We stayed in this flat for a long weekend in February. The flat itself was comfortable and nicely decorated. Heating is from electric night storage heaters which are not the most controlable but kept the sitting room nicely warm. The dedicated free car parking immediately behind the flat was a real bonus. The building of which the flat forms part was, however, rather less well looked after with shappy and poorly decorated common stairs and hallways. Only about a third of the flats within the block seemed occupied. The location is good with many excellent bars and restaurants in close proximity. Being on the top floor there were no issues with noise from these. We used public transport to get to the City Centre with the very good frequent bus sservice taking circa 15 minutes. All in all the flat provided us with a very satisfactory and good value for money base from which to explore the City

A nice flat and we were welcomed early in the morning by a nice man. We arranged to make the full payment for the month by internet transfer to the owners account. Later that day we received a rude email saying we should pay immediately or have to leave the flat that day. We could not understand this sudden change in behaviour and had not come across it in this context before although we have come across prejudice generally. The cleaners who came once during the month and once at the end then accused of us "spoiling" the sheets, presumably with body fluids- which was a complete lie. Another cleaner said there was felt tip pen on the children's bedroom sheets which there wasn't and anyway the cleaner had stated the wrong beds as being occupied by the children. This marred the stay as we had kept the place very clean and tidy. I was not sure if the cleaners were trying to use any excuse to keep the deposit of 200 pounds. No spare sheets or towels were supplied except for one in the middle of our stay. The flat was cute and central.

My family and I stayed in this flat during our visit to Edinburgh. The location could not have been better. You are literally in the heart of downtown...close to everything! However, the place could use a serious bit of updating as well as some sound proofing from the very noisy street below. If you are young people that plan to take advantage of the night life than this is the place for you...if you have young children who need their sleep, find another flat!

We stayed in the flat during August 2011. The flat is spacious with a relatively modern bathroom (although it is quite small) and kitchen. The bathroom seat was broken and when we reported it to the owner it was promptly fixed within the day. There are little things which could be done to make the flat more welcoming (refresh the carpet in the living room, bedrooms and hallways, higher quality linen and towels). The flat is very central if you are in Edinburgh for a few days.

The flat is a nice,compact,warm central flat which is surprisingly quiet for the centre of Edinburgh. We enjoyed our stay although not the stairs up to it. The keys were easily obtained from just a short walk away.

The apartment was clean, comfortable and centrally located to festival venues and the town. Tea, coffee and milk, clean towels and bedding provided as well. However, the Bathroom/Toilet was uncomfortably small - requiring us to walk in sideways - crab-fashion. The sink was too small to wash your face/brush your teeth, so with 5 people sharing the flat, we had to resort to using the kitchen sink just to wash our faces/brush our teeth. The wifi didn't work.

Location of flat was perfect, beds very comfortable. But bathroom door didn't close properly, shower had erratic on/off button, needs replacing. Smell of damp in loo and bathroom made atmosphere rather depressing. Needs redecoration and damp attended to.

The flat is in a very convenient location only a 10 minute walk from Princes Street. The facilities are good, especially the BT Vision TV, internet, washing machine and tumble drier. The one thing that would have improved things is a dish washer. Cooking facilities and lounge furniture are good too. 2 parking permits is a great addition. What let the apartment down was the cleanliness or lack of, particularly in the bedrooms and the towels. We had to take this up with the agent and the owner on the first morning and in fairness the owner was most understanding and offered some compensation. However this experience has led to a rating of only Average.

The Morningside location was quiet, with excellent facilities nearby and with good links to the centre. It was only a 15-minute cycle ride from Princes Street and space to park the bikes in the hall. The interior standard was acceptable without being special in any way.

the apartment was very clean and the gentleman who gave us the key was very helpful.i would recommened a few small changes which would greatly enhance this property (1)if the worktop on the kitchen counter was extended to make it about nine inches wider it would make sitting at the counter much more pleasant. (2)i would suggest fitting a shower head to the bath and a curtain as we were 2 couples and had to share the shower in the ensuite which was not the ideal situation. (3)a second bedside locker and lamp would have been nice in the ensuite room. the light in the ensuite tripped the other lights on our second last night as the bub had blown but im sure this was just a normal maintenance item . if the items referred to were attended to i would certainly stay there again as overall our stay was pleasant.

