There was no towels, no toilet roll, no soap and worst of all there was no bed sheets for Any of the beds. We got charged for dropping our bags in the day time. We had to ring the emergency number but they couldn’t do anything until the next day. The communication has been terrible. Me, my wife and 4 kids had to sleep on the stained mattress’s

We recently stayed at this property. When arriving at the property and trying to locate the lockbox for our key card was a nightmare as it’s 250 feet from the property on the opposite side of a busy main road to where you are suggested to park and the property itself. I contacted the company as we were unable to locate the locked box initially and the person I spoke to wasn’t overly helpful as to where to locate it we had received the picture from them of where to locate but until we had walked around the identified hotel railings for twenty minutes in the rain eventually located it at the crossed roads which could have been in the information as would have made it easier to locate rather than being told by the advisor it’s at the entrance to the hotel which is isn’t it’s at the entrance to the car park off a different road and a lot further down the road than the hotel entrance. Once we entered the property it wasn’t very clean, we found a half eaten cake in the drawer of the main bedroom, sweets under the coffee table and in the second bedroom the light shade over the bed is broken and being glass had sharp edges which my 6foot son nearly hit his head on. The sofa bed is intact a leather sofa which is extremely uncomfortable and is like sleeping on a board. It’s a real shame we had all these issues as the apartment is stunning with stunning views over the river and is so well equipped makes staying very convenient as you literally have everything you need included small complementary essentials like coffee, tea, sugar, milk and water so you don’t have to find a shop as soon as you arrive to make a drink. The welcome basket and card is a lovely touch too.

I've tried to resolve this without leaving a bad review, to give Host & stay a chance but once again they have simply ignored me, which follows the pattern I experienced from them thus far..... Host & Stay's incompetence whilst dealing with an inaccurate listing on Air BnB was honestly laughable. With the exception of Isaac, who was communicative and helpful, i spoke to two other reps who ignored me and could not communicate properly. This made the stay difficult and not what I paid for. I'll leave the details below. The listing was inaccurate. It stated 4 bedrooms with 4 beds. When we got there there were 3 bedrooms with 3 beds and 1 empty bedroom. One of my party slept in the living room on the sofa (we later worked out it could be folded flat) without proper bed linens. This also meant there was one less room available to use during the stay. I specifically rejected others like this as I knew not everyone in the party could share beds, so needed 4 bedrooms minimum and did not want anyone on a sofa or sofa bed. We also wanted two reception rooms to use throughout the stay. It then took 24 hours to come to any kind of solution. I should also mention that the loft room had no kind of blind or curtains and so was not easy to sleep in. Isaac at Host and stay was very helpful, however the other two ladies (Grace?) struggled to communicate with me, did not call back when they said they would and did not sort out the problem. Grace who answered my initial call said she would call back in ten mins but 40 mins later i had to call back. I then spoke to Isaac who offered several decent options as it was late and he said he could not get hold of the landlord. We agreed a temporary solution and that the landlord would hopefully be in contact the next day. I received a call the next day just before midday from another lady whose name i did not get who asked if the landlord could have access. Assuming this was to get a bed in I gladly agreed. As the conversation progressed however it became clear than neither she nor the landlord were aware of the problem from yesterday. Despite my repeated requests that she speak to her colleagues or check the notes she didnt seem to understand and instead persisted that the landlord was selling the property and had prebooked a viewing. I had no communication of the sort and did not think it was appropriate to do this given the circumstances. I refused permission and asked her to find out what was happening about the missing bed. At the very least i asked for bed linens if no bed was to be found so at least my friend could have pillows and a duvet cover. She called me back ten mins later to ask again if the landlord could go in but despite best efforts we struggled to communicate - i guessed the landlord was also surprised to find out something was wrong but I really couldnt be sure. I could not get any clear answer so i refused permission again and asked for a call back when the bed was sorted. As we spoke I asked questions and asked clearly, many times for clarification but mostly did not answer, just stayed silent even when it was a 'yes' or 'no' situation. By 4.30 I'd heard nothing so I called again and spoke with Isaac. He was unaware of the interaction I had had with his colleague that day. After finding some info he called me back shortly after to advise that the colleague i had spoken to had managed to get some linens dropped off but that was all (these incidentally, did not include a duvet or duvet cover, just flat sheets and pillows...) He also advised that the landlord was offering to purchase and bring a bed to the property but we agreed that by that point the bother of having to organise and assemble that seemed pointless. I advised that aside from the listing varying substantially from what was there, having to deal with them for 24 hours had also ruined my stay and that I would be seeking money back from the stay. I was told I could review this at the end of the stay but no one got intouch except for several generic emails chasing reviews. I submitted a complaint via air bnb but they ignored that.

