband signs in Texas. Done. Nope, TWO hours after closing I am informed the math was wrong and it would be 6K less! After closing! People, I cannot stress enough the fact that this was AFTER closing! The first story was Opendoor commission, the second was taxes, nobody really knows. They just want an extra 6k and since I am even more pressured with pending home purchase, I believe they thought I would have no choice. Wrong, I went through the settlement sheet and every department that let the error slip was forced to rebate their fees, my agent reduced hers and they made up the difference. Did I mention I am in leadership?? The story is not over though, as I sit here on the east coast on Friday afternoon, still no funds. They can’t seem to put a trace on the wire that they documented as executed on Thursday and was not executed until this morning. But, still NO funds. I call the closer and she informs me that that they accidentally sent a live check via FedEx to the property address they now own, in Texas, and the wire transfer tracking number I was provided was for my agents funds not mine. Please note the finance company and title company are owned by Opendoor. To conclude, it is 5:15 EST on Friday and I just got funded on a transaction from Wednesday. My closer was genuinely upset and did resolve it, but had it not been for multiple calls to the office, my bank, my mortgage company and agent it could have been weeks. Only use Opendoor to get rid of a mortgage payment, nothing more. There are people that depend on the equity to buy a new home and with Opendoor you will not be sure even after closing.

Open door is a greedy company and no customer service like other Brokerage companies. My agent has been trying to get a hold of the agent to find out more details. Not responding. They purchased a house a few months ago and they are not living in it or fixing nothing in the house. The windows are bad.

Shad wouldn't take the time to give us an offer. Canceled our scheduled meeting, did not answer when we called, and told us we were high risk.

Opendoor told me they could not find my house that I entered the wrong address when I told them it is correct they came back with oh we can't get you an offer bc we don't have enough comps.

We bought a home from Opendoor, the process was seamless at first then the time came for repairs. It took forever to get an answer on what they were and weren’t going to fix. One of the HVAC units was not working and recommended to replace by a professional, Opendoor decided to repair the unit, they had said that all repairs were done. We walked the property for the last time and none of the repairs had been done even after a document saying they had was presented. They were called and swore these things were fixed but during the second walk through the day of closing the repairs were done very unprofessionally. We ask for a escrow on HVAC unit to which they finally agreed. 1 month later we are still waiting on the payment.

Very disappointed. I was hoping to work with you after seeing all the positive reviews. But you said you don’t buy houses built before 1960. I don’t think you should make a judgment like that just from a few questions without seeing the property. Very disappointing.

I've tried multiple times to get a quote from Open Door. There is a house literally one street over from mine that they purchased, said they "couldn't figure out" why my house isn't even providing an offer. I've spoken to two different people at the company extensively with a "we will follow up with you" promised by both... here we are a month later and not a peep from either one of them. *HORRIBLE* customer service.

My experience started out positive with Opendoor, then over time, I realized what kind of company they truly are! I asked Opendoor to make an offer on a house that I would be owning in a matter of days. I felt the offer was fair and said I would accept it, but I wasn't the legal owner at the time so I didn't sign the paperwork. They asked for me to renew the offer when I was the owner and I did just 12 days later, their offer price went way down (but they couldn't provide any data showing why their offer went down -(huh?)), and then they BACKHANDEDLY raised, their "service charge" fees - (WHAT>???) I asked why these fees went up and they blamed it on the expenses they pay for keeping up all of their other properties! WHY AM I BEING CHARGED FOR THEIR OTHER PROPERTIES? That isn't an expense for them buying MY property! Ironically, the CSR gave the example of running ACs in the summer, and right now, we are going into fall, so these costs should actually be going DOWN, not up, so my fees should be LESS not MORE! IF their operating costs changed, it should be reflected in their purchase offer, not trying to sneak MORE MONEY out of you by hiding it in their service fees where its very difficult for someone to detect (they won't let you access the details of expired offers so take screenshots of everything!!!). This IS NOT being upfront and honest in the way they conduct business. IT is very SHADDY and UNDERHANDED ways of trying to screw people out of money! I wonder how many other people they have swindled out of more money, even if they kept the offer price the same on a renewed offer, they could have raised the service fees without people remembering or proving it and got 1000s more in the transaction! Out of principle, I will probably sell my house with an agent (and make more money with statistically too!) and its based off of their underhanded techniques to screw me over! My Lesson learned - When these clowns get through with you, you will have lost a lot of $$$ in the house!