This apartment has a good location in Old Town of Edinburgh, with a short walk to the Castle and Grassmarket. There are also two Sainsbury's Local foodstores very nearby. The apartment itself lies in the third floor of an old townhouse, which is only partly renovated. The entrance from the street and the staircase leading to the apartment are a bit scary and untidy. There is a very small kitchen in the apartment and the floors are squeaking loudly. But living and sleeping there is easy, peaceful and quiet, although not very luxury.

The flat was ideal in terms of space and accommodation and we appreciated many elements. Another time we would take our own pillows and drying up cloths! However, it suited our purposes and was in a good position for us.

I stayed with my boyfriend, our 8-month-old son and my parents for 4 nights. First; third floor is not recommended when carrying a baby and all its supplies, but we knew of the stairs when we booked the flat. The flat was all right, a bit small (especially the bedroom with the double bed), but you get what you pay for, and I think it was good value for the money. Toilet room was extremely small, and although the flat looked clean, it was really dirty under the sofas and the fridge. You notice these things when you have a lille one crawling about. Neighbors were noisy at nighttime several nights. We had some trouble getting the heater on; I think the heat should be on when guests arrive and the weather is bad. The flat was, as mentioned, all i all a good deal. I would reccomend this flat to other people visiting Edinburgh, but perhaps not with children. Very practical kitchen with all you need, even a washing machine. Perfect location, supermarketd, restaurants and pubs just outside the door. A nice walk to the castle, and a Farmer´s market two minutes away every Saturday!

For the price paid it was OK. The apartment was not in great decorative order and didn't seem to be particularly clean - very dusty in corners/behind doors. However it is well located for town and the secure parking was great. There was no grill pan. Some information about the local area - takeaway menus etc would have been a bonus.

First impressions were promising, the 2 bed flat is well presented and the location is pretty good too. Unfortunately the flat didn't really live up to expectations. The flat was advertised with undercroft parking which was one of the reasons we opted to stay there but becasue a previous tenant had taken the swipe card it was unavailable. The on street parking wasn't an acceptable replacement as the surrounding streets were busy. The key to the external door didn't fit properly so on every occassion instead of just opening the door we ended up stood outside wiggling the key hoping for the door to open. After 5 minutes this becomes very frustrating and after 10 the resulting emotions cannot be typed in a review!! Things didn't get much better inside, the bath was particulary dirty which wasn't much fun to clean on arrival due to the need to bath our 10 week old baby! In the kitchen, pots and pans were dirty and in one case rusty and unusable. There were inadequate provsions for cooking with only 2 small pans and a frying pan and when it came to relaxing with a glass of wine after my hard work cleaning we found there was only 1 wine glass. In the living room there were a number of light fittings not working and even some with missing bulbs. In summary, Edingburgh is goregous and we will definately be going back but unfortuantely, the flat wasn't and we definately won't.

We rented this flat for a 9 day holiday for 5 adults and were disappointed, especially after all of the rave reviews it recieved. The location is great but there were a number of draw backs. The en-suite shower room smelt like a sewer after the shower had been on, and the smell of sewer/fish lingered throughout the flat for several hours after it was used (on reflection, we are surprised we didn't leave because of this). There was a real reluctance to provide self-catering essentials (we had to phone and ask for garbage bags and dish soap, and after the two rolls of loo paper were finished we were told we had to provide our own, as well as things like cling film, tin foil, hand soap etc). The flat is poorly equipped for cooking much more than anything very basic. The flat is decently decorated, but all of the floors creak when you walk on them, so as soon as one person is awake, everyone else will be too. It was nice to have a washer and dryer and dish washer. The wifi was good. Even double glazing cannot keep the noise of Rose Street out on a Friday or Saturday night.
