I have to admit that I was nervous during the entire process because it was so easy. It only took a zoom call and a few pictures of our exterior to get an offer. The offer was exactly what we wanted, we didn't have to finish our repairs and we got a quick close. We also changed our closing date without issue. The OpenDoor staff and the title company kept us informed of everything. I never had to question them. We received our wire transfer the day of the close. We also noticed that the wire transfer for our mortgage was completed within 2 days of our close. I would most definitely recommend.

We had an excellent experience with Open Door. The staff was very professional, knowledgeable, extremely patient with us and immediately answered all of our questions. They were also very affable and very cordial to us. We are very pleased that Opendoor purchased our home from us. Otherwise, it could have been very nerve-wracking for senior citizens.

I was a bit skeptical when we started the journey of selling out home and Opendoor made it incredibly easy. From the quick, easy estimate process to uploading photos and having a simple and easy exterior inspection. I was kept in the know the entire way. Closing came and went without incident and funds were disbursed within 48 hours. I hate to say I was surprised about how painless the whole process way. I’d do it all over in a heartbeat!

Hoping to sell my house without the headache of listing with an agent and having showings, I submitted a request for an Opendoor offer. I had a good, rough sense of what my house might be worth, because I've spoken with three Realtors, each of whom gave me a range of possible list prices. I have been paying close attention to comparable home sales in my area, but exact comps have been few and far between so far. Per the Realtors I spoke with, my house should sell for around $785K to $810K. Admittedly, this is higher than my current Zestimate ($756K, though, again, I don't have a lot of comps at present, and my house has some upgrades), so I would likely list for $785K-$790K. Opendoor's initial offer: $623K. Yup, that's $133K less than my Zestimate, and far less than any list price any Realtor has quoted me. I mentioned the offer to my neighbor who then submitted his own request for an Opendoor offer (just to see). His house is slightly smaller than mine (about 300 or 400 feet smaller), but has the same size lot, and a slightly worse view (he has a telephone pole right behind his house, I do not). Our homes are exactly the same age, and both have a 3-car garage. So, as far as Opendoor is concerned, our homes are more-or-less comparable. His initial offer: $731,500 (which is about the same as his Zestimate)! After this, I spoke to the person assigned to my offer, who looked at comparable sales in my area and market trends, and agreed that my offer was way too low. I told her about my neighbor's offer, too, and she also agreed that the discrepancy between his offer and mine was really strange, and indicative of a glitch with the algorithm. Still, all she could advise me to do was to film my house and move the process forward, in the hope that my offer price would be increased substantially. When I asked her if she knew of any offer prices that had been raised more than $130K, she said she hadn't, but still urged me to submit more material, presumably because she didn't know what else to say. Given the glitch, and the seeming unlikelihood that my offer would be increased to a level I would even begin to consider accepting, I opted to (attempt to) contact someone in corporate instead. Eventually, I was able to do so, and was told by a member of the administrative staff that, yes, it sounded like there was something wrong with my offer, and that someone from the corporate office would call me today at 11:00 AM my time. That person never called. I called the corporate office again, spoke to another receptionist, and was told to wait (as if I don't have a full-time job to do myself) for the Opendoor rep to call me. I was also warned that he/she might need to reschedule... Two hours later, and no one has called or made effort to reschedule yet. Interestingly, I've since spoken to a few other people across the country who have conveyed similar stories about Opendoor spitting out laughably low offers, as well as inconsistencies in offers made to one homeowner versus his/her neighbor(s). So I'm experience isn't a one-off. Overall, I would rate my experience with Opendoor very low. Between receiving an extremely low offer on my house, learning that my next-door neighbor received an offer ~$110K higher for no obvious reason, and being stood-up by someone from Opendoor's corporate office when trying to investigate (and correct) the issue, I'd say Opendoor leaves a LOT to be desired. Unreliable service, inconsistent offer prices, and impossible to get in touch with anyone who might actually be able to address an issue: not a recipe for customer/client satisfaction. Looks like I'll be listing my house instead...

Purchased my first home from Opendoor and it was a rocky start after moving in. An essential function of the home was not in working order. Opendoor listened to my concerns and fixed the problem. They went above and beyond by fixing a problem, after closing on the house, they were in no way obligated to make this repair but chose to. Their team truly cared about our experience and making it a good one. Thank you Opendoor, we love our home!

We are in the process of selling our home and thought we'd check out Opendoor to see what it's all about. So far customer service has been totally fine, we routinely receive answers to text messages and our assigned rep was promptly on our video Zoom walk-through call. I have no complaints about that at all. However, I am starting to feel very wary of this company and my experience is lining right up with other sellers' reviews. Our initial offer seemed super fair (and the initial offer came with a list of comps included stating how they came up with the offer; i.e. if the other home was larger, had a larger yard, no pool, etc.) and during the walk through, the rep suggested the offer would likely increase based on what we've done to the home, condition, etc. Yea, right?? Yeah, not so fast...I have been doing my due diligence researching everything I can find out about this company and some of the things I've learned scared me off a bit. I sent a text asking the rep if the final offer we're supposed to receive on Friday (after their scheduled outside walk around for Wednesday) will have ALL closing costs listed, ALL repair costs listed, and ALL service fees listed. I was up front and disclosed I had read there are some backdoor cost/fees reportedly being slid in and sellers end up getting a lot less than what they were originally told. Her response was that all of that would be listed but there would not be an itemized list of repairs (we have recently completed more than $60k of upgrades in the home) but that she would get one for us. She then included that, "Hey, by the way, your offer seems to be lower than what was originally sent because the comps they've pulled in your area are lower than anticipated." Really? Why all of a sudden are these comps lower on Sunday and Monday than what they were on Saturday? I told her we would likely just go with a realtor to list our home because I wasn't liking the sound of this and that we're not "Motivated" sellers. Her response was that "Opendoor is just one option and it's not an option for everyone." We will wait and see if the outside walk-around guy shows up on Wednesday and if we actually get a final offer. Betting we get ghosted which is fine because that will definitely be confirmation that they are not a company with which we want to get involved. (Oh yes, my husband is a real estate attorney...and a judge!!)

I have been very reluctant to go the non-traditional route when it comes to selling my house. But after speaking with Eric Ovalle who was doing an assessment on my neighbors house last week I feel way more comfortable and confident in going through OpenDoor to sell my house. He was very knowledgeable and friendly. Answered all of my questions and concerns and put my mind at ease. I will definitely be calling Opendoor to get the ball rolling.

The process really is as easy as advertised! This is a really good option for folks that don’t have the time for showings, making repairs and upgrades, and all the hassle of selling the traditional way.

Amazing. I still cannot believe the process was so simple. OpenDoor bought my townhome after only a quick phone call and a video tour using my cellphone camera. The offer was amazing. I was expecting less considering the convenience, but it was actually for more than the neighbors had just sold for the traditional way. My favorite part was NO Open Houses, No showings, No straightening up and leaving for the day as strangers come in to look things over. AND, the best part was not having to worry amount the timing on a contingent deal. Being able to stay in your house for a week after closing was priceless! Thank You, OpenDoor, for making the process of real estate transactions and the loans the go along with it so much less stressful!
