The process Opendoor puts home sellers through is designed to put the seller at a disadvantage or force them through unfavorable circumstances. Our first point of contact person gave false information on how the process would go (rather than just saying "I don't know; I'll follow up" so we had surprises when signing paperwork (for which we were given a deadline to sign and couldn't get legal clarification in time). The offer given was okay given market conditions, but they only use their inspector and then waited until 24 hours before closing (a week and a half after inspection) to present their offer with reduced repair costs, etc after inspection. The home seller is intentionally given no time to react, the people at offer pad are hard to get in touch with (thus giving even less time to figure out things) and the closing attorneys were calling me (not the buyer responsible for the inspection reports, other paperwork) because offer pad hadn't provided things they needed to and no one could get in touch with them. The people who work there are unapologetic and uninformed. You can tell something is going on internally there. They do not care about customers. The reason we went with offerpad was to avoid the rigamarole of home selling, but they dredged us through all of it. If I could do it again, I would try a different service or just use a realtor.

I hope no one lives next to a property for sale by Opendoor. They don't cut the grass as needed nor do they maintain the exterior like other real estate companies. They are not responsive to neighbor request to speak with someone directly about property issues. They are not good neighbors while they are selling the property!

What went wrong? This company gives the Real Estate industry a bad name. They never respond. They don't know the market! Why are there listings don't sell and sit on te market for over 60 days in this kind of market. Well, it is called incompetence. They don not respond to an offer, in writing and all cash. A success to any business is MANAGEMENT and in this case there is none.

Sent them comps of same exact house, (custom built) by same builder a few streets down from us. That home sold for over $125k more than what they offered us, and when asking why, they replied “not sure”. That had a pool, but def not an adequate reason for the low ball offer, plus we have a 2k sq ft larger lot. We have 3 community pools in this upper end neighborhood. Not impressed, and as others have written, it’s a default “repairs” plus a 5% fee, so what’s the diff then selling via realtor agents? Won’t recommend them to anyone and quite shocked they have such a high rating.

First offer was fair. After inspection exterior and interior (guy showed up without warning) the house they low balled me on the final offer for no good reason or explanation. Kind of scammy to low ball 10% less than your last offer and ask folks to spend good time while giving you serious consideration. The first offer was the right price actually so I give kudos to their AI but the second one really left a bad taste - uncalled for and not even close to market value. Waste of time (for me at least) ...I will not use open door again.

This is the worst purchase experience I ever had . These people don’t respect people’s time . Since the first day of the process , it’s been a nightmare all the way up to closing . I’m actually here during my closing wasting my time waiting for they’re attorneys to complete the closing which takes 1 hour to finish . I’ve been here for 3 hours because they have no idea what they are doing . If I’ve known this , I wouldn’t even buy this property . It’s not worth it !!!! Beware and be smart !! Not worth it !!! Worst decision I’ve done my whole life !!!

Waste of time contacting this company. Had us go through the documenting process and sent someone to evaluate the outside of the home. After that, never heard from them again. We tried contacting our "rep" Melissa Bick, who used the holiday weekend as an excuse for the delay, then never responded to any more emails. We decided to hire a realtor and got $35,000 more than what these hucksters offered

Please avoid using their lender/loan services. They do not have enough employees for the booming market and made it an absolute nightmare to close. They were late every step of the way and delayed closing multiple times. They would not respond to phone calls or emails until they had to start paying us (as written in the contract- it is $100 per business day past closing if it the fault of Opendoor). They changed closing 3 times without even telling us until AFTER a missed date. They didn’t verify closing until the day before, 30 minutes before our bank closed and we needed to wire money to the law office. Since everything was so last minute, we did not have time to call and verify our wiring instructions and lo and behold a scammer emailed us incorrect (but extremely real looking) information and we lost $17,000. We have no idea if we will get it back. While this isn’t directly the fault of Opendoor, it could have been avoided if they would have answered calls and verified sooner than 4:30 the evening before closing. The day of closing, we received an email ONE HOUR before we were to be at the law office (which was an hour away) that our closing costs were actually $1,500 more than they told us the day before and we were stressing to figure out how to get that money to the attorney handling the closing. This was overall the most stressful, frustrating, and upsetting 3 months of our lives and I will warn anyone I meet not to use this company.