Buyer Beware. My wife and I recently purchased a home from open door in Queen Creek Arizona. Let’s just say the service has been anything but favorable. We had the home inspected and forward the punch list to open door. Remember earlier I stated we moved into Queen Creek Arizona. Our inspector discovered that the air conditioning system in the home was malfunctioning. We contacted open door to have them repair it, initially they refused. Open door Was provided with additional items that they agreed to repair prior to closing to which they knowingly and willingly failed to do so. Specifically the bathtub in the master bedroom needed the mixer valve replaced because cold and hot water was not mixing through the faucet. They agreed to fix it but failed to do so nor could they provide a receipt proving that they acted on their word and contract. We had a refrigerator delivered that had water and ice dispenser in the door. When it was hooked up there was no water coming from the waterline. We looked under the kitchen sink and discovered that a plumber had been under there and buried the waterline when he was attempting to repair a backed up sink. Upon moving into the home, we discovered the dishwasher, sink and garbage disposal backed up into the sink after running for approximately 2 1/2 minutes. Open door failed to report that there was clearly a plumbing issue in the home and hid the fact that they attempted to repair it and failed. When a company Refuses to knowingly and willingly fix and air conditioning system in the middle of the desert, you know they are unscrupulous. Emails and phone calls have gone on unanswered. There will be absolutely no more attempts to ask them to do the right thing. Next stop legal action and various complaints filed with local and state agencies .

Do not use this company because they are only interested in money & getting your home. They came to do an inspection, a crew came they were all over my house. Im rhe type of person that likes to see what their doing but, I couldn't because there was 1 checking hvac, 1 checking rhe attic, 1 checking appliances & inside/outside our home. They basically sabotaged our home by removing screws, gutter elbows removed & weren't put back properly, our shutters looked as if they were damaged & coming off our home, which they weren't, they made up a repair bill of over $7,200 eventhough we left paint/ tile/flooring. We were suppose to receive a $500 credit which we did not! I believe they used the flooring because I actually went back & saw the inside. Please do not use these people, we got ripped off, not just by them but another well known realtor, Mark Spain! He received almost 10k & fir what fir listing iur hime on the market which we have no proof!!! Everyone received more money than we did! Beware of companies like this... sell your home by yourself so that you will receive top dollar! We only got a little over 4k, no equity, no nothing! We needed to sell fast & we were really under duress, so everyone took advantage of our situation!

I tried to sell a rent house we own to Opendoor when the tenants moved out. They did their assessment and told us the home was worth only $153,000 fixed up. I knew that could not be correct based on the sales in the neighborhood and even one on the street so we declined after trying to negotiate with them showing them the sales. We ended up putting it on the market and sold it for exactly what we told them we thought it was worth at $170,000.00. I have no problem with a discount for the repairs it needed but they did not even start out with a realistic number. I tried again recently with another one and got the same exact result. The word on the street is Opendoor is moving out of Texas so I assume that is why they are lowballing the values.

Bought a house from open door, they failed to get repairs done before closing, house was left dirty and seller was not responsive about repairs. Would not recommend. Avoid, it all about money there is heart to it

I don't doubt that selling to Opendoor is a great experience, but purchasing a home from them is not. They were priced $40K above market, told us to not even bother with offers that were reasonable, and were not transparent in their dealings with us. We had toured the house on our own, but made an offer through our realtors. Then we received an email personally that they were getting lots of offers and if we were interested, we should make one now! They had not done ANY upgrades to the property other than capping off a water softener that wasn't working. The walls still had nails and screws in them, and were in desperate need of paint. They literally invested NOTHING and expected to make $25K off the sale. The inspection revealed many maintenance issues and small problems. They were unwilling to fix anything that wasn't dangerous, and then on our final walk-through, still hadn't fixed several and hadn't provided receipts for the ones they did. We were supposed to close today, and still don't have receipts for a couple promised repairs. We were supposed to close today, but due to the lack of urgency on the part of the title company, missed the deadline to fund the sale. This whole process has been needlessly frustrating and difficult, thanks to the policies and personnel at Opendoor.

We are selling our house so I thought I would give a opendoor a chance because I read all the positive reviews online. Their offer for us was not only a lowball offer… It was a completely insulting offer. Over $50,000 below fair market value. And on top of that before they even came to see the house, quoted 12% in fees. We would’ve lost money if we would have gone with opendoor. I would have to agree with some of the reviews on here that it appears the reviews are false. I can’t imagine people selling their house for so far below market value with no problem. I would avoid even wasting your time getting a quote from open door.

Buying an Open Door house has been by far the worst experience. They close at 5 and have weekends off. They would not sign Amendments after the inspection and they would not correspond in a timely manner and now I am out of my earnest money and then no repairs are done. I had to do a termination agreement. They absolutely suck!!

