Overall: Great location, comfortable bed, overall a very positive experience. The key holder arrived promptly. Car service from the airport was very convenient. Enjoyed Most: Location, close to Trevi fountain and all of the great sites. Enjoyed Least: Only minor complaint was that the kitchen area could have used a bit of a clean. Surrounding Area: Great sites all nearby: Trevi fountain, Spanish steps etc. Also, easy access to a Spar supermarket. Nearby Events or Locales: Rome. Tips or Restaurants: Don't forget to bring your own supplies of bath soap and shampoo. Also bring your own face cloths as we found Italian rental sites have lots of towels but no face cloths. Directions: All good. Check In Out: Might be helpful in the notes in the flat and also for check-in person to explain hot water heater.

Overall: Our family of five really enjoyed our stay at Porthos. The apartment is in a nice area in the 6th, close to Le Bon Marche. It is close to several different Metro lines but we mainly used Duroc, which is about 5 mins walk away and gave easy access to most places we wanted to visit. There is a supermarket and several bakeries close by. The apartment has been renovated to a high standard and everything is provided. Just be aware that it is four flights up a narrow spiral staircase, but if you are reasobably fit it is highly recommended. Enjoyed Most: The location, high quality of the apartment and fittings. Surrounding Area: Nice area. Plenty of shops to explore. Easy walking distance to several attractions. Check In Out: Our arrival on the Eurostar was delayed by four hours but Arnaud was very accommodating. He was at the apartment to greet us when we eventually arrived and made a big effort to show us around and tell us about interesting things to do in the area. Much appreciated!

Overall: The villa, the owners, and the views were exceptional. Enjoyed Most: The villa we had was very comfortable and the grounds provided a restful environment. There were sights to view from anywhere on the property. There were staff members tending the grounds everyday. Although we did not use them, the pool and the tennis court were appealing. Surrounding Area: The views, the lushness of the surrounding areas, and the nearby villages. Nearby Events or Locales: Staggia was probably within walking distance although we drove. Tips or Restaurants: Don't overpack. We found a restaurant in the next village up from Staggia which we visited twice. The food was very good, the prices very fair, and outside seating. Directions: Learning how to drive in Italy in general is a challenge. We stopped several times for directions, which was difficult because of the language barrier. Check In Out: The check in/out were without incident. Claudia provided computer-generated directions to the airport.

Overall: Wonderful. This was our third time staying at this property and once again it met all of our expectations. Enjoyed Most: I love the location. It is a few steps away from the metro, very convenient. There is a lovely grocery store a block down the street, which is great for getting baguettes in the morning or to keep some snacks in the apartment. It is in a lovely area, close to great shopping, like Le Bon Marche, practically across the street! Enjoyed Least: The 77 steps it takes to get up to the apartment. Surrounding Area: It is very safe and quite. The shopping is terrific. Nearby Events or Locales: Not applicable. Tips or Restaurants: Do not bring anything. All is provided and it is a very easy place to stay. Great restaurant finds include Café Bini, in the 6th, as well as RL, also in the 6th. Both places require reservations but have menus in English. Directions: The directions were perfect. Couldn't be easier. Check In Out: The check in/check out process was very easy. Our contact met us at the appointed time outside the apartment and walked us through it, showed us how to operate the washing machine, told us about the code to the building and was very friendly overall. For check out, we just had to leave the keys in the apartment and take out the trash. Very simple!

Overall: The property was as advertised or even better. It was spacious, well equipped with plenty of dishes and cookware, modern appliances and nicely decorated. The location was excellent for touring other areas of Provence. Enjoyed Most: The spaciousness, comfort of the bedrooms and location in a lovely small town which we would have otherwise been unlikely to visit. Enjoyed Least: We had some difficulty initially with the WiFi and had to hook up directly to the box instead of just using the password. There were no directions for the appliances or what to do with the trash and recycling. Surrounding Area: The towns of St. Saturnin les Apt and nearby Saignon were delightful with ancient ruins that were fun to explore. St Nearby Events or Locales: St. Saturnin les Apt. We did not choose to walk there. If you were a hiker and don't mind hills I suppose you could walk there. Tips or Restaurants: You will need to bring all spices and cooking supplies, bath, laundry and shower supplies. There was an initial supply of toilet paper and paper towels but more were needed. They did supply dish soap and dishwasher tablets (one per day). Sheets and towels were provided.The Saint Hubert Hotel was an excellent choice for dinner. Directions: Our GPS got us to the neighborhood but not the house as it did not recognize the street address. There is an olive oil mill (moulin de huile, I think) where you need to make a left turn before you find the street. There are also 2 sets of gates (one open and one needing to be opened for you) before you get to the house. We called the key holder who came and found where we were and guided us to the house. Check In Out: The key holder spoke very little English and we spoke only a little French so her explanation of how to use the appliances wasn't as helpful as it could be. The washer/dryer was most confusing and ran for hours (probably because of how we set it the first time). Wound up just washing in the machine and using outdoor drying rack.

