Clarion are the largest housing association in the UK, they are also the worst. My daughter had an horrendous experience in Warwick. Her flat suffered from a leak, causing excessive damp, mould & mildew. It took over 8 months to put this right, Clarion, in the first instance, refused to help, although they still owned 75% of the flat. It has since come to light that this flat had suffered this problem before but Clarion stated that it had not had any problems with damp before. Despite many, many emails & phone calls Clarion proved to be uncaring, inept & took a long time to pay any compensation to my daughter for her upheaval & having to relocate for 8 months. Clarion Housing association are an absolute disgrace. Thousands of complaints are sent to Clarion every year but they still continue to treat tenants in a very uncaring way.

Absolutely rubbish, never able to help. I haven't heard a good word from anyone. Merton's branch is the worst, I don't know how they are able to exist.

Communication and treatment of tenants, a lot of things going wrong with Clarion Housing. They take months to fix repairs, take months to process and submitted applications i.e. mutual exchange applications. The only thing Clarion is good at is collecting rent.

I’m currently 7 months pregnant going through a 3 way swap, both other landlords have received and are reviewing the other two forms, but I can’t even get an answer from clarion to say if they have even received mine. I’ve emailed, wrote on message and online chat all day someone will be in touch and you guessed it.. nothing. Since this cyber attack there have also been no communication not even to see if we are okay, it’s absolutely disgusting the way they have treated their tenants just dropped and left us while they are sitting at home getting paid for literally ignoring us.

If you see trust pilot reviews that are 5* you know it’s fake just have a look at the pictures I have posted with this review!! Clarion pay people to make them look good!!

Clarion are completely incompetent and unable to deal with the most simple issues. They currently owe me £275 compensation that they agreed to pay me last November due.to their incompetence. I still haven't received it.

Clarion will give you heart attack it’s the worst people I ever have to deal with. Clarion response Team are cobblers in disguise as repair workers they love silicone it covers all they short hand repair.

They have put review stars however this company do not deserve any stars. This company is worth £250 billion and I would assume that is a Conservative amount the directors are on millions. Every place is a mess not just because of the housing associations unfortunate management. A huge number of the issues are because of the tenants obviously you have good ones and bad ones and very antisocial ones this is one of the main issues with Clarion housing they do not have no how to sort the good ones from the bad. Everybody has the same right and there should be complaints procedures in place for people. I’ve seen property issues I’ve seen tenant issues I’ve seen security issues I’ve seen safety issues. This day and age there should be no major issues. The only way to correct this is for everybody to get together and withhold their rent until their issues are corrected but you must all or a majority stop paying. Clarion housing will keep on increasing your rent annually until it’s unaffordable for normal people demonstrate by withholding rent demonstrate by not paying the increase months of rent all stick together they will either fall or improve what have you got to lose.

I have posted on trust pilot aswell. I concur with most others reviews. Since they took over Circle Housing I have had years of frustration, upset, disregarded, ignored and let down. I have email trails going back years where Clarion have failed in communication and or consistency. What I've learnt is if you are a good tenant you are penalised

The worst company anyone could deal with! Don't believe me? Read their reviews. Clarion are inept, still blaming Covid, no call staff, go online and a robot says call main number. You guessed it, sorry we have no staff. Avoid Clarion Housing if possible.

I spoke to Angela of housing repairs this morning, excellent listener and made me feel valued as a tenant. She has excellent customer service skills . We need more Angelas at Clarion who know how to deal with tenants

The worse company I have ever dealt with. The customer service is a disgrace, so rude & make you feel awful. I’ve been questioned on who is visiting me because it was unacceptable to have a visitor once a week for the visitor parking passes that we use. I was asked to pay an additional £1700 on top of rent service charge & mortgage within 5 months which took my affordable housing flat to over £1000 per months without bills. Repairs/maintenance- where do I start 6 weeks without being cleaned, 8 weeks without a lift when I’m on the 4th floor. Waiting for a month with clarion coming coming out 3 times without equipment to fix a leak coming through my celling but still water dripping & not fixed, ruined a lot of my belongings in the process.

On Tuesday I had an engineer come to my property to repair leaking. Unfortunately, he was unable to fix the problem within the time frame of me leaving the property. I have just arrived home yesterday after being away for a couple of days, and witnessed my whole kitchen completely flooded. I called last night and was told that an emergency team will be sent out. I had an engineer call me at 10pm saying he will be with me at 1am. I informed him to pass this over to the team to attend at a more reasonable hour, which he said he would do. I have called this morning and asked for an update and was informed that no one can come until Tuesday. This is simply not acceptable! Your engineer has entered my property dismantled my pipework (which wasn't even leaking) and has left! Your customer service team are an utter disgrace to human civilisation. I was told to wash my sons clothing in the bath as well as my kitchen dishes. This is not good enough! I want someone to repair the damage they have caused to my property! I don't understand how someone could enter someone's home cause damage and leave. Absolutely disgusting!

