They failed to get previous landlord or any personal references for the tenant they provided on their 'tenant find service' . They failed to do the start of term inventory in a timely manor. They used an external company to do the credit checks who managed not to find the tenants CCJ's that they already had. If you use this firm be advised you will need to supervise them at Every step and check every step of their work. Not for the inexperienced. And they will charge you for the privilege of being incompetent.”

So far managed to arrange one viewing which was a nosy neighbour, and even that one their agent didn’t turn up to, we were left in the awkward situation of standing with them on our own door step awaiting their agent.
After 15 minutes phoning the office it turned out the errand boy was sat in his car music blaring oblivious to the potential clients waiting on the doorstep of the property.

“Stephen at WHB Unthank Rd, Norwich, is slimy, dishonest, unprofessional, unpleasant, rude and all around the epitome of why estate agents are detested.
Every single dealing with Stephen Creed was horrible. He made the experience of buying the house with them so deeply unpleasant i wish we had not engaged with them.
Stephen - buying a house for the first time is a big deal for people. They don't need a greasy slimeball of a used car salesman type absolutely polluting every single interaction with his poor communication. Just be polite and friendly, it's not difficult, you're not personally invested, so don't be petulent, rude, and combative!
Whether it was emails or phone calls, you were utterly appalling at your job. I guess that goes with the territory of being an estate agent - nobody wants you, but we're stuck with you and you know it, so you don't give a damn about doing a good job.
I'm sorry for the other people who have to work with Stephen. I can't imagine he's popular in the office if his conduct with clients is anything to go by. if you're thinking of selling you do not want this Wormwood trying to sell your home as he will absolutely represent you in the worst possible light.”

“Stevenage William h brown wouldn’t recommend to anyone, complete waste of time and money. Awful advisors super friendly to start and then once they have your money they don’t care at all. Deniz their independent mortgage advisor that sits in house was terrible took my money and didn’t get me a mortgage no transparency no refund for a job not done and constant lack of communication having to chase them. Since going to another company I now realise how awful this team is at the Stevenage branch just out for money and don’t care about what’s best for the customer's unfortunately! Would do everything in my power to avoid them.”

Rather than a rant, i would like to provide data for my rating. .
Property listed - 16 Feb. 36 Viewings, two prices reductions later, four offers, which after due diligence all withdrew off their own accord.
I have now removed them as agents and would share a warning to all other potential 'victims' that despite not being able to sell houses, they are very quick to tie you up in legal contracts to make it very difficult to move on. As the market is slow moving, they are desperately hanging in will be strongly 'encouraging' anyone that enters their funnel to use all linked services. Which can be off putting if you have your own providers.”

Yes they are great at finding you a property and at taking the rental money every month. However when it’s time for your rental deposit to be returned - it does not happen!
We have been waiting for our rental deposit to be returned since January 2024 on a property that was rented in Mundford.
We were told that our full deposit would be returned after we did our final walk through of the property.
We still have not received the deposit. Every time we call the office we are told that the deposit is being transferred but it never happens. We have spoken to Daniel Juniper, Richard Thurston, and Aliya Vadillo. It should not be this difficult to get a deposit into our account. There has been zero follow up by this office to resolve this matter.
Every time we call the office from the US our cell phone carrier charges us international rates on an average of $100 USD! It would be great if this company would take the time and spend their money to call us to confirm this has been resolved!
If you are in the US military please Do Not use this company if you need to rent/let a home!!!!”

“Absolutely shocking the way they treat customers.
The initial meeting was good, but the minute you sign on the dotted line for them to sell your property, it all goes downhill from there.
Three times I had to tell them I didn't want accompanied viewings (I worked in new homes for 14 years, so I think I know how to sell a house!) and someone would "be on their way"!!!!
I felt that the staff were patronising, and couldn't really be bothered.
In the end I changed agents to get a better service (of which I did) but in the end one of the original viewers made an offer, so we were reverted back to WHB.
The sales chasing was hit and miss, even our solicitor said he didn't know who was representing us for the first few weeks!!
The straw that broke the camels back was the email I received a week before we completed from Amanda, to say that they had referred us to the debt collection part of WHB and they wanted us to pay ASAP! I rang and asked the member of staff to get Amanda to ring me as we had not yet completed on the sale!!!!
No one ever called, not to apologise for their mistake, but also to tell us we had completed!

