good operation , dependable , But housing hinge too easily broken , without any obvious reason . Needs to be strong , but flexible , to avoid breakage . I might of purchased too cheap a model . My gates are only 6'x6'light wt. wood . the only real strain is wind . Dick at rdrunion@aol.com
