“I have an issue to resolve and I emailed the company to find a solution. I was emailed back by one of the staff in the company saying that she is going to deal with the problem. I was kept updated during the time to let me know how it was going. I was really amazed by the kindness and how responsible the staff was .At the end she managed to resolve the problem without me having nothing to do at all. I firmly recommend this company to everyone else. Good job team. Keep it up”
“I've had faults that needed repairs and it took Warwick Estates weeks to get them fixed which was completely unacceptable! The extremely poor service, time taken and complete lack of response led me to complain to the Property Ombudsmen to take up the case. It's a complete waste of time trying to communicate with these cowboys and I would recommend everyone to make a formal complaint with the TPO as you would get a least £150 from these crooks for breach of SLAs. That would hit their revenues hard if everyone did this and that's a lot of dissatisfied customers.”

“I rent a property where Warwick Estates are the Property Management Company in charge of the building and the grounds. Yesterday I contacted their office by e-mail at 11:30pm - not expecting an answer at that time but to my surprise I had an immediate response from Rob. I found him to be an extremely helpful and professional man, who acted immediately regarding the issue I had, and by this morning he had organised and rectified the issue I had contacted him about, to my complete satisfaction. I was most impressed.”
“Warwick seemed to start off well at our development. But this was an illusion created by empty promises. They promised a lot which all appeared very encouraging. But they have delivered very little. They're very slow, in my opinion. They're also very poor communicators. They never answer our emails. Warwick Estates is a terrible company and is not recommended.”

“We are happy Warwick Estates customers since 2012 and would recommend them. Our previous managing agents were charging high prices for a poor service which we disputed at tribunal. Warwick advised us how we could change our managing agent and have more control about maintaining our own flats through ‘right to manage’. Having guided us thought the process, we have reduced our costs and this has allowed us to improve our block. We work with Warwick and have more choice on how the block is managed. Warwick provide prompt advice and support when needed.”
“They are by far the worst company I have ever come across, to the point that I am initiating legal proceedings against them.
They took just under £2,000 for work to be done to our property over 1.5 years ago and have quite simply stolen our money. We have a major damp problem as a result of the work not being carried out.
They are responsible for a fatality as a result of their negligence. Despite this they continue to act with zero regard for health & safety. They were fined £185,000 and have a criminal conviction. I'm pretty sure they are now stealing from tenants in a bid to claw back this money.
They are moral less scum bags who are taking advantage of what is a terribly regulated industry.

“We have a rat infestation on our estate which our property manager is not interested in sorting out. We also have patches of mould growing on the internal communal walls of our block as a result of Warwick Estates failing to fix a prolonged water leak even after being warned repeatedly of the problem. They're an incompetent and untrustworthy company. The property maintenance industry would be a much better place if Warwick Estates is closed down due to their negligence and poor environmental health and abysmal health and safety record.”
“Excellent service received by Warwick Estates. They have always been easy to get in contact with and have gone out of their way to help me, particularly Kelly. I moved in to a property in Dudley at the end of February at very short notice and had to be in by a certain date so that I could start my job. Kelly made time for me to visit the property and was always at the end of the phone to give advice and help. She answered all of my questions and worked quickly to ensure that I would be at the property as soon as possible. The property I have moved in to is excellent and I know that if I ever do have any problems the team at Warwick will go out of their way to help.

“Lift out of order nearly three weeks only to be told they knew nothing about it when the property manager had already stated they were looking into it! Totally not concerned that lighting on stairwell not working despite having to trudge three floors with no lift. No concern about safety!Lack of any response, lack of care totally over the top costs! They just don’t know what they are doing! No one cares enough to reply to any emails!!!”

If you read their website you could be forgiven for thinking they are a professional company. Unfortunately this is not the case. It is all fake. I have tried countless times to contact them by email and telephone but they never reply to emails and they are always in meetings every time I call. They neglect my development and charge ridiculously high fees for doing very little work.”