“I would like to give an extensive review for William H Brown.
Let me explain why:
I moved into a property in Yeadon 5/2/2024 under the impression that this was a new property, no one in it before me, and that everything (appliances etc) worked. This was sadly not the case. For context, I live by myself and I’m a 28 year old female.
I informed William H Brown on the day I moved in that the following didn’t work:
- fridge freezer
- washing machine
- bathroom heater
- dishwasher
- bedroom heater hanging off the wall
- Parking fines
WHB advised me since I was a tenant I could park on site (smart parking camera controlled) and I would not be charged. I gave my registration. After moving in I received the parking fine after fine after fine racking up to over £2000. I tell this to the developer and WHB who tell me they will sort this. 16/04/2024, this has still not been rectified and I am being chased by Debt Recovery Plus for over £2000 in fines.
I have email and written proof of all of this.
They told me that they’d fix these issues. 1 week later I email again to reiterate that I don’t have a working fridge/freezer and that my food was going bad. 2 weeks later this is still not fixed. I email again… they signpost me to a ‘developer’ of the building. I call these people and they have no idea of my address. I call back William H Brown and they say they will sort this for me.
1 week goes by I still have no working appliances and no one has contacted me. I call William H Brown again to fix the issues they said I have to call the developer as that’s my problem. I say ok, I call the developer they tell me someone will come out the day after.
I stay home from work waiting for a contractor to come and fix the flat. No one comes. *shock* I call the developer again they say we’ll get back to you. I call/email WHB to let them know what the outcome is. No reply from them.
Another 5 days goes by. Baring in mind this is almost 1 month of living in a flat where NOTHING works. A contractor comes to review the flat. He has a look, pokes around in the cupboards and tells me, “yes, you’re right. Nothing works. I’ll phone the developer and I’ll get back to you.”
I let you guess what happens next. No one calls, emails or comes back to fix the flat. I call the developer back and ask if someone is coming to fix the flat, all the while keeping in contact with several branch’s and different people from William H Brown. The developer tells me they will send someone out to fix the problem tomorrow.
No one comes.
I call them back and they say someone will come tomorrow. I wait in and no one comes. So I call again and they say someone will be with you today.
The second contractor turns up and says “yes, your right nothing works. There are no plug sockets for any of the appliances behind the cupboards so there is nowhere to get power from. I will have to attach your fridge to an extension across the kitchen (health and safety) for you to have power. I ask, “when will this be properly fixed?” He says he hasn’t a clue but will get back to me asap.
Long story short, this never was fixed. It went on like this for 3 months. Back and forth, back and forth with no avail. I ended up being prescribed Sertraline by the doctors and had a breakdown where I went missing for 4 days as I couldn’t handle the stress.
After challenging this I asked if I could be released from my contract to move out. They told me no. Then they told me yes, but I have to pay rent until someone else moves in, then they told me I didn’t have to pay rent and that I could be released then they changed there mind… tiring isn’t it?
this was a Pudsey branch, a headingley branch and a Wibsey branch.”
“The service that I received was shocking. Mandy Spence & Jo Fowler gave me the wrost experience ever, bullying, coercive, Intimidating behaviour that I've come up on. Mandy would be squealing down the phone, talking over me and extermal abrupt, who I complained about, then was given Jo - manager who then showed her ture self when I called them out for false advertising. Thier lazy, won't l provide documents such as gas service which your entitled to see.
This branch (bulwell Nottingham) will do anything to get higher commission. Falsely advertising properties stating that loft rooms are bedrooms when they cant provide building regulations paperwork. They will us all tactics to get a sale!!!. These people will lose you a sale demanding that you instruct your solicitor!!
BEWARE!!”
“They put an house up for sale on the 29th March(Easter Friday) they were closed until,the Tuesday and the property was not sold,I had visited the property to view externally on Easter Sunday so made an offer without internally viewing which I was happy about,I offered over the asking price,they said I needed to view so tried to arrange a viewing for the next day they then called up and said they have had another offer and the vendor has gone with that one,I was willing to go a lot higher but it looks like WH Brown staff have forced this other sale through for some reason,I will b3 reporting it to the trading standards for estate agents and the Ombudsman has I feel there are some dirty dealings going on with the Pontefract branch,this will be investigated and the truth exposed,if a potential buyer has offered more and was willing to go higher then how can the estate agent push through a sale especially after the house has been on the market a few days over the Easter period,WH Brown head office should be asking questions of their Pontefract branch staff,watch this space”

They are terrible, lying, horrible, selfish people that have no compassion for the situation they put you in.
Their assurances of a move in date left me and the person sharing the flat homeless for days on end with little to no communication or facilitation. They take zero responsibility for their mistakes or failures and will blame it on anything or everything and not help to facilitate (otherwise known as doing their job)
Avoid at all costs, save yourself the stress and hassel and go with someone else