I would avoid this host, the apartment is great but having to deal with Hotel & Stay was difficult, stressful & not the start I was hoping to my holiday. Just bare in mind if you do book they'll demand that you pay a £250 deposit. -the apartment itself is lovely & extremely central, 30 second walk from John Lewis -it was not the cleanest, I would take slippers because our socks were filthy - I will not be booking with Host & Stay again, they made the process so unnecessarily stressful & were not at all kind. They demand a £250 deposit to realise check in details, air b&b advises against this. Despite having agreed with the host that I would not be giving them any money outside of the app. they left me waiting 45 minutes stood outside the apparent waiting for a manger to call me, who never did. -if they had asked sooner (not in the week leading up to the reservation) for the additional funds I would have cancelled, but it's designed so that you do not have this opportunity. -communication is pretty rubbish, they just send automated messages -the apartment isn't isn't nice enough to warrant dealing with the host

It cost £283.40 for 2 days with the £25 insurance after booking with you a no refund payment.Nice little cottage but not cleaned well,dirty throw blankets,Henry hoover in full view and decorating half way through not felt like a loved cottage smelt of dogs very dusty,shower tiles mouldy.Very dissatisfied as paid alot of money for 2 days and wasn't what I expected.T.v was a nightmare too with 2 boxes hard to get chanel signal bad. Good location is only positive I can say would not book again

Stayed at the Puffins Nest for 2 nights with Family. Parking was tight with a large Jeep and difficult to navigate around a blind corner onto gravel. There was no garden to enjoy as described in the description. Entry was easy up the metal stairs. Apartment was very spacious with a good size kitchen which had all the equipment we required for our stay. Only issue I would say is the hot water is extremely hot and could cause burns if not careful, the crockery needs to be updated as a lot of this was chipped. And the kitchen could do with a deep clean as there were areas that I felt was overlooked. Living room was very large, however there is a lack of comfy chairs / sofas, only 1 small 3 seater and a small arm chair, this would not be satisfactory for 6 people .. the table was beautiful but this was imposing in the room and felt it unnecessary and could be replaced with chairs or sofas to heighten comfort of stay. TV was limiting with just free view to watch and could not mirror from iPad as it’s not a smart TV..Netflix would have been good. Main master bedroom was large and spacious Other bedrooms, both rooms did not have blinds fitted, these were broken and could not be rehung. Despite previous reviews mentioning the broken blinds and emailing before I left with my concerns regarding the missing broken items these still had not been fixed which was very disappointing, hence the 3 star review given so had to hang a throw up at window. One of the beds would not accommodate 2 grown adults as this seemed to be a very large single, the other bed was a small double. Bathroom did not have a mirror nor did it have a blind fitted either. Plug in bath did not work so couldn’t have a bath. Only 1 toilet roll for 4 adults was supplied so had to purchase our own. I will say however Charlie was very responsive in his replies when I messaged him and he assured me that all these items had been addressed and the broken items repaired or replaced none of these things had happened, this had a massive impact on my decision not to cancel the property before hand as we were assured that all was in working order. Had we known this wasn’t done I would most definitely have cancelled. when messaging him at he property he said we could have had maintenance out to repair these, not sure if this would have happened during our stay tho. Overall we had a good stay and the views were outstanding we saw dolphins could view the castle too.

We have recently returned from a five night stay at Emerald House in Saltburn and our group of 6 (4 adults & 2 children) have some very mixed feedback on the property. The agents: Very unimpressed with Host & Stay who seem only interested in maximising profit from guests. Before our trip we were offered the choice of paying a non refundable fee of £25 to cover accidental damage or pay a deposit which is returnable up to 10 days after your stay minus a £10 admin fee. So either way they extort a bit more money from guests. Having stayed in several airbnb properties I haven’t come across this before. We opted for the £25 fee and immediately had a very abrupt mail from Host & Stay informing us that if we had any breakages we had to inform them immediately or were fully liable for the cost of the damage! Incidentally we had no breakages. On booking we were told that the house didn’t have WiFi so we hired a mobile router (not cheap or easy to arrange) - but then after checking in we noticed that the house does have WiFi and for seem reason they choose not to make it available to guests! Again, unlike everywhere else we’ve stayed there was no welcome pack at all - not even a pint of milk. For a minimal outlay hosts can provide something that guests really appreciate. And for six people staying five nights we were left with two dishwasher tablets. The property: Location - excellent - ideally situated between the town centre and clifftop to the beach. Ground floor - lovely lounge with comfortable sofas and a fabulous TV; very nice dining room, perfect for large groups; but the kitchen is a disappointment - dimly lit and with hardly anywhere for guests to store their groceries (we ended up leaving most of ours on the dining table). The shelves are full of cookery books and large utensils such as a KitchenAid; the work surfaces are just as cluttered- for example a large coffee machine takes up a big area - and the limited cupboard space and dresser are all full. First floor - two very nice double bedrooms and a decent family bathroom. Top floor - massive bedroom with copper bath and en-suite - looks great in the photos but is woefully inadequate - hardly any storage - our clothes were piled on a couple of chairs or on the floor. And the bathroom is about the size you’d expect in a small caravan - miniscule with a tiny basin and NO HOT WATER! Completely unsuitable for 2 adults. We always book high end properties and therefore able to leave a positive review but I’m afraid Emerald House is a mid range property charging high end prices.

