Recently had my hot water heater burst flooding my basement with 12 inches of water. Was not aware of this product to after the fact. This product is a layer of protection in case of hot water heater failure. And on a second note my hot water heater burst in year eight under a ten year warranty.

Have had this product for a few years. The controller went bad - I think because the backup batteries went bad. Replacement was very easy, unplug and replug two cords and snap into existing wall mount. Would be nice if I could have bought parts separately but now have a spare valve and sensor.

This seemed like a great idea. Easy to install. Uses a motor operated ball valve, sensor and control unit and is designed to close the water feed if water is detected where ever you place the sensor. After installation I performed a test and found it could open and close the ball valve. I thought I was set. Several years later the water heater started leaking, but the unit did not completely close the ball valve. Upon inspection I found the ball was mucked up with some goop (for lack of a better word) that must have come in from the street. The unit tried but didn't have enough power to close the valve. And the company says the ball valve can't be repaired (I'll have to see about that). So, although this is a great idea and I don't need another flooded basement, my next attempt to use this item will include an in-line filter.

It's what my Plumber installed. This thing has made my life hell for two weeks. I live in a condo, and due to people's boilers leaking and flooding the storage areas, etc... an edict was handed down from the HOA that everyone needs to get a device that detects leaks and automatically shuts off the water if a leak is detected. The HOA suggested this specific device. I replaced my boiler less than two years ago with a brand new boiler that was not leaking, but in order to comply with the HOA's edict I had my plumber install the device. Then it started shutting off the water even though there was no leak and no alarm. Absolute garbage product.

I found this safety control to be better than expected. It is extremely sensitive a drop of water will set it off. The NC dry contacts are great for use with a gas water heater tied in series with the FVIR NCO switch. This will kill the flame if leak alarm is triggered. This control also has intermittent valve closing to help prevent scale lockup. Closing the valve does not open the NC contacts so it won't interrupt the NCO safety switch.
