I initiated contact with Opendoor in early January (around the 9th). They sent someone to confirm the square footage the next day so they could provide the quote. On Jan 17, I asked for an update on my offer. On Jan 24, I asked for another update on my offer. On Jan 25, Ashley sent me a small screen shot with very little details about my offer. I also asked that she not use my Gmail account and instead use my work email. No response. Feb 21, I get the official finalized offer. It took 6 weeks and multiple requests. I also know that MY offer was sent to OnePath realty. WHY DIDN'T YOU SEND MY OFFER TO ME? After reviewing the official offer, WHICH TOOK 6 WEEKS, they're deducting $7225 for "repair costs" but don't explain how these funds will be used. My house is immaculate and well-kept. There is nothing to repair so what is this deduction for? Opendoor is a joke. I honestly have no idea how they are in business.

I have just figured out how opendoor works. I used them in the past and was pleased with them. They gave me a good offer but then I realized that they were chipping away at the offer with work that had to be done and I had to use their contractors so they just deducted that from the offer amount. It would have cost me much less if I had done the work on my own or hired other to do it, but I was in a crunch and had to go with them. I decided to use them again since I was receiving numerous advertisement in the mail from them. I figured that since my house was only five years old and had need for very little work to improve it, they gave me a fair offer so I was going to pursue it. I scheduled the video conference with them, but I then uploaded videos of my house. It was ten minutes before I was to have the video conference with them that they called me and told me they no longer buy homes in Gated Communities that don't have a guard. My guess is that when they saw the video of my house they realized they would not make all the extra money from the purchase because there was very little work that they would have to do in the house and would not make as much money. I could be wrong but that's my guess. They knew from the very beginning that I lived in a Gated Community. Be cautious when dealing with them.

Open door will lowball you up to 30% below market value. Dont use this service unless you are desperate to sell. We were lowballed over $100k below asking price and comps. Of course we did not sell and decided to stay in our home. If you decline their offer, they will sell your data to investors and you will we greeted by thousands (not kidding, thousands) of phone calls from investors hoping to rip you off. STAY AWAY UNLESS DESPERATE AND YOU DONT CARE ABOUT YOUR EQUITY

Uploaded information about my house that I am planning to sell. The house is located in the Richmond area. They sent the initial offer and set up a video meeting. Received text messages and advertising emails prior the video meeting. Gabby came on the meeting and informed me that they are currently not purchasing homes in the Richmond area. I have no issue that they do not want to purchase the home, but they should not of brought me through the process, if they are not looking to purchase homes in the Richmond area. We both could have saved time. Update: called customer service and they said they ARE making offers in the area. Open door is looking into the issue?

Open door back out couple of days before closing not wanting to submit a back ground check by my HOA put in the notice seller cancelled - I through my belongings out told I had one day after closing to get out they should have had to pay being they didn't follow through home is in great condition passed inspection took advantage my lack of education

TRASH! Not worth the 1 star need for the review. We had an appointment for Open Door to view the property in hopes of them increasing their initial low-ball offer. I sat in the car waiting for almost an hour just to receive an email that the appointment was canceled. The whole while, I was texting the phone # Open Door was communicating with me on AND was referred to. I texted and left messages because no one was answering the #. Nor were they responding to texts. I then get a voicemail from a # my carrier thought was spam saying he knocked at the door. He must've been at the wrong house. Open Door is not worth the headache with their low-ball offers & poor communication. And they want you to put aside a 4 hour window then lack proper follow through.

I am buying a new home with Lennar and was referred to Open Door. Since then, my Lennar agent will not refer his customers to Open Door, and this has nothing to do with me. I was offered 630K for my home. I had an appraisal, and it was a little low but acceptable. The home that we wanted in a corner lot took almost two years to become available. Open door let us know that they could only hold our offer for 9 months. When we had a closing date for our home, we listed our home for a short time with a real estate agent to see if we could sell it at 620K. Things were a little slow, so we went back to Open Door for another offer. They came out and offered us 530K for our home. When I asked for the reason, they said the market had changed. I am a home inspector, and it is true that it has slowed down a little but not that much. When I called to ask I had to make over seven phone calls to get an agent who would talk with me. They refused to review the offer to see if it made sense. I will never work with this company again.

