“Perfect for a family weekend together. Fantastic facilities and the pool great for the kids.plenty of local walks for the dog with an enclosed garden. Nothing not to like .”

“The house is in a lovely location and has everything you need. It was lovely and clean. The pool area was really nice and was enjoyed by all. The hot tub was nice but would have liked to have seen the beautiful view from it. We used both the pizza oven and gas bbq both easy to use.”

“The property we stayed in was exactly as described and clean, booking was easy with email reminders when necessary which was helpful. I am now just awaiting return of our security deposit. Overall a lovely stay and easily booked”

“I found Sleeps 12 to have a very decent selection of large properties at really competitive prices. Having booked my property in Somerset, on arrival I found the photo gallery of the property that I used when deciding on the house was accurate. If I was to have one minor moan, it's the near 2 weeks it can take to get your security deposit credited back to your account. Other than that, I have no problem recommending Sleeps 12 for your large property holiday needs.”

“The house was beautiful presented and everything we needed was there including, dishwasher tabs, toilet rolls at other properties we had to take with us. Swimming pool was great and very well kept, and nothing was to much trouble when we met the owners on arrival”

“Useful contact for larger bookings. My queries were dealt with promptly. However I had repetitive messages over a simple request which were not necessary. I am also unhappy that the full security deposit was taken and held on to over quite a long time. Normally this a a pre authorized amount but Sleeps12 took it in full. For this reason I am unlikely to use the site again.”

“Everything was very straight forward from beginning to end and everyone I spoke to was very helpful. Had I needed to cancel or change booking possibly things would have been different. As it was, a wonderful weekend, very well organised, and property exceeded our expectations. Security deposit was returned promptly.”

“Garden Court was an amazing property where our family had a fab break last week. The property is lovely and felt very homely. We all enjoyed our stay especially the beautiful garden, plenty of space to have a game of football or cricket. The swimming pool in its own building was heated, the only issue was the depth, unfortunately with young children they couldn't stand up and it fell away to 8 feet rather sharply. This didn't stop us using the pool but would have preferred it to have been all one depth. No issue with sleeps12, in fact the fuse had tripped in the kitchen and Jake had to be called, he came over quite quickly and sorted out the problem, he was concerned as to how long the electricity had been out which actually wasn't that long. We would definitely recommend Garden Court for a family get away.”

“Plenty of space and everything we required was available in one of the drawers or cupboards. Location was perfect for visiting the beaches, pool was very nice and the children loved it. Only negative there was no sand pit as shown in the photo and cabins are very close together and was noisy at times from the adjoining neighbours.”

“Although i think Sleeps12 is a very good service, the only complaint i have is the time it takes to redeem the damage deposit that is required on bookings, surely the money should be transferred back to the customer the day after leaving the property after all the property is prepared for the next customer the day they leave. The longer it takes to get it back, the chances of Sleeps12 missing out on a booking get more likely.”

“You were very helpful apart from one issue about owner and how many dogs we were allowed and as it was over the Christmas and New Year period communication was made more difficult. Overall a very positive experience and the house we stayed in was perfect”
