I decided to sell my house to Opendoor because I had a short timeframe and saw their numerous advertisements. The process started off great. A representative called me and asked several questions about the property and did a video walk thru. She also scheduled an in-person inspection. They gave me a range of what they expected to offer. There was a $40,000 difference between the bottom and top of the range. A representative came to the house, and took numerous pictures. A few days later, they gave me a final offer which was $300 above the bottom of the range, and WELL below market value. Then they estimated roughly $14,000 for repairs and 5% commission which would be taken off the final price. The offer was low, but, because of my timeframe, I decided to accept the offer and signed their contract. I went with the title company they suggested (Fidelity Residential Solutions). I provided all the paperwork they requested immediately anytime I was asked and we set a closing date which I could change at any time. A few weeks later, I contacted my representative to inquire about changing the closing date by a few days because my apartment would not be ready until the day we were scheduled to close. I received no response. Just about two weeks before the scheduled closing. Opendoor left me a voicemail saying they cancelled the contract because they have concerns about being able to resell the house. The contract included a 10 day due diligence period but Opendoor cancelled more than 10 days after the contract was signed. They breached the contract. I informed them of this and told them to send me the escrow deposit. It has been over two weeks and they will not respond to any contact I make with them. I will be taking them to court for breach of contract. I would never do business with them. Looking at their reviews, it is clear that I am not the only one who has had significant problems with them. Within minutes of posting reviews on other sites, Opendoor's Dispute Resolution department sent me an email. The representative eventually told me that the attorney will contact me and they will send me the deposit. I have been told three times in three weeks that the attorney will contact me, but they haven't. It had also been over two weeks since the representative said they will send me a check and nothing!
