“If I could give them no stars, I would. I almost lost my deal with the seller because they missed closing twice. My rate went 4 times as well, on the 3rd time I was give loan agreement with the terms on the 15th, which I signed that same dates and returned to LO. The loan agreement had a date to close on the 18 literally 3 days later. Guess what they didn’t send documents to closing. But the following day I was told that since my 3 day rate lock had expired that my interest rate was going up again. At that point I felt like my back was being placed against the wall and that I would accept the new rate out of desperation to close. Nope I walked away. I wasted my time and money. I ended up buying the house outright. A day later at my private closing title company asked who lender was because they were not going to recommend them to any other investors or private clients. Process started in Jan and it was problem after another. I will never consider them again. Waste of time and money.”

“All these 5 star reviews are face this company is the worst.We are group of customers planing to make serious complains about this company. Save your self and go somewhere else. Robert Shimian is the one changing the rates and puts you in the worst situation possible. This is an honest review just go somewhere else.”

Hi Omid. Congratulations on LoanGuys.com funding your loan! We have a company policy of charging 1.5% fees on all our loans. Unfortunately we do not offer free loans. If you wish to get your deal funded without any fees then you should try another lender. Happy Profits!

“I have never gone out of my way to right a review for a company but I really owe it to loan guys! I have had multiple successful experiences with loan guys and have felt nothing but professionalism and genuine desire to close quickly and efficiently. I dealt with very little time stalls that were well within reason since their team was very communicative about it all and reassured me about any questions or worries I dealt with throughout the whole process. Loan guys made their best efforts to provide an affordable and manageable service for me and I would without a doubt work with them again.”

“Incompetent people nothing but lies. I lost my earnest money and my appraisal because they could not close my loan in time. Kept getting excuse after excuse no real answers blaming it on Covid. I pushed back closing date three weeks and they still cannot get it done. Do not get scammed by them use someone else”

“FRAUD!!!! Run as fast as you can away from this company. Started a process to refinance properties with them back in December. Here it is, March and they are just now telling that my deal didn't clear underwriting because of a credit score. This is after they let me pay over $2000 in appraisal fees and added themselves to my insurance policy. EDAN ECKSTEIN, basically lied to me for 3 whole months. The only truthful answer was from Heather, and even though she was rude, she told me "we are so backed up, your deal is at the bottom of the pile, and if I keep asking them about it, they will push it even further to the bottom." Is that something you tell a customer trying to refinance a free and clear house with you??? No Good!!!!!!”

“They’ve had my appraisal and all required documentation since 12/13. It’s now March 1 and we are closer to closing than when I started. This is a simple cash out refi. Do not use!”

“The process was long but they got this one done. I weny to many different lenders in the past 6 nonths tryinh to refinance my property. Due to my low credit and hits that showed up on my credit report thar made my process longer. But Benjamin pulled through and stuck it out with me. I appreciate the hard work and cant wait to come back to buy my next investment property”