We were originally offer $555k for our home. When I had to update the offer to schedule the virtual walk through, it dropped the offer to $533k (8 days after the first offer). Was told that offers usually go back up after the walkthrough. After the walk through - they dropped the offer to 530k and had over 6k in “repairs” required. When I inquired about the repairs, they said the A/C will need to be replaced (it doesn’t) along with paint. The home was just repainted. When I pressed them on their offer and asked why they were not using a comp 2 houses down from ours that just sold for $589k, they stated that they purposedly excluded that due to the other home having superior lot location and “upgrades”. All if this was fodder and completely inaccurate. Our home has nicer furnishings and a far superior lot. When I asked them what they would list our home for after they purchase and make the “repairs” to the home, they refused to answer. Their 530k minus “fees” was essentially a 495k offer for a house that will list and sell around 590k - 600k in the open market. Highly disappointed around the process, lack of transparency and clearly trying to take advantage of uneducated home owners to allow Opendoor to come in and reap massive profits and not provide any real answers to their ridiculous low offers. Either be transparent, real or not. There is not a single appraiser who wouldn’t use the house 2 doors down to use as a comp…. Unless they work for Opendoor…. - Avoid like the plague if you want a real offer and to maximize your returns and equity in your home.

Run!! Everything went smooth and the docs were signed 1 day ahead of closing date. After docs were signed, Opendoor changed the closing date several times. 1 week later, still has not funded. So they have recorded a property without funding several days later. Not only unethical, but per a consult with a real estate attorney, not legal. I will now have to take legal action to get paid. Not worth it!

My first contact OPENDOOR was great was offered $436,200 for my home and was told after a video walkthrough most offers go up. After my video walkthrough my offer went down $50k, WOW. Their employee David said they pulled comps in 1/2 mile radius ( this should have been done before first offer ) and were much lower, well smaller homes are cheaper. Their assessment of video was my house needs 25% painted, even though it was painted in 2019, only 2 adults live in home. Was asked if we have pets yes we have 2 pets less than 12lbs, as result their letter to me was theres a strong pet odor in home, must compete a chlorine dioxide cleaning for the whole home and duck work due to the strong pet odor. Yard was nick picked over twigs and small limbs from 3 very large pin oaks. I need to trim bushes. There were several other items nick picking items. This company is very insulting to the prospective customers, no one from OPENDOOR has been in my home to smell any odor and when I questioned David about it his response was the home inspector that came out to see the exterior of home smelled the odor. THE INSPECTOR NEVER ENTERED MY HOME. I said so odor is so bad he smelled it out side through the walls. David said I'm sorry for that being on report. The company makes you fix issues ( I agree with fixing TRUE issues) and charges a 5% service fee which is a 5% sells commission. Why would anyone pay OPENDOOR a 5% commission to buy their home when they don't do anything to earn the money, at least a realtor does list and show home. I will never ever do business with or recommend OPENDOOR to anyone. I would honestly give them a NEGATIVE star rating if I could.

If I could give this company zero stars I would. Not only has it felt like such a fight to purchase our home from them, they have been so disrespectful throughout the process. My husband and I booked a flight and rental car for the weekend to fly to Florida to close on our home, but 5 hours before we were supposed to board our flight we get an EMAIL (not even a phone call) saying we were no longer able to close due to their contractor not doing the job that needed to be done. We wasted over a thousand dollars flying out there and staying to not even close on our home. Not to mention when we walked through the home it was dirty. In the listing it says it is regularly cleaned but that was definitely not the case. When we walked through the home there were dead cockroaches on the floor, insulation that was all over the carpet, and the icing on the cake was someone peed in the toilet and there was no water so it had just been sitting there for lord knows how long and it SMELLED SO BAD. They refused to clean the house after this and screamed at our realtor on the phone when she confronted them about this. They never even offered some kind of compensation on our flights or rental car that we purchased even though it was their fault we were unable to close that weekend. I will NEVER recommend Opendoor to anyone that I know. I have never felt more taken advantage of, walked over, and disrespected by any company.