Overall: Anna and Alessandro could not have been more gracious to us. They were very responsive to every need and even gave us some of their own fresh olive oil made from the 1700 trees on their property. We had a wonderful time. Enjoyed Most: The house is beautiful and the grounds were incredible. Everything you could ask for in a Tuscan experience. The pictures do not do it justice. It is much grander and more beautiful than the pictures show. Enjoyed Least: It is on a very narrow road and that was not my favorite road by far. But, it is so rarely traveled that we only came upon another car maybe three times and never on the last road to the house. Surrounding Area: It is very quiet and the views are stunning. It looks like a post card it is so beautiful. Nearby Events or Locales: You need a car here for any hope of getting to town as it is too far to walk. We went into Montecatini Terme many time and explored. A great little town. Tips or Restaurants: We had a fabulous dinner (twice, and we never repeat restaurants but we broke our own rule) at a place in town called the "American Bar". The restaurant is actually called La Cascina. It has outside lighting and sofa and chairs on fine gravel. The drinks were great and the ambiance wonderful. We stayed for dinner and it was the best salmon and lamb we had on our trip, thus the return dinner on our last night. It is at 43 Viale Giuseppe Verdi and the website is www.incascina.it Directions: If you print a picture of the gates from the entry you will be able to use GPS to find it easily and recognize the gates. It is much bigger than the pictures show with two different entrances. Anna was watching for us and immediately came out when she saw us. Check In Out: Our hosts were gracious and lovely. We had no problem at all with the check out and they returned our deposit minus the amount for the cleaning. We tried hard not to overuse the electricity and they did not charge us for extra use.

Overall: Very good, nice, comfortable, with very good accommodations. staff were very helpful and courteous. Loved the place! Enjoyed Most: Loved the location, easy access to our points of interest. Very helpful staff, clean, well furnished, heat and central air, great to meet the count and countess, very welcoming. Nice location near restaurants and grocery. Quiet and not right on a busy street or directly in town. Surrounding Area: Loved the lake district, shopping, views, food, recommendations from the staff for places to visit and see. Had activities for children very similar to USA theme parks, but we were not interested in such. Nearby Events or Locales: Peschiera, could probably have walked but we didn't because of crossing very busy roads. But easy to drive and would recommend that. Tips or Restaurants: Arrive in the day time, it was a bit confusing to arrive after dark, but the one of phone numbers given helped clear up the correct driveway and villa. If you play golf, bring or rent clubs as the golf course was nice. Sorry we arrived in late Oct. the pool looked great. Room for children to run and play very safely. Villa well equipped, washer, no dryer but laundry service available at extra cost. We found it quite adequate for our needs. Directions: Yes, we did use a GPS. We just turned into the road that led to the reception area. Check In Out: Maria and Marta made things very easy. We like the size of the villa as it gave each of us a private bedroom with a bath. One hiccup with water heater but it was resolved within 30 minutes.

Overall: Lovely property with beautiful views. The owner was very nice and helpful. We used his cook, Ada, one night and that was fabulous. Enjoyed Most: The views and peacefulness. Enjoyed Least: The access road was long and winding; challenging with a larger vehicle. Surrounding Area: Great location and everything was close. The train station was only 5 miles away. All of the areas we visited were beautiful. Nearby Events or Locales: Cortona is the nearest town, but not within walking distance. Tips or Restaurants: The villa was well-equipped. We brought things we didn't need. There is a mid-week towel change and weekly cleaning. There was a good supply of garbage bags and toilet paper. If you plan on cooking, purchase/bring your ingredients. We like the restaurant in the Lucca Hotel in Cortona and another restaurant in Pergo, which is down the hill. A bit pricey but excellent food and service. Directions: The directions were great but it should be noted that the access road is uphill, narrow and winding. We had to trade in our first rental car (too big), and this took time away from the trip. Check In Out: The owner was very helpful and accommodating with luggage.

