Terrible company. They never reply when you contact them. If it wasn't for their heavy handed and intimidating methods for collecting service charges I'd seriously question whether this company actually exists. They neglect our estate. They provide a very poor customer service. And they ignore customer enquiries.

Excellent customer service. Informative, clear and efficient. I called with an issue in the main building and Stacey answered, she was polite and attentive to my concern. She was very informative and kept me up to date. Stacey explained what was happening to resolve the issue in full detail which gave me reassurance that things were being done to fix the problem. I was sent an email and text message acknowledging the problem as well as when it was resolved - so I didn’t have to constantly ask! Great service in my opinion. Thank you

I find the behiour of the employees at Warwick Estates to be exceedingly confusing. Every time I send an email to them I get a reply from them saying they will respond. But weeks go by and no response is sent. This is just bizarre behaviour. Do they really intend ever replying? Granted that some questions must be difficult for them to answer as doing so they would have to acknowledge their lack of service and overcharging scam. But why don't they just reply to the questions instead of telling me they'll reply then never delivering on their promise? This must be the least customer focussed company I have ever encountered.

This company took over from our previous managing agent. They were full of promises which sounded great at first. But things couldn't have turned out any worse. They don't keep our estate in the high standard we were used to with our previous managing agent. We even pay more now for a lesser service. And their communication is terrible. They ignore our emails and they're unbelievably slow. They're a prime example of how not to manage properties. Terrible company. If you care about your property, don't ever engage them as your managing agent.

Debbie has been extremely welcoming, professional and helpful. She was able to find a way around a problem which would have caused delays in my family gaining access to our security gate system and we are all very grateful. Can't recommend her highly enough.

All they're interested in is collecting their fees and they fail time and again to look after our development. Money is collected but never gets spent on the important jobs. The standard of upkeep of our development has fallen considerably since Warwick has been in charge.

Warwick do a difficult job in challenging circumstances. Nobody gets it right all the time, but they do try and for that they earn their 5 stars!

Slow and unpleasant staff. The property manager who manages our estate is totally disinterested and quite frankly provides an unacceptable level of service. It angers me that we have to pay huge service charges which increase every year without fail, yet the service is absolutely pathetic.

As a director of an RTM, we hired Warwick and definitely would recommend them. The service is good and quick. The response time is excellent and they are fairly priced.

Warwick Estates: ⚫ Sets unrealistic budgets with estimated costs which are far in excess of reasonable and actual costs. ⚫ Issues leaseholders with budgets and payment demands for budget activities they have no intention of carrying out. ⚫ Uses bully tactics and debt collections companies to collect income from leaseholders for budget activities which are never carried out. ⚫ Holds on to unspent income generated from leaseholders.

I am literally astonished by the terrible service provided by Warwick Estates. Every time any poor service has been reported to them, they just ignore it. I have concluded that I should feel fortunate if they even make the effort to send a reply to me. This only ever happens after half a dozen emails asking why they have not replied. Any reply I have ever received from Warwick Estates has always been vague, non-committal, and full of blame and accusations on other parties. Not once has Warwick Estates accepted that their service is attrocious. They are probably the worst property managing agent in the UK.

We don't seem to get much service from Warwick Estates and nobody replies to my emails. Surely this isn't normal behaviour from a property management agent? I'm not impressed with this company so far.

Since Warwick Estates have come on board they have made real progress with sorting out issues in our block with efficiency and pro-activeness. We have since sold our flat and the speed at which they supplied the management pack and all other information was second to none. I really recommend Warwick to anyone looking for efficient and dedicated property management.

This is a warning to anybody considering doing business with this disgusting company. They issue bills for work which is never carried out then don't issue financial accounts. This allows them to hold on to the extorted funds indefinitely. They repeatedly say that soon they'll issue financial accounts and credits for unspent funds but this never happens. This has continued for years so clearly they have no intention of returning the money they've extorted. Every leaseholder with whom I've spoken about Warwick Estates agrees that Warwick Estates is a shady outfit which is best avoided.

I feel I have to pass on my experience of Warwick Estates and warn people of this terrible company. Indeed, describing them as cowboys sums up Warwick Estates. The property manager appointed to my block of flats just doesn't know much about managing properties. They're slow to reply to emails and often they just ignore emails. They also frequently make big mistakes. Zero stars is more appropriate for Warwick Estates.

IF ONLY THERE WAS A ZERO STAR RATING! This company are complete cowboys and should never be allowed to trade in property management. They were appointed as the property management company late 2017 by the lease holder where I own the lease on an apartment. The scope of their CONTRACT was as follows. Warwick Estates act on behalf of the Lessor in accordance with the lease. The Lessor (subject to contribution from the Lessee’s) is responsible for the maintenance and upkeep of; • the car park area • the footpaths • the garden area hatched yellow on the plan • The fences is any surrounding the same. • Roof and foundations • Drying area and dustbin area In January 2018 they instructed a third party HSE representative to perform a Fire, Health & Safety risk assessment. The contents of the report included several high potential risks including an asbestos survey and repairs to roads in the car park of the property. With a recommendation for immediate action. Warwick estates proceeded to issue a demand for payment of 310 GBP to perform all the works identified in the risk assessment report and payment was subsequently made. To date no work has been carried out leaving the communal areas of the apartment complex in an unsafe condition. Clearly breaching the terms and conditions of their CONTRACT and obligations to comply with Health & Safety legislation noted in the report. Something I find astonishing consider following the death of one of their appointed CONTRACTOR’s in August 2014 when the Health & Safety Executive prosecuted the building’s management company, Warwick Estates Property Management, for failures under Section 3 (1) of the Health & Safety At Work Act 1974 Having researched this company in depth, I see many reviews that correspond with the treatment I have received from this organisation. When you try to contact them you receive an answer phone message and they do not return calls. If they actually respond to emails its always non-committal. The most recent response mail I received suggested they would carry out another risk assessment. This is exactly two years after the initial report was issued and none of identified actions implemented. I shall be seeking legal advice and reporting this organisation to the property ombudsman.

I don't recommend this company. They're slow, inefficient and ignorant. Our property manager never replies to emails. They provide an inferior service.

Low standards and the worst customer service you could ever imagine. A high turnover of property managers and they've all been rude and lazy. Warwick Estates certainly isn't the type of company they describe on their website.