After wasting an hour of video conference, I received an initial offer. I was pleased, especially after the video review, the rep told me the house was clean and desirable and it is possible to expect even more than the initial estimate. The entire value proposition was to skip using a realtor and of course avoiding the heavy commission. Get this, after the rep telling me the initial offer might go higher - it was significantly lower but most of all, THEY CHARGE A 5% COMMISSION! Are you kidding me? The entire business model is to avoid using a realtor and pay a commission. They DO NOT tell you about the 5% fee the entire time they are dealing with you. Avoid these clowns. My rep was David Nunez. A very nice person, but his company, and their tactics completely suck.

gave a preliminary offer of between 320,000 and 360,000 then after zoom they gave a final of 288,100. The home is brand new and has had the basement finished. Talked to a realtor and said would get over 300,000

I am so disappointed with Open Door. My fiance and I found the perfect fixer-upper in a great neighborhood. Going in, we knew the house needed some serious work. With original bathrooms, a few roof leaks, and pool surface issues. Luckily, the previous owners did do some work such as a moderately updated kitchen and pool deck. The house was priced for 515,000 and we ended up under contract at 508,000. After the inspection process, it was brought to our attention that the AC's were from 1986 one of them not working at all and the roof had no life left in it (among other minor issues). Our mortgage company would not insure us unless the roof was fixed before closing. After weeks of waiting to hear back from Open Door we finally negotiated a new roof. Until we got the appraisal back. The house only appraised for 490,000. We were willing to pay 490,000 as long as the roof was still replaced. After more weeks of waiting to hear back from Open Door, they would only pay for the roof if we came up in price to 500,000. We continued to negotiate with them, but they wouldn't budge. We had to back out of the contract. Now, here's why I am writing this review. The same house, that we LOVED and were willing to by at 490,000 is now back on the market for TWO WEEKS LATER AT 475,000. Not only did they royally screw us over, it was nearly impossible to get in contact with someone at Open Door. Our Realtor would try to call them several times and they would never answer. Open Door would only respond to emails and would take days on end to respond. I don't know who operates a company like this but I would not buy a house from them or recommend anyone to buy a house from them.

I’m currently selling my house to open door. I’m supposed to close in 1 week. The closing costs are suddenly double what open door estimated. When I asked the company handling the closing why, they said ask open door. Then I asked open door and they said ask the closing company. Deceptive practice.

They are basically modern day Wholesaler. Process is not transparent, bids are not negotiated, no way to speak to a human. It's a very impersonal way to buy / sell property.

We loved the process of using Opendoor cash to close on our dream home, until you actually closed on the home and completely stopped all communication. We have until the end of august to close on the home before we lose our financing and have to reapply and run credit again. I have reached out and asked multiple questions, none of which are answered. I also have called your support and been promised follow up, which never happens. The last straw happened today. I was told someone would call me in one hour at 11:38am, and they just called back at 3:30. To add insult to injury, the line cut off on the call and they haven’t called me back. I need my contract for the home tat I can send to my lender in the next 24 hours or I’ll be forced to take legal action.

From the start it was difficult to view the house. Due the app and incorrect codes. There were notes in the mailbox from frustrated potential buyers. Opendoor realtor Jake was difficult for our agent to deal with. The only good part was our Opendoor Mortgage loan officer Jack Bishop. But after it left his hands to underwriting LaTrice was difficult to deal with. She would request information but never acknowledged receiving that info. She would not respond to emails or answer her phone. Then after closing or realtor and Jack Bishop had to fight for hours to get the code so we could access and take possession of our home. Come to find out Jake (opendoor realtor) had the code all along just didn't send it until after 6:00pm.

Initial preliminary offer was over a $100k more than the actual offer which was well below market value. Bait and switch tactic so not impressed.
