Sold my house 4 years ago. Used yopa first but had very few viewings not good. Changed to high street agent great service and house was sold. Recently had a debt collectors emailing me they I owed yopa a fee which is £1995 apparently for the introduction of the eventual buyer. So it took 4 years for to process this. Now being threatened with court if I don't pay. I had no clue about this. Is this legal? Does anyone know? It's a dastardly deceiving way of doing business. Sharks.

Terrible and completely unprofessional service from Phil Williams Yopa Sheffield (and Yopa agree!) Under no circumstances use Phil Williams (Yopa Sheffield) to sell your house. When trying to get your business he will appear friendly and professional. However, as soon as the contract is signed with Yopa to sell the property you will be staggered by his ineptitude (and likely never hear from him again). When I signed the contract with Phil Williams to sell my property it was not with the expectation that my property would definitely sell, but I did expect he would act in a professional manner to give the best chance of a sale. However, my experience of dealing with Mr Williams has included: - A terrible property write-up containing numerous mistakes that materially impacted the chance of a sale (such as incorrectly stating that the property only had 99 years left on it lease). Also marking the property as “Under Offer or Sold SSC” (even though no such offer existed) so that the advert couldn’t be seen by potential buyers unless they changed the filter to include properties that had an offer or were sold subject to contract (unlikely). - Property photographs that look like they had been taken by a 5 year old that had just been given their first camera phone. - Failure to reply to my many phone calls/voicemails/text messages to discuss feedback, changes I wanted to make to the advert, and offers. He completely disappeared! I have been through the Yopa Complaints process, and they agreed with me on Mr Williams conduct, upholding my complaint. Mr Williams has also been reported to Trading Standards. However, Yopa have only offered to reduce my bill by £250 from £1299 to £1049. Quite what they think Mr Williams has done to deserve this apart from submit an awful write-up and pictures to a couple of property portals I’m not sure. As far as Mr Williams appears to be concerned, as soon as you sign the contract, he will get paid anyway regardless of whether he manages to see the property or not - therefore any level of professional standards and conduct disappear (as does he).

Very unprofessional team. State agent William Tilsley (Southampton) lied about the lease period during our visit to the property. Lack of communication when we decrease our offer because of this and did not apologize for his error. Did not answered our email when we asked to explain why the sellers withdrew from the sell even when he said he would. Don't recommend this company specially with this agent.

They were hopeless at selling house, canceling and rebooking appointments , I assume as they weren't that close to the property. Swapped to another traditional estate agent, they seem better. However I had £1399 taken out of my account yesterday without any warning. Don't remember them mentioning any fees like that! They didn't say anything when I asked for keys back or I would have put up with them until the period expired, dreadful service

Yopa promised the earth yet delivered nothing. Their sales staff were unhelpful and were largely invisible with no sign of any proactive approach to selling. Basically, if you want to sell a house, this is not the company to use.

Should not be trading! Neil Challinor - Gloucestershire and YOPA head office also are appalling. YOPA are millions in the red and resorting to all kinds of inappropriate behaviour it would seem from my experience and many other 1 star reviews. It is all about them making money, they couldn’t care less about providing the service. They just want to be paid. Be warned! They cost us four wasted months and £6k in losses. The only training they seem to get is in sales. Case currently with ombudsman, then court probably too plus as much activity as possible to highlight their negligence and bad practice.

DO NOT USE YOPA! Here's what went right... OK here's what went wrong Lied in the initial meeting about how they are paid. Said they don't get paid until its sold when in fact they get paid immediately by another company who then get the money of me 10 months later or on completion. Well over priced the property to get the business. They valued it at £190,000, which I knew was way over but agreed to put up at £175,000, still a lot higher than I thought but they are the experts right? It is now on with another estate agent at £145,000, which is where I thought it was in the first place. The photos and advert were frankly pathetic, frankly my 8 year old granddaughter could have done better. Not one viewing in 90 days and counting. There have been four potential viewings, all rearranged and then cancelled. What's going on there I wonder? I had to chase them up to have the for sale sign put up, it took two weeks. Not one single communication from my local agent. Unless I contacted him he never gave me any feedback or advice on how the sale was progressing. Four times I contacted him to reduce the price and each time I was made to feel as if I was bothering him. They also lost the keys I provided them with so I had to turn up for the first "viewing" ( who never showed up as he had cancelled and nobody bothered to tell me or the agent conducting the viewing) only to find out the agent who turned up had the keys and didn't realise they were for my house. I am now resigned to potentially paying two agents when the property is sold but it was my only option to get this done and move on with my life.