Overall: Overall, it was great. The owners were absolutely wonderful. Enjoyed Most: Besides the owner's kindness and availability--the dining area and the porch. Enjoyed Least: Low lighting. Surrounding Area: Lovely little town, with a great restaurant. The people were all so friendly. Nearby Events or Locales: Bucine...yes, it's within walking distance. Tips or Restaurants: Bring a flashlight. Check In Out: Easy. Again, the owners were the BEST!

Overall: We had a lovely time. We primarily used the villa as a stopping point for lots of day trips around the area - and didn't spend many days just relaxing here. It would be nice to take advantage of the surroundings and amenities. Enjoyed Most: Location. The outside pool and tennis court areas are really great. It would be fantastic in the summer months as a relaxing retreat. Enjoyed Least: It was a bit tricky to find and a bit isolated. We had some confusion related to the heat in the villa - and it was cold! We got it corrected, but it was a challenge. Surrounding Area: Close to Lucca. Near Florence for day trips. We spent 2 days in the Cinque Terre. Nearby Events or Locales: Orentano is the town. Technically you could walk here - but in reality, no. The road for the villa is long, narrow and very muddy. Tips or Restaurants: Make sure you ask questions and understand how to operate the heat if you are here in the fall and winter months. English is a bit of a challenge for communication. Directions: We drove in from the opposite direction than your instructions - and had some issues finding the villa. Once we got on the correct side of town (Orentano), we were able to find it. The GPS coordinates didn't really help (we ended up in a sunflower field our first try).

Overall: This is a breathtaking villa and it very comfortably handled three couples. Enjoyed Most: The view and the pool area. Surrounding Area: The wine festival and procession was fun to watch. Nearby Events or Locales: Priora is a 5 min walk;Sorrento is a 30 min walk. Tips or Restaurants: Get your bus passes in Sorrento before going to the villa. Walk to Sorrento (downhill) but take the bus back. Directions: Just tell your drive that the property is across the street from the Il Niro hotel.

Overall: We loved the property. The view was breathtaking. It was convenient to many sites like Florence, Cinque Terre, Pisa etc. It was our first "villa experience" and we were very happy. We liked the décor of the old building. Enjoyed Most: Having pre-arranged to have a local lady come in to cook us a typical Tuscan dinner was a real treat. The view from our villa was something we will not soon forget. Enjoyed Least: The drive up from Lucca was challenging and the driveway down to the villa is unlike anything we have ever experienced. Those are the only 2 dislikes. We loved everything else. Surrounding Area: We went to a winery and olive oil press just down the road. The views were truly outstanding. The few neighbours that we did meet were very pleasant. Nearby Events or Locales: The one part of Matraia was as easy walk. There was a small store, pharmacy and restaurant there. Very pretty walk. Tips or Restaurants: We should have read the fine print about nothing being open on Sunday so strongly suggest that future renters have some food. Great little place way up the mountain in Matraia North and the local place, The Colonade, was very good as well. Directions: We had a terrible time finding the place as there was a thunder storm going on and the sign was very small. Luckily, for us, we stopped at a house near the village and a fellow who spoke English helped us. GPS was not helping us that night. Check In Out: We got there late and although often in telephone contact, we never did meet our contact person as she left the key for us.

Overall: The villa was better than expected. We loved it. You definitely need a car. Enjoyed Most: Loved the view of the church and all the architecture. It was very private and had a nice yard. Enjoyed Least: The entrance driveway to the property. Surrounding Area: Location was good. Travelled to Cortona and other surrounding towns. Liked being not far from Cortona for shopping and dining. Nearby Events or Locales: Cortona--not within walking distance. Tips or Restaurants: All the food was wonderful. In Cortona, go to Molesini wine shop. Marco was very helpful and speaks English. Directions: We did not have a GPS, which would have helped. Had to call owners a few times to confirm directions, but their English isn't good. Texting was much easier. We were very glad to arrive at the villa. Check In Out: We liked the adventure. It's helpful to know some Italian.

Overall: We enjoyed our stay very much. Enjoyed Most: The location is next door to a beautiful church - the top of which is visible from the garden. There are lovely restaurants nearby and the water taxi stop is handy, too. Enjoyed Least: The kitchen is not very well-equipped. It does have a dishwasher which is a plus, but there were barely enough glasses. Surrounding Area: The area is not in the heavy tourist section, which we prefer. It is in a quiet neighborhood with grocery and bakery nearby so you feel more like a local than a visitor. Nearby Events or Locales: It's Venice, so... Murano is a short water taxi ride away from the stop near the property. Tips or Restaurants: Ostaria Da Rioba and Osteria L'Orto dei Mori were both excellent. The food was delicious, the service was friendly and they spoke English which helped us as non-Italian speakers. Directions: The directions were fine, but they sent someone to meet us at the water taxi stop. We did not use GPS. Check In Out: The process was easy. They let us leave our luggage there as we arrived early, and then we came back after the other guests had left for the orientation and keys.