Clarion (once Affinity Sutton) has to be one of the worst Housing Associations going to date. Clarion, being one of the largest housing associations in London has a vast fleet of properties, some in better conditions than others. On paper, Clarion appears to be an outstanding performing housing association however this is not true; poor customer service, incorrect or misleading information, failure to accurately record tenants repairs/complaints, maladministration and complete lack of empathy towards tenants are a few experiences you may endure whilst being a Clarion tenant. Although regulated by the Housing regulators there are periods where unexplained rent charges occur and although Clarion could be liable for this errors due to human error, the tenant maybe still liable. In terms of duty of care towards tenants Clarion disregards these rights and shows a complete lack of disregards for tenants individual needs and/or requirements. Tenants who report ASB (anti-social behaviour) are "blacklisted" incidents reported are overlooked and resolved almost instantly without resolution. Clarion may accuse tenants of having a "motive" if the tenants raise more than one issue and/or complaints. In addition to the above Clarion has zero empathy when dealing with tenants who suffer with and maybe experiencing mental health related issues, despite what's laid out in their policy. To close, Clarion Housing Association should be avoided at all costs and an investigation should be held against this housing association for their catalogue of failings. Clarion are not in support of tenants, and Clare Miller Chief executive should be demoted and re-deployed. Those seeking housing needs should AVOID Clarion Housing Association at all costs.

They are useless 90 % of the staff are arrogant and rude, try and report issues and they are never even delt with it, they condone antisocial behaviour, I can go on for life time here, they fail to deal with pest control and littering. They are absolutely not living up to there agreement as to what a landlord should be I know that they have been found guilty in the past a numbers of times for not providing the proper services that there tenants are entitled to and looks like there fail yet again

Worst Housing Association ever. Takes your money but makes you live in Damp/Mould invested properties. Blames you as says it’s your lifestyle. Don’t care about their residents. Only make good of problems but never fix them

When applying for a refund for overpayment of a service charge, check your rent account transactions. Over £500 was deducted from my rent account by "Unknown information" two days before that same amount was credited into my bank account for over £500 overpayment of a service charge. One month on and my rent account balance is still down by over £500. I was was told by the Customer Accounts Specialist who was dealing with my case that if I don't want the refund I can return it and it could go toward my rent. I then missed a call from him and when I mailed him to find out what he had called to tell me, he mailed back without telling me why he had called. He has since referred my case back to his department. As for his manager, she has only ever said I should not contact her but go through the proper channels. I've been a tenant since they took over from C33. And I've asked for rent statements dating back 5 years to see how many, if any, times "Unknown information" has deducted funds from my rent account. And I've yet to be told who, or what "Unknown information is and who authorised these transactions...

Malicious deceitful dishonest bias Doesn’t make repairs illegally threaten tenants with eviction notice after raising complaints adding money into rent account that not been own promises compensation for delay while adding the money back to their account leaving tenant name on unpaid gas electric water bill council tax before they sign up for the tenancy

Worst HOUSING Association ever! Terrible housing Association, you report a repair and nothing gets done I reported the communal door entry was broke as we had random people within the block of flats , other neighbours doors have been kicked in,my daughters trick was stolen , old/used plastering waste dumped outside my front door this was reported back in 2020 before Christmas and it has took a whole year to repair then when finally repaired I called the housing do get the code so I can gain access to the block and I was told they can’t give it me I have to ask 1 if my neighbours.which I think is ridiculous as I pay my rent to live her so I know be able to get that information as I’m a resident , you pay service charge which is part of the rent and they don’t even clean the communal area anymore so I’m refusing to pay anymore , I have lived in my property for over 5years and they have only cleaned the flats external windows less then a hand full of times , they communal area gets cleaned once a month and the car park is a joke as it’s never maintained, they are too busy focusing on people paying there rent and not providing a standard customer service, no Empathy. Today my partner raised an emergency as the communal fire alarm started going off just before 9pm as he had a young child in the property we was unsure if it was a fault or an actual fire this was reported to the out of hours team , I called back at 11:30 to chase a update and when I was transferred I was told not records was found of the repair been raised so I have waited hours hearing the noise just going off I have a 17month old in the property, this housing association obviously do not care about the resident, first and last time I will be one of there resident.
