“Warwick estates does not care about the buildings and tenants that it manages. Issues take YEARS to resolve, Warwick keeps hiring different contractors to assess problems with underwhelming results. We've had a leak for over 2 years now which has made one of the flats inhabitable. Their work is superficial, answer only the questions they want to and any question of note - such as, is the building still under warranty? - are just ignored for months.
It is heartbreaking to think how much money tenants spend on a company that really doesn't care about the state of the building. It really feels like we're throwing money down the drain.”

To get the job of property manager at Warwick Estates there must be a criteria of having 1 brain cell or less.
We currently have an outbreak of mice in our flats, it has been 6 weeks and there has been NO RESPONSE from property managers.
My partner is pregnant and this is a high risk situation.
When we finally get hold of someone on the phone they are completely incompetent and act like they don’t know what day it is.
They have even gone as far to tell us LIES saying a contractor came out to sort the situation. This is completely false and there is no record of this; and when asked for evidence they can’t give any.
Never in my life have I experienced a company this awful. From overcharging fees that they can’t provide invoices for, to point blank ignoring all communications.

“Our Freeholder management company selected Warwick Eststes in 2010. The worst thing that could happen. They are abysmally bad. They messed up everything from day one. They miscalculated and collected the wrong maintenance fees from 2010 to 2015 when we spotted the error. The lifts weren't ensure for 5 years. Health and Security needs were ignored for years. Recently they collected the wrong contribution for the block insurance.
The bad reviews are totally fair and 100% correct.

“1 star because 0 is not included. Do not buy a property if W.E. are the assigned managing agent. 'Managing' as the operative word as it is not what they do. Requests for repairs are either ignored or reluctantly acknowledged after innumerable requests. Then, one's contact within the organisation is suddenly changed, the replacement claiming s/he knows nothing about the issue, so let's begin all over again. "Urgency" is not part of their vocabulary.
Demands for service charge payment are, however, urgently dispatched.

“They never reply to emails about repairs that they are responsible for. I've been waiting for 10 months to have my door bell repaired. I am put in a position of having to chase them constantly. I have a busy career and family to take care of and don't have the time.
They are not providing a property management service, since that would imply responding to the aspects of the property and estate that they are responsible for.
They have been punctual about taking service fee payment, as well as over charging on service fees. When they overcharged, they refused to repay the over charge, saying that the payment would anyway come due later in the year. Incredibly unprofessional in every respect.”

“If I could give Warwick Estates Management Services a lower rating than 1Star I would. The Freeholder of my development has used Warwick Estates since 2010; from day 1 they have been completely incompetent, misd placed thousands of our money for years, collected the wrong Maintenance Contribution %s for 6 years, mess up everything. We have had 8 Property Managers and they have all been as incompetent as their successors. They are not to be trusted as they lie and should be avoided by any Freeholder.”
“Bunch of Incompetent Liars
I paid for my Management Pack on 29th July 2021, I was told it would take anything up to 20 working days to receive it, it never happened though - they keep lying and miseleading me all the time.
In the meantime I made numerous phonecalls and send numerous emails (they (Nadia) replied to one of my emails and to none of my phonecalls, they she did not care any more) - last time I spoke to them was Thursday 26th August when I spoke to Milly and she has guaranteed to me (her own words) the Management Pack will be send to me by end of Tuesday 31st August the latest. The guarantee did not work - I have not received the promised and "guaranteed" Management Pack neither by the end of the day 31.08 nor today (5:30pm on 1st September) yet. I have just managed to talk to them on the phone and I expressed my feelings towards their complete ignorance and lack of responsibility and bunch of lies but my call was terminated by a lovely girl Lauren who decided she is not going to help us any further with our inquiry.
Why is this company still operating and people allow such practices? They should be down long time ago, there are plenty of good people ready to take over their role and deal with other people in a normal, honest and humanly manner.”

“Absolutely rubbish service from this management company. We had a leak in the block in Coventry, the residents have been without water since 5th August. Water has been turned off for the whole block and no one from the management company has come to fix the problem. The worst customer service. No repairs carried out yet they want the service charge paid. Bloody outrageous!”