Overall: We had a lovely stay in Tuscany. Upon arrival, they had stocked the kitchen for the first morning's breakfast and they showed us how to use the Italian coffee maker. Enjoyed Most: Location was great. Short distance to many of the lovely Tuscan towns. Nearby Events or Locales: Yes , we picked up a pizza one night and walked home and enjoyed it at the house. We did use the laundromat in town and it was clean and machines functioned well. Directions: A map would be helpful to have included in the final instructions. We did have trouble finding the home when we arrived in town. Check In Out: Check in and check out was effortless.

Overall: My visit to Italy was spectacular in part due to Villa Seggiano. The location and view were beautiful and the villa impeccably decorated. We had everything we needed and the hosts were gracious and accommodating. There was plenty to see and do in the area with Montalcino, Siena and Montalpulcino all within reasonable driving distances. Any question we had was quickly answered and the home had wireless connection which was a big help with making day plans. Our hosts, Laura and Roberto, also prepared a magnificent dinner for us one evening which was the highlight of the trip! Laura prepared a tart for us one day which was waiting upon our return from a day out and about-so thoughtful!I planned our trip online and Villa Seggiano was exactly as described however, the pictures did not do it justice. I would highly recommend the villa. It was worth every penny and then some. Enjoyed Most: It's hard to define what we liked most about the property but the living space and hosts made our time together incredibly memorable. Surrounding Area: Many towns were within an easy distance by car. Nearby Events or Locales: The nearest town was Seggiano. Seggiano was roughly 5 kilometers by car and though an easy distance to walk to, the roads were tough to safely navigate on foot. Directions: We met the owners of the villa and followed them to the property.

Overall: Once we arrived, everything was really nice. Michele (the owner) was very gracious and helpful. We used all three locations on the site as there were twelve of us. The accommodations were quite nice and fit our needs. The kitchen areas were a bit small, but we managed with our large group meals. Enjoyed Most: The main building for guests, as we were able to gather separately and as a complete group. Also, the view was incredible. Loved the hammock for star gazing. Too bad the weather was cool, as the pool was very inviting. Enjoyed Least: It was more remote than we anticipated. We hadn't realized that a car is required for getting around. Surrounding Area: Walking to the restaurant on the back side of the property was really nice. Being high on the hill provided a beautiful view of the area. Nearby Events or Locales: Ramazzano is the town nearest to the villa. It was within walking distance, but there is just a small grocery store and a small bar. We were disappointed that there were not more services available in the town. Tips or Restaurants: A rental car is a must. Future renters need not bring anything, as the villa is well supplied (except of course for dish detergent, laundry detergent, towels for the kitchen.) Check In Out: Michele made the process smooth and easy.

Overall: It was really great. Enjoyed Most: Spaciousness, the gardens, and the general atmosphere. Enjoyed Least: Lack of practical kitchen items - pots too big and inappropriate glasses. Surrounding Area: The trips out of the village were great. Nearby Events or Locales: Cagli and in a pinch could be walked - it was 10 kms. Tips or Restaurants: Calgi pizza place was great, mainly because of the people. Check In Out: They were very helpful and came around immediately when we had a problem. Language was a bit of a issue but they brought their son with them who had a good command of English.

Overall: We had a great time enjoying the accommodations and amenities. The pool is great and the view of the surrounding hills is terrific. Enjoyed Most: We had 9 people in our party and there was plenty of space for all of us to have privacy and get together when we wanted to.Also, while we were there late in the season, we still managed a meal outside under the grape arbor--beautiful! Enjoyed Least: It was further outside of Florence than we believed. I think the mileage stated is to the outskirt of Florence, not the city center. Surrounding Area: The countryside is very picturesque and the view spectacular. Nearby Events or Locales: San Donato is within easy walking distance. Tips or Restaurants: The small cafe in San Donato is run by a great couple with excellent panini and coffees. The bus was a convenient short walk away and was between 45 minutes and an hour to get to Florence. DO NOT DRIVE INTO FLORENCE! The bus is much more convenient. Directions: We picked up a rental car at the Florence airport (which is not actually located at the airport proper). Finding our way out of this location (and then back to) was complicated. I recommend picking up a car in downtown Florence, instead. Check In Out: Giulia was excellent and very helpful!
