Buying or selling a home has always been an unpleasant experience for me over the years. It has always taken longer than I felt it should have, people have always tried to take advantage of me with unexpected charges, delays, extra demands throughout the process, and surprises at closing that were never mentioned prior. It has always felt as though the intent was to wear me down so that I was willing to agree to just about anything so the process would finally be over. I've even had to walk out of a closing once because of charges never disclosed before. Naturally, I was a bit skeptical of a company willing to make me an offer "as is" with none of the trouble of dressing up the property for curb appeal and showing the house to one person after another. Needless to say, my guard was up. The only reason I contacted OpenDoor to begin with was because a trusted friend recommended them.
I was first surprised at how high the initial offer was for our house sight unseen. My assumption was that this would be just to trap me into the process and the offer would be whittled down to something much lower before everything was complete. Then a video walkthrough was performed and a visual inspection of the outside of the house a day or so later. To my surprise, the final offer was even higher than the initial one. Still, I was concerned because there was a disclaimer that there may be "unforeseen costs". I questioned my representative just what type of costs these could be. He assured me that, so long as there were no utilities or taxes in arrears, no problems with the title, and no undisclosed liens on the property, the offer should be pretty spot on.
We went to the closing, still not convinced that we were not going to be taken advantage of after the trouble and expense of vacating the house, and to our delight, the only deduction from the final offer was a prorated amount for the property tax that would be due later in the year (our county collects property tax a year in arrears), something we fully expected and had been told about.
Everything went exactly as they said it would, and when they said it would. The entire process took less than a month (and could have been as little as two weeks, but we wanted more time to vacate.) The cash for our house was wired to our bank account the following day. We couldn't be happier with OpenDoor and the people who represent them.
If you are planning to sell your home, contact OpenDoor. Try someone else first if you like, but do NOT commit to anything without giving OpenDoor an opportunity. Maybe we would have received a little more for our house if we had spruced it up, put it on the market and endured the same trials we always have. Or maybe not. What I am certain of, if we HAD taken the traditional route, we would have earned every penny of it several times over. This sale was the most stress-free and simple real estate transaction we have ever experienced.
