My sale with open door started smoothly and transitioning was great till the end, it was probably the most easiest experience selling a home.

I know our TH needed some work and with my husband being a disabled vet we were not up to repainting and doing what was needed. They had a great quote for us until the "inspection" - they said our main line was broke - we had it checked by HOA plumber and were told it was "dipped" so occasionally water accumulated and we had to have cleaned. They said our deck had to be taken down as it was unsafe/bad condition, and needed covers over window wells and some repair to carpeting. We had some issues about our counters which I won't go into. Anyway, we gave in and lost about $15,000 off the initial offer. Final walk thru on a Saturday their contractors were in there that Monday and in less then 2 weeks I saw it advertised on their site. No way did they repair a line that went from laundry room to outside, deck was still there, and no window wells. Hopefully they did fix pipe or whoever bought it is in for problems. Feel they are not a very truthful company and take advantage. Saw blogs do that Yelp won't put anything about them on their site and I tried and was unable to. I would not recommend them. So who ever bought 8871 Yukon St 80021 please be careful of the plumbing.

Hi Laura, We understand how there may have been some confusion here. Opendoor requests credits for items we believe reduce the value of a property or items that would cause a property to not meet our home quality standards and particularly those items which we believe a future buyer may request work on. Our request of credits is not a promise to spend the money on anything specific-which is standard in the real estate industry. When sellers and buyers negotiate repair credits, the seller is never obligated to show the buyer proof that they completed them. A credit is an indication of factors we believe reduce the value of the home, and in turn, the price Opendoor should pay for. Opendoor helped me tremendously. I needed to move at a certain time and made that happen through this company. They offered me a fair price, let me choose the closing date, walkthrough date etc. I would highly recommend this company time and time again if you want the selling of your home to be hassle free and need to move by a certain time. The process for my situation,

Easy straightforward selling process. Between working 2 jobs and going to school full time I didn’t have time to sell the traditional way. I’m glad I went with Opendoor. Comparable offer and worth it for my time!

It was a amazing and awesome experience working with the opendoor team especially Sam. She was always super helpful and there every time I need something. Christine Clayton, Escrow Officer/Carissa Pulido (Assistant) from OS National LLC are the nicest and fast closing department I've ever worked with. I would definitely sell my house again or recommend Opendoor. Very easy and smooth transaction.

I was very nervous about help my elderly friend sell his home. I've never sold or bought a home myself. But Carrisa was very helpful. I made at least 5 calls to her to day. She was there to answer every question or concern I had. She didn't make me feel stupid for not knowing. She two thumbs up, 5 stars! I would recommend Open Door especially if their agents are all as nice as Carrisa. Thank you!

Requested an offer. Was given an offer that would require me to make any needed repairs to my home, and also pay insurance (even after I would have sold the home to OpenDoor). And, I would pay for any agent fees ... when OpenDoor eventually sold my home? All told, the offer would have made me LOSE money compared to what I originally purchased the home for. I thought the whole point of companies like OpenDoor was to take away the hassles of selling a home? Based on the offer I was given, I would still do all the work and pay for everything - just like working with a normal realtor. I'm honestly not sure what "value" OpenDoor brings to the process, because all of the burden and cost still seem to be shifted to me.

Hi there, Repair costs vary based on your home’s condition. The advantage of selling to Opendoor is we arrange a free home condition assessment. If there are repairs needed, you can choose to skip the work and have us handle the repairs after you move out. We’ll ask for a credit to cover the costs, and we can pass wholesale savings from our vendors on to you. Alternatively, you can choose to do the repairs yourself and send us photos and documentation after they’re complete. In a traditional sale, you’ll pay up to 6% in real estate agent fees. With Opendoor, you’ll pay a service charge. On average, our service charge is 6-7%, but it could be lower or higher (It’s never higher than 13%). Our service charge varies based on how long we expect it will take to sell your home. We assume all the risk of the home’s resale and holding costs so you can have the certainty of a competitive offer and move on your own timeline. Opendoor was a breath of fresh air. We were working with a traditional realtor who, for a variety of reasons did not work out. Switching to Opendoor was the best decision we could have made. They made it easy to view houses in a no oressure siruation, and then matched me with the best realtor I could have hoped for when it was time to finish out my offer. I would reccomend Opendoor to everyone

