I will give 5 stars to customer service because Brian was very very helpful to me in figuring out how to get my lease process completed. I would give Turbo Tenant 3 stars - they offer such a comprehensive service and would deserve 5 stars - except navigating the web pages is chaotic and there is too much busy content - some of which is simply advertising and marketing. You are doing such a great job - all the hype is not necessary and it gets in the way of ease in navigating.

As a first time user I find turbo tenant very nicely full featured. However some of the processes and actions that happen behind the scenes are opaque. When things don't work as expected, often due to my own errors, it is not obvious what is happening and what the fix is. I will say that customer support has been five-star excellent in every way and has helped me through the learning curve.

Great software, makes the process very easy for a first time landlord like myself. However, it came to my surprise as I was reviewing a lease I had just sent to be signed that there was no section for termination or the time required to be informed in advance of a termination. I had to scramble to add my own language in the custom section to state a 60 day termination period. That's a huge misstep in my opinion. Having a buffer period to look for a new tenant is super critical and that seems like a huge oversight.

Regarding the termination clause, we understand your concern. The reason it's not included by default is that termination and advance notice requirements vary significantly by state law, and they are not universally required clauses in every lease. To ensure compliance and flexibility, we’ve relied on landlords adding that language under the "Additional Provisions" section if it’s needed. However, this is something we are working on improving in the future. If you have any other questions or need further assistance, don’t hesitate to reach out. I love the app! I've been able to do background checks, schedule no contact showings, have leases signed and received rental payments through this portal. I enjoy the resources and information available for landlords. My only issue is I wish I had the option to invite prospects to a showing directly, instead of having to send a copied link. I also, had 1 application come through without income verification other than that the app is amazing for the price!!

Overall, turbotenant is great. Marketing is effective, tenent screening, lease signing are good. It is valuable to first time landlord.
