“Such a disappointment! I had no idea of their fees and what they would charge for repairs! Absolutely, a hoax! I have met with realtors and other cash offer companies. I was initially impressed with the ease of getting an offer.....a virtual walk through and an outside assessment. Then the REAL offer came in. I work in home services, and I'm very well-versed in home repairs and updates. I will NEVER recommend this company!”

“This company is the absolute WORST. After lowering their contracted offer by $70,000 one week before the close date (which was rejected), they then failed to cancel the transfer orders … resulting in our electricity, internet, water, and gas ALL being cut off over the course of the next 2 months … a total lack of integrity and competence … would highly recommend AGAINST ever using this company!!”

“Part of reason they low balled me was they said I need a new roof. It is relatively new and looks new. Waste of time. I would not recommend them.”

“Today in Duarte CA, I try to view a home with the open-door app and the house did not have a key pad lock or a lock box. I called opendoor and they did not know if the house had a lock box. They gave me the number of the listing agent and they did not answer the phone. They have no idea how to sell a home in California. I am surprise they are still in business. This was the second home I try to see through open-door and couldn't get in.”

“I'm not happy with OpenDoor. I had already decided to go with them and understood they'd come in a bit lower and that I had to pay commission but it was worth it to me, especially that everyone had an amazingly easy time. The process went smooth until the walkthrough where we didn't even get the video portion because I was told the highest I'd get for the home was somewhere in the range and nothing more. This caught me off guard. Nothing else including all my upgrades, my oversized lot, pool, spa, desirable zip with only 3 comps on the market etc. None of it even came into consideration. Once I was told this and having the high come in at 2019 prices for a 20 year old home (I did the comps) I didn't bother with the walkthrough. EXTREMELY DISAPPOINTED. Using their range it's almost 110k off the most recent comps. INSANE.”

“I bought a house in San tan valley Arizona from Open door they tried to put a Band-Aid on on it when we found out about the black mold black mold in the kitchen they extended the f****** I'm closing for a freaking extra month I wouldn't buy anything from open door until you have a thoroughly checked out they tried to band a s*** in the kitchen I mean f*** once I got the house and put my love on it it's nice but before you deal with Open door you make sure you got a thorough inspection and make sure your loan officer and your realtor all over them because they tried something and it backfired I would have never bought the f****** house I could have bought a house in my neighborhood where I live but I didn't feel like paying an extra six $700 a month Open door stay away from they're they're garbage they just buy houses they say it was 1,500 ft it wasn't it was 1150 which is fine with me but the way they handle things I wasn't too happy with them over I had too much time invested in it or I would have walked away and that's just how I feel they don't do s*** they just buy it they don't measure it they don't do nothing they just go by the records recorded”

“Recently bought open door house. They took their lock and stuck what ever lock they had on the door.I was told to get my own lock to match or cover the door paint on a $424000 house.”

“Stay away from Open Door, They will Screw you in a Second, They Suck and care about Open Door only. It was such a Done Deal the Lock Box was sent to me and they said No since the market crashed, Do not trust anyone there, Especially Julio Fernandez, He does not know what he is doing, He cost me $25k Dollars, Stay away from Open Door”

“Their offer was insulting. My house has no issues yet they offered me $183k after fees and repairs. Oh I forgot to mention... My house would appraise for over $300k. If you can sell the traditional way or list on Zillow. Don't sell yourself short.”

“There is NO WAY possible Opendoor can have this good of a rating (4.5 out of 5.0) when they just "settled" a case with the FTC for $62million ! Defrauding people appears to be standard practice for this company. 86% of reviewers recommended Opendoor?!? No. Way.”

“These offers are borderline theft. Nothing more than advertising flippers with outrageous fees. We had an open offer from a realtor for 275k in our hands at closing. But thought we would try open-door and boy what a waste of time. there offer 185.300 LoL The realtor that is now buying the house had it inspected with minor repairs needed vs open doors 33k in repairs lol. DONT WAIST YOUR TIME.”

“I am a Realtor and this is one of many Opendoor listings I have had experience with. First of all, for a licensed, experience real estate agent to show, we have to do more work than with other listings. We cannot schedule online. We have to text or call and provide five pieces of information about our brokerage. Offers are not present and reviewed quickly, many times not within 24 hours. It is difficult to find obtain answers to questions and the majority of times, there is not anything known of the property. Today I am trying to show a property built in 1956, and all questions on the seller's disclosure are market as "no". I don't know any home that old that has not had settling, drainage problems, wood rot, etc. The company should indicate that they have never occupied the property and do not have knowledge. It is misleading to a buyer to indicate the home does not have any issues. Not to mention the commission offered is only 2.5%. This is sad, considering all the extra work the buyer's agent has to do.”

“I must admit I really wasn't that keen to show my house even in a video without cleaning it up and making it presentable. I actually felt pressured into doing the video and was told several times I didnt need to clean it up and make it presentable, so the time came for the video and I was directed what to do Opendoor got the video and told me someone would be coming to view the outside of the house. No-one showed on the day I was given and no-one ever came I got a email telling me because they could not get suitable comps, they could not make an offer on my house, personally I believe they were turned of my house because of the huge mess it was in I had been clearing out closets to donate the clothes in them plus the house needs painting pretty well all the inside which I pointed out before the video was done but they said they didn't care about any of that. The fact they didn't even bother making me an offer told me they wanted houses in perfect condition and everything they said about not cleaning etc., was just a line.”

“Price offered was $224,546 below our appraisal- you are given no number etc to negotiate. They don’t ask for pictures, etc. I could have the best house on the block, or the worst & id get the same offer. No thanks. Mines towards the best. I should get way more than the folks down the street.”

“I truly don’t know how fair they are with the seller, but as a buyer haven sent two offers to two homes they have listed, and for months already, they came back with a plain Not accepted!!! Not even professionally say we don’t accept your offer, this is the lowest that we can go down, or can we discuss a different option, they don’t negotiate, they are greedy second time they were only willing to go down $1000 !!!!🤨🤣🤣🤣🤣🤣🤣🤣🤣🤣”