To start I got an email stating I had to go to the IRS website and down load several forms named for tax purposes, fill them out and email them to them. It wasn't clear that I had to do that, I found this out 1/2 hour before they were due to close. When I tried to get theses forms Shelly Resler then said I have the forms I will email them to you. Annoying as a mobile notary came to the house the night before. They dropped the Ball. I did not have access to a printer and scanner which I told them several times 2 weeks earlier. It was a 2 hour walk to the library by this time 2pm it was made clear that the closing will not happen as scheduled and that several forms had to be resigned. A few hours before I was due to fly back to Australia. Next nightmare. After signing the forms I was told all is well it as good as done. So I booked a deal with ofx currency exchange deal as I made arrangements to invest the money coming. The next morning iwas to get a call at 8am stating all is well but instead at 9.30 am I get a call saying they wont put the money into my American account, the senders name matched the recievers , and it was done by Zillow 3 months earlier, they insisted to send the money back to Australia. this then caused a chain of events which cost be over $10,000 dollars. First I had to cancel the deal I made which cost $679.00 then a $21.87 for international calling. When they transferred the money they got a very weak exchange rate. I went from having $2500 surplus to being short $7500 on my investment deal. When I checked what happened it was there exchange rate was down $15000 on what it should of been. So what happened did open door pocket the money or was it the the people who exchanged the money. Not to mention the trouble I had with the investers who were waiting on the and to rebook the currency deal again

Opendoor is a money sucking company that does not care about your home buying experience. We submitted an offer for a house and received an email that same night that they would no longer be accepting offers after 12 pm the following day. We waited patiently and received a counter offer at 12 that next day that was for the price that we had requested with one slight change. We accepted the counter and resubmitted an updated contract. At 3 pm they contacted again and said there was a “clerical error” and they thought our offer was more than what it was even though it was clearly stated on the first contract and they countered with the same price. They followed that up with that “it is their policy that until an updated policy is bound they will accept and review all offers to be fair to all involved.” They then requested for us to submit our best offer by 7 pm that night. So to summarize what happened there, they led us to believe we had the house, countered our offer and then got a new offer that was higher and decided to blow us off and call it a clerical error. We submitted a higher offer that night by the deadline and then never heard from them for 46 hours. They then called to let us know that we did not get the house due to a higher offer (*pretends to be shocked*). We are a young couple in search of our first home and Opendoor made it a miserable experience. I highly recommend taking your business elsewhere, unless you have the money to dish out for an overpriced home that they do not care if you get or not.

What an a--hole operation! Working through a realtor who recommended the company, we received a respectable offer from Opendoor for our home--not great, but reasonable--and a deadline to accept. Assuming that Opendoor was giving us a legitimate offer, and after we placed an offer on a home to buy, we attempted to accept the offer online, but it was no longer visible. Calling reps, we were told that they would get back to us, and no one did. We attempted to restart the process, but we never received any further contact back from Opendoor. Their unprofessionalism cost us new house and, at this point, the $3,000 escrow deposit. Do. Not. Use. Opendoor.

The owners of 11061 Ledgement Ln, Windermere, FL 34786 moved May 29th and left a mess outside trash collection did not take it. Multiple contractors have come and contributed more trash to the pile. Your company has been contacted multiple times - what are you doing to rectify this situation a week later? Do you not care about the communities and neighbors where you purchase properties? — at Glenmuir.

Opendoor is the way to go! This entire experience was easy and fast! We sold our house and used that sale towards the purchase of our new home. Opendoor's process was easy from start to finish., with one click of button we had an offer for our house. I was put in touch with an agent straight away from that point whom gave me a step by step answer to all my questions. We had a lot of question about the this new innovative process, Julie Freed, my agent was able to return my calls at the drop of a hat and gave me the all information I required. I was also was put in contact with a Closing Manager, Shanda Conroy, who was able to help me with scheduling my walk through and late close out. Not only did they set me up with these wonderful Gals but I was able to schedule to see any house through their application. The application shows houses they are selling as well as other homes. We were able to schedule a showing with one of their agents whom let us into the house hassle free. They did all the communicating with the selling agent and there was never any pressure to buy. When we were ready to place an offer on our current home, they put us in touch with a very knowledgeable agent. Ty Green, was absolutely tentative and was very familiar with Opendoor's process. There was no hassle of staging our house to sell and when we put the offer on our new home the seller had confidence in our contingency! Thank you Opendoor for helping us purchase our dream home! I will be sure to spread the word.
