I booked a gas fitter to do a landlords certificate. He was supposed to phone when he was on his way. I received an irate call from the tenant to say he had arrived 30 minutes early and no phone call. On arriving he told me he couldn't remove the boiler cover so was unable to test it. He then said that the 2 gas fires wouldn't pass as there was white marks on the coals also the gas hob was condemned for being too close to the cupboards. I told him it was pointless him going any further so he produced a bill for £144.00 for doing nothing. 3 days later a guy from York Heating and Plumbing came to service the boiler and removed the cover with no problem. I explained what had happened and he carried out a Landlords certificate check for me with no problems. When I phoned to complain i was told I had to pay the call out fee.