I saw and fell in love with a home and it was being sold through Opendoor. After the home inspection we raised a few concerns and the agent acting on behalf of Opendoor said their contractors who did the quick fix up said it was an easy “fix” and it would just cost $35 for the fireplace and a little bit of caulking for the kitchen sink that wasn’t put in correctly. They swore it was no more than an easy fix. Opendoor wanted a fast closing and we made it happen. After going in to clean the house we found out that the kitchen sink wasn’t even put in properly and after using it a couple of times the whole sink started to sink down - the contractors that were used didn’t use the correct caulking, used cardboard pieces and didn’t set the sink so the whole kitchen counter has to be taken apart to fix the sink area. They painted over the kitchen cabinets and tried to hide the damage. They shut off the water so the inspector couldn’t check for leaks. Once we turned on the water there were leaks in the kitchen and in the bathroom. I mean everything these people told us was a lie. They knew nothing of the house. They purchased it, did a crappy job making it look half decent, oh and the “new” stove is actually damaged so it tilts and is not leveled which is hazardous. The countertops are not cut correctly; short on one end and sticking out on another end where my fridge won’t fit unless I cut off the extra hanging edge piece. So if you are buying an Opendoor property, run the other way!!! It’s not worth the headaches and extra hidden costs!!! They will lie and say anything for you to buy their houses. They find the cheapest contractors to do the cheapest and fastest job, they don’t check the quality of the work and they want fast closes. They don’t care who they rip off, it’s just business to them meanwhile we worked hard for our money to put down, we are working even harder now to get the house in a livable condition where we can use the kitchen sink and stove bcs at this point the kitchen is off limits until we come up with more money to fix all the issues Opendoor lied to us about. I understand they are selling “as-is” but they told us their contractor said it was an easy fix so I don’t know who’s lying to whom. It’s just so crazy. If this was a car I would have returned it bcs there’s a lemon law protecting consumers. But there’s no such protection for home buyers.

Their initial offer is to get your hopes up. Then they come in and low ball the first offer. And claim the house house needs a lot of work. They told me over 30,000.00 worth of work. I have a new kitchen, new floors , brand new A/C new paint inside and out. They prey on people who are in a desperate situation. Don't know how they sleep at night. Only reason I considered them was my buyer backed out of sale at last minute. And I figured let's try Open Door.

The experience was great with opendoor at first. When it came to closing you have to be out at 11:59 pm the day before the actual close date. This is in the contract but I dont know how they get around state laws for that. We ended up staying until 6 am the next morning but they did say it could delay closing. The only other big issue I have is the repair cost estimate. We sold the house and 2 weeks later its on the market for 32k more and which I don't mind at all. I just know they didn't spend what there repair cost estimate was based on the pictures. I also remember the agent telling me if the repairs came in lower its possible we might get money back. It's after closing now so I don't see that happening. The one other thing was we left our electric on and when I called they said if you could please leave it on until day 3 after closing to give it time to transfer. I called back after the weekend and no transfer was in process and they said I should have canceled it right away. In closing I think if you call the customer service number there not as knowledgeable as there expert so make sure you talk to that person at all times if they're available. I don't think I will be using them again.

This company is horrendous. They will not offer a fair price for your home and then will gouge you at every turn. Exorbitant “convenience fees” and they seem to have a standard of quoting $30,000 in repairs, even when none are needed. They don’t even do a five minute assessment of your home and come up with this number. When you submit work and upgrades you’ve done, they do not review it and will list the very thing you’ve upgraded in the breakdown of “repair” costs. For example, we put in two brand new AC units and they listed on the “repairs” both units need replaced. They are not interested in anything but trying to give you as little money as possible. They are predatory hoping people will accept out of desperation. Trying to work with them or get a quote from them will be an absolute waste of your time. Once all the fees are accounted for (and they will of course try to take even more out of your offer in further walk through) you will be offered $150k+ below market value for your home. The cherry on top is that nearly everyone who works there seems to be incompetent. They are so inept they cannot review certified documentation of repairs and etc. that have been submitted. They most certainly do not care about you and your needs and their sole goal is to take the most advantage of you that they can. Please do not waste your time with these unethical, greedy, robbers. Avoid them at all costs. I’ve had better offers from independent Ibuyers and investors. (I’ve had three independent Ibuyers offer $120k more than opendoor. No fees and they pay closing costs.) Please do your research and do not allow this greed infested company to rob you of the money you deserve for your home and your life.

