Overall: I would and already have recommended the villa to anyone. My experience with your firm was excellent. When I return to Tuscany I intend to stay at the same location. Enjoyed Most: The ambiance, the history, and the location. Enjoyed Least: Swimming pool was not very convenient or useful. Surrounding Area: The view, convenience for grocery shopping, and convenience to the areas we were interested in touring. Nearby Events or Locales: Monteriggioni, yes Tips or Restaurants: Future guests should be aware of the presence of the large dogs, not an issue for us, but I would be surprised if it is not for some people. The restaurant at Monteriggioni was one of our best meals in Tuscany. The cooking class at the villa was a very good time for everyone.

Overall: Villa Acacia was stupendous. Part of our group is talking of returning in 2006. We spent 13 days in Italy and we had the most fun basing our travels from this villa. Many thanks to Charity for pointing us to this property. Enjoyed Most: The views from the villa were incredible!!! The close location to the bus stop and store for buying the bus tickets were great for those who did not want to drive. If you climb to the top of the Duomo, you can see our villa in the distance!!!! Look for the tall, spiky trees. If you want to explore Florence at your leisure, the VERY frequent bus service every 15 minutes makes this villa an easy choice!!! Enjoyed Least: You are not within walking distance of a reasonably-priced restaurant. Warning There is a steep hill you must climb when the bus drops you off near your villa unless you want to stay on it for an additional 20 minutes for the bus to do a loop and drop you off further up the hill, a downhill walk to the villa. This hill is really only an issue for people with bad knees, bad backs, or failing stamina. Surrounding Area: It was fairly quiet. The views were stunning. The grounds were VERY well-maintained. Riccardo and Jean were very accomodating. Nearby Events or Locales: La Lastra is within walking distance. The bus drops you off and you walk the 250 meters up hill to the villa Pluses-bus tickets, gas station, and post office. Minuses - no restaurant. Tips or Restaurants: If travelling in cooler weather, bring warmer clothing to sleep in unless you want to pay additional for expensive heat. If you plan on driving, buy a VERY detailed map of Florence and one that includes Via Bolognese....the street upon which the villa is located . This map SAVED our bacon, as driving towards Siena and the Cinque Terre, and driving up from Rome, we heavily relied on its details. When we received the driving directions in our rental packet in the USA, we followed the path along the map. It made for a less stressful experience.If you plan on doing a lot of exploring south of Florence, and you DO not mind driving through and around Florence, then definitely stay at this property. However, if you are not a confident driver and plan your travels south of Florence, I'd recommend a location wherein you do not have to drive through Florence. Not as crazy as Rome....but still insane for the uninitiated. Directions: It's tricky to reach this property regardless of the directions. You come around a curve.....boom!! The sign for La Lastra and the AGIP gas station are right upon you. Most of our travellers had difficulty reaching the property.

Overall: We had a great time, and would love to rent it again and again. I was most anxious about paying for the rental in full before seeing the apartment, but happily, all of my expectations were fulfilled. Enjoyed Most: The location on the via Giubinari was spectacular. The building was very well kept and neat. We had lots of privacy and felt like Italians living in Rome. Enjoyed Least: Figuring out the best way to get hot water in the shower. Surrounding Area: The via Giubinari speaks for itself. It is like living in the heart of the West Village in Manhattan, wonderful shops and resturants nearby, lots of activity, in the heart of Rome, close to all the wonderful monuments and piazzas. Nearby Events or Locales: Rome is a walking city. Tips or Restaurants: Make sure you have enough space for all of the people in your party. We had two adults and two children during our stay, and having two bathrooms was very important. A third bedroom would have been nice, but not as important as the extra bath.

Overall: The apartment is very clean and a traditional Tuscan building. The bathrooms were huge and well equipped; the bedrooms were large and bright and the living room with kitchenette served our needs very well. It is a beautiful property.Enjoyed Most: The grounds, the privacy and the space. Also the proximity to the FI-PI-LI freeway- it was right off of the exit. Enjoyed Least: There is nothing that we found within walking distance and the nearest driving area seemed to just have supermarkets. So, although it is quite convenient to everywhere - including Florence, Siena, Pisa, Livorno - it is still a minimum 45 min. drive. Surrounding Area: The grounds were spectacular with beautiful views - we even saw a pack of wild boar on the property! Also there is a beautiful winery on the property and the manager, Matilde is great. Tips or Restaurants: A car is a must. This is a great place for people who want to see alot of different areas of Tuscany in one trip.

Overall: A lovely property and the staff was exceptional. Enjoyed Most: The Staff. I have rented several villas in the past and the this was by far the most consciencious staff; very hard-working and great attitude. Surrounding Area: Lucca is a very charming town.