Ridiculously unprofessional, misleading about property and outright refused to try and help resolve issues that they themselves created. Their mistakes alone ended up costing me a lot of extra money.

My flat has been on the market now for 6 months, with less than ten viewings and 2 offers which did not work out. Promise you the earth and there going to sit back and take my money.I have no choice now to instruct another estate agent. Terrible service, my mental moral is at an all time low

What a nightmare! Just a string of lies and cover-ups. Yopa failed us big time. We had problems from the start. Miss sold the package, lack of communication, Agent failed to organize suitable viewing times, photo's and wording for the advert poorly represented, people just not turning up for the viewing, but showing as completed on the hub, No feedback. Resolutions promised us a shake-up of the advertisements but they were never implemented! Then we got strung along for 5 months believing we had a genuine offer on our property ( that we had accepted) We later found out that the Memorandum of sale was never completed. Yet our house showed under offer! Obviously, we didn't receive any more interest after that, anyone who inquired was declined. We found out that the so-called buyer was looking at other properties whilst ours was on hold. Now we are told the buyer has pulled out. Yopa wants their fee of £1300 regardless. I was told it was a one-off fee and we could continue using their services until the house was sold. I have removed my property from their site and will be taking them to Court for breach of contract. Below is how our house was viewed on Rightmove.

AVOID YOPA estate agents AT ALL COST AVOID YOPA estate agents AT ALL COST - Hi I just want to warn everyone if you’re wanting to sell your house with Yopa Covering Northwich, Winsford, Tarporley and surrounding Areas estate agents the last couple of weeks. not just the person who put the house up but also her “manager” it started by trying to push and get money out of me bad mouthing other estate agents in middlewich. I paid YOPA £1100 up front she was like my friend to begin with she told me to lower my house by £10k to get viewings in because I’m buying a house with her so clearly she wants the commission of that too. I informed her I can’t except that though she informed me know you don’t have to it’s just to get people in. once she got my money that’s when the trouble started I was ignored photos was done on her mobile phone no measurements was done. I started to see I had been lied to and conned she told me she got £200 commission from me. I started to see 🚩 I raised this with her I wasn’t happy can I re take some myself I was told yes so I sent them over she uploaded them the following day sat in her car with half my house showing and the horrible pictures were left up. The photos didn’t flow and was all mixed up. I raised this that I wasn’t happy I then phoned head office to then get a call from a so called “manager”who was friends with this person so straight away she started to defend her saying she’s won awards blah blah blah but I was also told that she uses a woman from Liverpool to do the pictures for her but she wasn’t available this particular day. So this “manager”who’s for middlewich gave me 2 options 1 she’ll come re take the photos and she’ll manage my house. or 2nd I can have a full refund. I followed this up by text after to say the trust has gone I’d like a full refund I then received a text to say “ OK‘ i will refer this to the resolution dept. Well guess what!!!! Today i have found out that this “manager” has lied not just to me but to her colleagues too. So now I have been told I can’t have a refund. I have contacted this “manager” today on my phone to find out about my refund I also sent her texts previous with my bank details etc and she’s ignored them but replied to other things defending herself. But only because I told her I have recorder her hanging up on me. i have used all the estate agents in middlewich over the years and the best service, has to be UMBRELLA the quality of pictures and the video it’s worth paying more to get the best service.- Dan and Chris are amazing my house was on the market with them within 20 minutes and got viewings. It’s about quality not quantity.