Our showing agent,Afzal, was awesome. But it went downhill from there. Stephanie did the bare minimum and had to be asked if she was working for us the client or just trying to close a deal. In speaking with the listing agent, she had similar complaints about this being the worst deal she has ever had to be part of. Turns out Stephanie doesn't even live locally and was using showing agents to do her job for her. Why does she deserve commission? Afzal 5 stars Stephanie 1 star

Buyers beware, do not do business with Opendoor. They do not honor any deals made. I had a final offer from opendoor and accepted within the 7 day timeframe given. However, they had the nerve to tell me they need to are giving me another offer which is $15,000 below what I agreed to. They are not in the business of doing good faith business. They just want to jerk people around. they completely wasted my time…

Doesn't adds up! To begin with the company have misleading information making you believe that the initial offer they give you is a cash offer (to be fair they claim that they have all the information available online but I am guessing that unless you read all the footnotes you will also think that this is a cash offer). After I decided to go a long with the process and setup the appointment they shared with me that the offer they provided online is before all their fees which include 5% commission plus all the closing costs. So in essence the offer range they initially give you is similar to a traditional listing price. If you put your house on the market you list it for X but you might get X+ or X-, which is why Zillow, Redfin and other online outlets will also give you a range. Sounds great yes, where is the catch then? The catch is that their offer comes at whopping 20% markdown on your house market value. In addition the final offer that they gave me was even under the lower point of their initial range by around 5%. Well you might think now that my house might be a dump and doesn't worth more than that... Well, a day earlier I have met with two real estate agents (the emphasis on REAL :)) and they gave me around 20% higher listing estimate which was also on-par with Redfin and other online estimates. So I have asked the Opendoor representative what's the logic of selling with them then? Her answer was "convenience". Well, I personally fail to see the logic unless you are falling to one of the following categories: 1. It's a fire-sell 2. You need the cash asap, that's assuming that their process actually provide this benefit of ultra fast closing which I don't know. 3. You have too much money and too little patience so throwing a lot of money out the window wouldn't make too much difference for you. Here is the complete data for my sell so you can judge for yourself: Initial opendoor online offer - $431,000 which came with a range of $415,000 - $457,000 for the low point and high point (that's the one that I thought is equal to a cash offer) Final opendoor offer: $411,500 - 5% service fee (their commission which is on-par with a traditional broker commission but they don't have to do anything as their is no listing process) - estimated closing of 0.8% - estimated repair cost of around 4k which equal a total of $384,000 in cash proceeds. In contrast these are the traditional numbers: Redfin estimate - $494,500 Broker 1 estimate - $499,000 Broker 2 estimate - $509,000 To be conservative I will go with the lower estimate to calculate the estimated proceeds from the sell for the traditional selling process: $494,500 - 6% broker commission - 3% closing cost = $459,885 Comparing the two tracks the traditional track will yield 18%, or $78,885 more cash in hand vs what opendoor offers you. Like any other sale it can end up selling for an higher price or a lower price which will yield an estimated range of 50k - 100k more cash in hand. There you have it! I will let you decide if leaving so much money on the table worth the so called "convenience" that they offer.

Open door has been a nightmare to work with. I'm currently in escrow about to close and their representative Jordan was either incompetent or purposefully delaying the closing. I have been out of the apartment I rent for a week now and they are saying it will still be another week week and a half. Of course everything extra such as movers 2x, storage unit, hotel, and food are all expenses that have come out of my pocket. This has been the worst experience I have ever dealt with. Feeling homeless and broke through our home buying process. Do better open door.

It was a big waste of my time First, when I got the offer to sell my house to opendoor, it did not say about any expert has to show up in my house. It says video walk through only. So that was the first lie. Second, they asked me how much i expect my house worth, i told them what I think. They said ok. Then the offer come too low that not even close to what the house worth. Third, before the expert visit, I told Samantha how much I expect for my house and if opendoor not welling to pay that much, there is no need for the visit and waste my time, they just ignored it and gave me a very poor offer. Forth, they ignored all the upgrades i did to my house and show them everything, they just ignored it all but also gave me an offer way below the market value. I will definitely not recommend opendoor to anybody

This company will low ball you in a heart beat then sell it to make profit…. They practically want to get the house for free with out thinking of the people they are living there. When you tell them the roof is less the 10 yes old and the HAVC is brand new they add that on to the repairs. Trying to get more money off for the house. This is a backward company and I believe the folks they are giving them a great review are the employees of the company. I talked to several neighbors in the subdivision next door that bought house said the same thing they used Open Door and they low ball them. My house was appraised for 245k 6 months ago and now they are saying it’s 170k after their cut… BS

The Opendoor concept is really promising. I have a home that is just about move-in ready that I needed to sell. I followed the process to get a preliminary offer, and provided a video tour of the home. An opendoor representative came by to do the exterior visual inspection. I was then informed that Opendoor decided not to proceed with an offer due to a lack of comps in the area. This is true - there is very low inventory for comparable homes because they are in reasonable demand (
