Initially, the process was started by them giving a $291k - $330k estimate for the house, which was in line with what my realtor suggested to start the house at. After taking a lot of my time to go through their process, and the "opendoor expert" coming to view the home. (He literally just walked through the house and took a few pictures, took about 5 minutes), the final offer was $271k, which is equivalent to what I paid several years ago despite making improvements, but with a claimed $47k (nearly 20% of the sale!) worth of needed repairs. Upon questioning, they don't say what is supposed to need the repairs. I hired a professional inspector to come through the week before to get an idea, and they said to expect about three to five thousand dollars in repairs before putting it on the market, which is nowhere near Opendoor's claim of $47k worth of repairs. It appears that they prey on those that need the convenience of a quick sell, or a flexible closing date, as opposed to giving a fair and decent price.