Overall: We would recommend this place to anyone! Enjoyed Most: Location!.... and it lived up to it's description. It was elegant and well furnished. The itchen was adequately stocked with dishes and cooking items. (We had many meals in). We loved looking out the windows at the Duomo. And being able to walk all over the area. Enjoyed Least: The street noise. We did learn to shut windows at certain times. Surrounding Area: Being able to walk to stores, markets and places to eat. It was a very safe part of town. Nearby Events or Locales: Central Market, walking across the bridges, walking to museums and churches we wanted to see. We were close to the bus station and made several day trips on buses....very convenient and easy. Tips or Restaurants: Trattoria Belle Dona, La Spada's roast chicken and potaoes. Good food at most places.

Overall: The air conditioners were not working when we arrived and it was unbearably hot. Enjoyed Most: Location! Enjoyed Least: Once the air conditioner was fixed, it leaked water. Surrounding Area: The shopping and sightseeing. Nearby Events or Locales: Loved everything in the area. Tips or Restaurants: We loved Quatro Leone!

Overall: This is a delightful apartment in a lovely building on the Arno, overlooking Florence. Enjoyed Most: It has a spectacular view of Florence from the living room and the master bedroom, and it's conveniently situated near the Ponte Vecchio. Enjoyed Least: We knew there would be no dryer, which is typical in Italy, and that was sometimes inconvenient. Surrounding Area: We've never stayed on the Oltrano side of Florence, and it was wonderful. We got to know the shop keepers, so we felt like we were part of a neighborhood, yet it was a quick walk to all the attractions. Nearby Events or Locales: Everything was within a short walking distance. We've been to Italy many times, and this was our first experience renting an apartment, and it was simply great. Tips or Restaurants: The owners make life easy. The kitchen is well stocked, and all supplies are within easy walking distance. There is also a very good maid service available.

Overall: Spacious, lovely, gracious. And of course, the view is fantastic! Enjoyed Most: The location. Secondarily, I liked the huge living room. Enjoyed Least: The clunky, noisy fan in the bathroom off the master bedroom. Surrounding Area: Where to begin? Stepping out into beauty every time the huge automatic front door opened. Nearby Events or Locales: Again, this little part of the world is so well known, everything I could say is in guide books. Tips or Restaurants: The Antinori Wine Bar three doors down.

Overall: Nice villa. Be careful with ceilings in bedrooms, they are low. Enjoyed Most: Views are most beautiful I have ever seen! Enjoyed Least: Service personnel was not very tactful (came in early and was a bit loud). Surrounding Area: Everything is within walking distance(5-15 min.) if you don't mind walking steep stairs. If you do - take local bus(every 5-10min). Very nice restaurants, bars and shops most with breathtaking views and not very expensive prices. Positano itself is not very crouded with tourists, which we liked very much. You can take the hydrofoil to Capri, Sorrento, Amalfi. Check out the downtown area.

Overall: We had a wonderful family reunion at this villa. It was perfect for us. The Villa was beautiful and easily accommodated 16 of us. It is furnished in antiques with many frescos and original oil paintings. The villa was both beautifully restored and maintained in excellent condition. The tennis court and swimming pool are in excellent condition. There is even an internet connection. The bedrooms are all a very good size, as are the baths. The food and service were excellent. Lucca is only a few minutes away and is a wonderful town with nice shops and restaurants. The Villa is also close to the autostrada which makes it easy to go to other places in the region. There are many day trips that can be made from the Villa. Enjoyed Most: Overall appearance and comfort of the Villa; the food; and the service. Enjoyed Least: Nothing. Surrounding Area: Beautiful area. Lucca is a charming town with a number of nice stores and restaurants. Nearby Events or Locales: There are a number of day trips from the Villa: hill towns, Pisa, Cinque Terra, Florence, Vinci, beach and Carrera mable fields. Tips or Restaurants: Take advantage of Guiseppi's (manager's) knowledge of Italian wine and olive oil.

Overall: The property was more than fine, especially the boat where we spent most of our time. Enjoyed Most: The location which was glorious as well as the property owners who acted more like hosts than landlords. We thought they were wonderful and spent a day as well as a meal with them. The apartment itself has a fantastic view of the boardwalk frontage and the harbor with a nice square in front with a fountain. Enjoyed Least: The noise level, which in the cities in Italy honestly cannot be helped, althought the source of the noise here is the fountain and the people who congregate there. Surrounding Area: We spent most of our time on a boat out front with Pero and Alessandra who own and run the boat. Nearby Events or Locales: Boating.

Overall: The Cottage was a unique combination of old world charm with modern conveniences. The village of Melmerby is quiet, well located for day trips with an outstanding pub and bakery. Enjoyed Most: It was comfortable, and well located. Enjoyed Least: No complaints. Surrounding Area: The townspeople that we met at the local pub were friendly and very helpful. The food at the pub and bakery was delicious and reasonably priced. Nearby Events or Locales: Lake District, Scotland, Penrith for groceries. Tips or Restaurants: The Shepherd's Inn! Village Bakery.