It might be easy to sell a house to Opendoor, but buying from them was a nightmare. First when we went to do the inspection the utilities were turned off. Then when the utilities were turned on we went to do the inspection, but the AC wasn't working so we couldn't set up the radon test. Finally after all this was done it turned out I couldn't get a conventional loan for the Condo because the HOA was missing Building Ordinance and Law Endorsement coverage from their insurance policy. Opendoor had advertised that this place could be bought with a conventional loan only or cash, but they obviously didn't do any research on that. Without financing I had to back out of buying the property and was out $520 for the inspection, not to mention all the time and effort I put into buying the house.

I know our TH needed some work and with my husband being a disabled vet we were not up to repainting and doing what was needed. They had a great quote for us until the "inspection" - they said our main line was broke - we had it checked by HOA plumber and were told it was "dipped" so occasionally water accumulated and we had to have cleaned. They said our deck had to be taken down as it was unsafe/bad condition, and needed covers over window wells and some repair to carpeting. We had some issues about our counters which I won't go into. Anyway, we gave in and lost about $15,000 off the initial offer. Final walk thru on a Saturday their contractors were in there that Monday and in less then 2 weeks I saw it advertised on their site. No way did they repair a line that went from laundry room to outside, deck was still there, and no window wells. Hopefully they did fix pipe or whoever bought it is in for problems. Feel they are not a very truthful company and take advantage. Saw blogs do that Yelp won't put anything about them on their site and I tried and was unable to. I would not recommend them. So who ever bought 8871 Yukon St 80021 please be careful of the plumbing.

Opendoor requests credits for items we believe reduce the value of a property or items that would cause a property to not meet our home quality standards and particularly those items which we believe a future buyer may request work on. Our request of credits is not a promise to spend the money on anything specific-which is standard in the real estate industry. When sellers and buyers negotiate repair credits, the seller is never obligated to show the buyer proof that they completed them. A credit is an indication of factors we believe reduce the value of the home, and in turn, the price Opendoor should pay for. Requested an offer. Was given an offer that would require me to make any needed repairs to my home, and also pay insurance (even after I would have sold the home to OpenDoor). And, I would pay for any agent fees ... when OpenDoor eventually sold my home? All told, the offer would have made me LOSE money compared to what I originally purchased the home for. I thought the whole point of companies like OpenDoor was to take away the hassles of selling a home? Based on the offer I was given, I would still do all the work and pay for everything - just like working with a normal realtor. I'm honestly not sure what "value" OpenDoor brings to the process, because all of the burden and cost still seem to be shifted to me.

Hi there, Repair costs vary based on your home’s condition. The advantage of selling to Opendoor is we arrange a free home condition assessment. If there are repairs needed, you can choose to skip the work and have us handle the repairs after you move out. We’ll ask for a credit to cover the costs, and we can pass wholesale savings from our vendors on to you. Alternatively, you can choose to do the repairs yourself and send us photos and documentation after they’re complete. In a traditional sale, you’ll pay up to 6% in real estate agent fees. With Opendoor, you’ll pay a service charge. On average, our service charge is 6-7%, but it could be lower or higher (It’s never higher than 13%). Our service charge varies based on how long we expect it will take to sell your home. We assume all the risk of the home’s resale and holding costs so you can have the certainty of a competitive offer and move on your own timeline. To start I got an email stating I had to go to the IRS website and down load several forms named for tax purposes, fill them out and email them to them. It wasn't clear that I had to do that, I found this out 1/2 hour before they were due to close. When I tried to get theses forms Shelly Resler then said I have the forms I will email them to you. Annoying as a mobile notary came to the house the night before. They dropped the Ball. I did not have access to a printer and scanner which I told them several times 2 weeks earlier. It was a 2 hour walk to the library by this time 2pm it was made clear that the closing will not happen as scheduled and that several forms had to be resigned. A few hours before I was due to fly back to Australia. Next nightmare. After signing the forms I was told all is well it as good as done. So I booked a deal with ofx currency exchange deal as I made arrangements to invest the money coming. The next morning iwas to get a call at 8am stating all is well but instead at 9.30 am I get a call saying they wont put the money into my American account, the senders name matched the recievers , and it was done by Zillow 3 months earlier, they insisted to send the money back to Australia. this then caused a chain of events which cost be over $10,000 dollars. First I had to cancel the deal I made which cost $679.00 then a $21.87 for international calling. When they transferred the money they got a very weak exchange rate. I went from having $2500 surplus to being short $7500 on my investment deal. When I checked what happened it was there exchange rate was down $15000 on what it should of been. So what happened did open door pocket the money or was it the the people who exchanged the money. Not to mention the trouble I had with the investers who were waiting on the and to rebook the currency deal again