We have been emailing Yopa to speak to someone all we got back was that he is not working on holiday.we spend approximately 5 hours cleaning the house from top to bottom for viewings to which most of them don’t even turn up to view the house. total waste of time. We also had one booked in on a Saturday morning to which we didn’t know about till they knocked on the door we was very disappointed with yopa over this as I had to show them round the house & it wasn’t how I like the house to look for viewings. Then to top it off one weekend again only two out of three turned up & the back patio door was left unlocked we was going to go down to Southend for the day but changed our plans which was a good job we did or the house would have been left open all day for someone to just walk in .this was the final straw also no one has come round to do a EPC on the house.to which they are changing us for. We have cctv in our house on one occasion we had people videoing the house on there phone also going upstairs on there own while the agent stood in the kitchen talking to his wife. If you are looking to sell your house do not go to yopa I have cancelled them now but they still want there money to which I am now going to the property ombudsman I would not even give them one star

DO NOT GO FOR THE PAY LATER SCHEME. I was led to believe I was in a no sale no fee scheme and told by the estate agent that everyone pays after YOPA have sold your house. I was recovering from cancer at the time , tired and fully trusted what I was verbally told. YOPA did not sell my house, but wanted their full fee. I was referred to a debt collecting agency and now having to pay their fee as well as the excellent estate agents who did sell my house. Overall- I was lied too then bullied into paying. I have referred the case legally - but just want others to learn from my mistake. Do not sign the pay later scheme- read the contract carefully- not rushed and what your estate agent tells you- do not assume it marries up with the written contract. Please be careful. .

The agent told me that the pay later option was best for my situation- but failed to mention that i would have to pay the whole fee if the sale didn’t happen within 10 months. Probate was required and the land registry had a 3-4 month delay at that time - he mid sold to me and I’m left trying to pay £1500 with an unsold property. Their customer complaint dept is so condescending, they just want cash and blamed me for “taking the cheap option”!!

Awful experience, avoid like the plague. Wish I had seen these reviews before inviting a salesman into our home. I was after a free valuation to find out about how much the house is worth as my partner had left me with my daughter and we needed to find out if there is a way I can buy him out. The man who came gave me unsolicited advice and massively over estimated the price of the house (reputable estate agents have all quoted around 250/£260,000, he estimated 320,000) asked me of my personal situation and told me completely insensitively, that I had no chance of getting a mortgage or being able to afford to stay in the house with my 2 year old, and we would have to downsize and or rent. He said that the government don't care about single mums as long as they have a roof over their head whether that's in social housing or whatever. As well as other statements that were totally out of his remit, he also told me that legally I had to give him my exs mobile number and name, which I felt extremely uncomfortable about and I questioned this. He said I had to give him his details and that I could be screwed over in the future if I tried to not tell my ex about the valuation as he can back track and claim back for lost profit on the house that would all be at my expense. I have since found out this was a lie and he didn't have to have his details. I now worry he will go behind my back and give my ex the inflated house price to encourage him to go ahead with a sale. I ended up in tears feeling really backed into a corner and I asked him to leave.. All in front of my 2 year old. Wish I had never let this company into my home. Do not trust these people they have no morals.

Martin Green was always helpful but never 'pushy'. My sale became very tricky because my buyer and their buyer had to complete before their mortgage deals expired. Without the use of the YOPA Hub where I could 'talk' directly with my buyer, I believe the deal would have fallen through. I would recommend YOPA to anyone and that's without the saving of £2,500.00 plus in commission and VAT. tonyfrench

It is a shame. My viewing was on 18/11/2022 in DA8 area. Young-man who came to show me the flat explained everything to me. I was so happy offered within 4h of viewing. all requested documents were given immediately. I sent few e-mails as well as few calls but he himself found some sort of excuses for not given any decision on my offer. However, I found three lenders who were willing to offer a mortgage. Unfortunately, it has been already 7weeks??? NO news from anyone working for YOPA. Most importantly, I was foolish enough to write a very good customer review on this company and the staff which i regret very much. Please think few times before you believe these cow boys and girls.
