I recently tried to buy a house from Opendoor. We went in under list price and got the response, "sorry we're too far apart, offer is declined." Far enough. So we escalated in 5k increments over and over and over. Each time getting the same response. Until we were literally 5k under asking...and still the same response. I'm not upset we couldn't come to terms on a price – that's the game. What I am upset about is that this process took nearly 5 days of back and forth, when all they had to say was "we're not accepting anything below asking." They wasted my time, their time, and the relator's time. Be transparent. The lack of up front honesty, IMO, is a huge red flag. I recommend folks stay away from this company. And if you ask most relators, they hate working with this company for this very reason. Just a horribly customer experience. I wish i could give them zero stars.

Be Careful when you purchase a house from opendoor. I purchased my house from them in Dallas. I had a few issues after moving in. They painted all the Trim and Base with latex the problem is that they painted over oil base. Latex paint does not stick to Oil base paint. I had to replace all the base and trim in the house. Second is that they painted all the bathroom cabinets the same way. Third the electrical to the AC condenser unit does not meet code. I personally would never buy a house from Opendoor again.

Opendoor falsly deducted over $6,000 for eve repair yard work and A/C service that had within the past 30-days. They also deducted for repaint, yet they did Not make these claimed repairs on the home before reselling the home. BEWARE of these deceptive practices!

It seems that a lot of people have great things to say about selling their homes to Opendoor, but what happens to those homes once Opendoor owns them? I'm under contract on an Opendoor-owned home right now and had inspections done last week. We were quoted for $9k worth of repairs - they countered us with $1.5k. My realtor can't even seem to get Opendoor's agent on the phone. They apparently have no qualms with letting this transaction fall through, making no needed repairs, and waiting for the next sucker to come along who will cave in and turn Opendoor a profit on this home because they are desperate to buy in a seller's market. I would never in good conscience recommend that someone try to buy an Opendoor-owned home.

Way over priced homes for buyers with unreasonable fees and band-aid repair jobs, such as painting cast iron plumbing. Not willing to negotiate and allows houses to sit empty. Will not pay a realtor helping you. Will not give you time to negotiate repairs. RIP OFF

Do not sell your home to opendoor. We went into contract, a week before closing they cancelled. Too many repairs to the house is all they said. Refused to give me any explanation or inspection information. This was after the inspection was rescheduled over and over, and late. They had me sign an addendum to extend inspection date saying if I didn't they would cancel. And they ended up just canceling the next day. All I see are positive reviews and I want people to know they do not care.

I WOULD NOT use this company if you are a single woman. On my Zoon meeting with Opendoor the initial offer was 603,000K, he said "discuss this with your husband and get back to me...", when I told him I was not married and you are speaking to the sole owner, two days later he sent me an email with the final offer of: 580,000K! I called him to see why the offer was reduced as they did not even perform the outside inspection (my house was built in 2018 - so nothing is in disrepair) and he said that he was not sure and he would get back to me - and NEVER called me back. I felt because I am a single woman they tried to low-ball me as if I put the house on the market a real estate agent told me they would list it for 619K.

your agents' service is so bad that your agents do not reply to calls, texts, emails even to speak about an offer. I feel by for the owners you are representing with the level of service you offer your owners. You are giving real estate professionals a bad name!!! You can only get a hold of call centers that have no idea about the properties and all they say is make an offer online if you are interested!! Call me if you would like to speak with me about it 305-613-3669

Why is it that Opendoor IS NOT being truthful about the defects on their properties on the sellers disclosure? Also, why aren’t they updating their sellers disclosure once an inspection has occur and multiple have been identified as deficient? Who is allowing this company to do this and lie to buyers and agents? I'm sure you have had other complaints related but don't show. Take the feedback and make the company better.

I have to write this review as I can not enter comments to my original. But they are nonresponsive. They should put their people solving issues and wrongdoing instead of acknowledging the thoughts. There was no response from opendoor and cancellation of contract after one month of inspection (non-standard), and wasting more than $2000.