The lodge was thick of dust&cobwebs. Outside seating area looked lovely on the website...total weeded unkempt mess upon arrival, seats that housed lots of spiders judging from more cobwebs. Windows filthy with weeds growing up them & shower cubicle grout, sealant & shower hose black with mould. 2 cups dirty. Host&Stay did offer to come&reclean the lodge but as we were only there for 2 nights we didn't want the disruption.

Lovely house with great amenities, located in a beautiful village. Unfortunately the experience was somewhat let down by wifi going down on the second night and it was not sorted before we departed after a week stay. It was 4g wifi that ran out of credit which it seemed like we were expected to pay to top up. Contact made with host and stay 3x who have called back once but sorted nothing out. Very disappointed by the lack of contact and lack of resolution. Wifi is not everything but when there's no live tv and everything on there needs wifi and there's a restless toddler, it is difficult to keep her occupied after a day of hiking or when it's raining outside.

When we reached there, we had to wait for a while and as the second door wasn’t working so my brother in law had to go through the window to open the door which causes a security issue as anyone could’ve came in that would’ve been unsafe for the kids present there. The Wi-Fi wasn’t working the whole time even though the team member claimed there was a box to connect, there wasn’t and the Wi-Fi sign they had didn’t even show. And communication was poor throughout the trip as there were delays of him responding and when he did or someone else did, they weren’t much help. Especially with young kids present on the trip, there were more issues such as the two showers upstairs didn’t work so everyone had to use one bathroom which was a inconvenience as with 12 of us, this took a lot of time. Despite informing Charlie and his team, they didn’t provide much help. The parking was an issue as well as there was hardly any space to park and we had to park in a tight space near the house.

Whitby is a lovely friendly place, our accommodation was very central for all our needs, however inside the property would benefit with a fresh coat of paint all over. As for cleanliness there was no products to clean bathroom and kitchen. The in house Alexa did not work. Unfortunately a dust and hoover was not applied before arrival and would have improved our stay.Small requirements was missing eg, salt and pepper sugar was low. Hope you can find this comments useful for future stays.

2 main things that disappointed us 1. The 4th bedroom was within the lounge on a upper floor which was not stated in the details and was not private at all 2. The lack of a shower in the shared bathroom for 3, which could easily have been installed during the renovation, or even now, or one put in over the bath. 4 adult men having to use the only shower in the main bedroom en-suite which is unacceptable Sorry

Atlanta cottage should be a wonderful place to stay with large rooms and a secure garden in a great position. It was close to a lovely pub which served fabulous food with friendly staff However it was very dirty with mould growing on the kitchen wall and bathroom fittings . The cooker was unhygienic and set the smoke alarm off it was also very rusty and the crockery was dirty. some of the dining room chairs were broken and not safe. The who.e property needed a good clean and grubby fittings replacing

The accomodation was nice but no back garden but Was told several times that parking was available to be then told of the day moving in that there was no parking only for residents Paid for accomodation then asked to pay insurance Took 4 days after receptively chasing up to confirm available to extend Once extended sent all the standard emails again Gas bills sent through every few days

The house is big, well equipped and in a great spot, plus there is parking. However we were very disappointed that the house absolutely STINKS of dogs. We had to go out and buy air freshener, the stench was really overwhelming and disgusting. Also, it wasn’t the cleanest, there was dog hair everywhere as well as long hairs in the bathrooms. Finally the beds are really uncomfortable, they need upgrading with better mattresses. I could put up with the beds and human hairs, but the dog smell was foul.

I booked what was termed a luxury property in Saltburn. Whilst the property was nice inside and fairly clean the kitchen severely let it down. I had booked a 9 person property and there were two small battered scratched frying pans that frankly I would not have used even if they were big enough for 9 people which they were not. There was still burnt food left on them too. There was also three small /medium saucepans - again which were in terrible condition and would not have held sufficient food for 9 people. Whilst there was sufficient glassware there was only 6 mugs!!. I rang Host and stay and was told that someone would email me. I heard nothing so emailed the next day. I was told that 'it seems that the mugs have been taken' and 'after checking with the owner adequate frying pans are not something that can be provided as there are no spare !! In my mind, the house was therefore not fit for purpose and should not have been advertised as a luxury 9 bed house. We could not all have a cup of tea together!! Seems very tight to me that you could not have just spent £30 to fully equip the house properly. There were also lots of rubbish left out from previous tenant. I would not use host and stay again due to this experience. After mentioning these issues and advising by email that this response was unacceptable - I still received standard emails which said 'if there was anything they could do - just let them know'

The property wasn’t clean and we’re still waiting for a response from Host &Stay. In summary, on arrival the dishwasher was half full of water, sink bowl was dirty with coffee grains, lower shower drain was blocked with hair, dirty hand towel. Garage door didn’t close which made the property unsecured, this was fixed but only after our firs night in the property. Food mats not clean, shelves in fridge hadn’t been cleaned.