This company is very non-responsive, provides little to no details when you can get ahold of someone and often the information they provide is incorrect. This makes life extremely hard as a realtor trying to help someone purchase a home.

Opendoor is the worst company to deal with. I am buying a home from them. When I sent my offer for a home in the market for the last three months. all of a sudden, they got multiple offers. I revised my offer a little bit, and they accepted it. We sent a home inspector who highlighted several issues, but he asked for a foundation inspection due to cracks in the walls and floor. we sent a foundation inspector, and now they don't like his report and want me to send another foundation inspector and waste money. They are not willing to inspect by themselves and repair the problems. Now I will be stepping back and losing money for inspections. So please stay away from buying homes from them. They are sitting in their office and don't respect other's time and money. If you want to waste time and money (inspection in my case), then offer a highly-priced home. They must be banned from buying Residential homes and corrupting the market. Soon we will run a campaign to stop corporates purchasing residential homes and hiking the prices for profit. Home is a basic need of any human. It shouldn't reach out to common Americans. Now after wasting a whole month of inspections and money. Now I am losing Option money and withdrawing my offer.

BS company. Cannot get a hold of them ever. I have been on hold for 10 minutes. How can you do business as complicated as a real estate transaction without being able to communicate with the purchaser/seller? They also offer about 20% less than market value in my experience. I have offers and actual sold comps to back up this data. 10 years experience as a realtor.

As a real estate professional in California my advice is to run far far away from Open Door. My clients purchased an Open Door inventory home and thus were subjected to the full force of the tragically apathetic and incompetent staff. The decentralized structure of the company means you have zero personal service and there is almost no communication whatsoever. The had customer service reps replying to my emails using the "listing agent's" email signature and BRE license #, and they forced my clients to use their title company (spruce title). between open door and spruce this 25 day escrow is on day 45 and is still not closed. no one seems to know anything and you can NEVER get anyone on the phone. it's been two weeks since the open door "listing agent" has returned a call or email from me. two weeks. They are losing money at a shocking rate here in CA so my only hope is that they are out of business soon so I never have to deal with them again.

While my representative was a very kind woman, that was about the only thing I can say that was positive about working with Opendoor. The company is shady with their evaluation tactics. They made me an initial offer that was very fair, but after the walkthrough and the evaluator visit, my offer dropped 15%. The reason was based on the fact my home was near a commercial road and didn't have central A/C or heat. Even after I provided photo and video proof that Opendoor had an incorrect assessment, they waited TEN DAYS to contact me again to tell me their offer stood and they made their decision NINE days prior t reaching out to me. Do not use this company, they will try to bait and switch you and pressure you into a low-ball offer. I was fortunate to not be in a position to where I had to sell my home, so I am using other avenues to get my proper worth.

Don't waste your time. Two offers. No sale. Fortunately one sold before I scheduled a walkthrough. The other I went out of my way to have my property manager meet their assessment team member only to find out per their conclusion "there weren't enough comps to make us a final offer". There were plenty. Selling the condo myself.

We are trying to close on a home that is owned by open door a complete nightmare. They do not respond to the agent in our area and when they do, they seem to have no knowledge of what they’re doing. Sad. I wouldn’t sell my dog house with them

In my 20 years of experience as a realtor, I have never received a service as bad as the one that Opendoor offered me. I don't know if the buyer's representative is a real realtor or just a representative of the company. This person never remembered the transaction or the conversations we had regarding this file. For more than 15 times I had to explain everything from the beginning as if it were the first time that this representative heard of this file, but this representative mixed other cases with mine. In this market, time is very important, although Opendoor took one to two weeks to just answer a question or sign a necessary extension which was created by its own inresponsibility. Although Opendoor pay less commission, the realtors are the one who ends up doing the full job of both parties. Short story, we closed this property after 4 months when it was supposed to close in a single month if Opendoor had paid attention and offered a service as they say they do. This inresponsibility means that the seller has lost a great amount of money, time and, of course, worries. It is sad to represent a buyer and as a realtor to tell him "I do not work with Opendoor"
