The home that I had purchased through open door, the process has been a glorified nightmare. Once under contract is when the all of the problems started and the inspection was delivered to them. The home I was purchasing required a new roof for insurance purposes and has a number of deferred maintenance concerns. Addressing these with open door has been nothing but an uphill battle between OpenDoor not communicative and then making up excuses as to why things are taking so long when we provided to them quotes for all of the safety items and for roofers. They took so long and refused to do any safety issue aside from the roof for insurability issues. When the new roof finally went on, the team the chose to do the work caused damage to the water heaters which they are refusing to schedule a plumber to come out and fix. Having to file an addendum for closing. And the final straw was that after closing they broke contract and removed certain upgraded hardware from the home. Its been a very ugly time working with them and their failure to communicate and work with buyers of their properties. 0/10 would never buy from them again.

I used ODHL due to the buyer incentive, and greatly regretted that choice. There was a complete lack of communication with ODHL from the beginning. There were dozens of times where I would leave a voicemail, text, or email my point of contact at ODHL and never hear back. I was completely in the dark for most of the escrow period (44 day COE). As an agent, I knew I could navigate the process, but if I was not an agent and not familiar with the process, this would have been even more of a nightmare to go through. Since reaching out to get pre-qualified, we were told that it would take a week to hear back (normally lenders can get you pre-qualified in a day). After that, it took 22 days to get the Loan Status Update (which is required to be sent out within 10 days of contract acceptance). From there, ODHL never maintained communication with my insurance provider, prompting my insurance provider to reach out to me saying that they were unable to get a response from ODHL. Then, the day before the close of escrow, I ended up on a conference call with the insurance provider and ODHL because ODHL had still not worked with the insurance agency to approve the policy. Then, on the close of escrow, I was sent a vague email stating that there was a delay in the process, and would have to push COE out one whole week. After talking with ODHL, I was then told that they could make things happen and still close on time. Then, closing docs were not sent to title until the afternoon, but I still was told by ODHL that we were closing that day. The close of escrow was ultimately pushed three days (which caused major issues for us since we were already packed up and loading up a truck with movers scheduled). We finally closed escrow, and it is safe to say that I will not be using ODHL in the future, and will inform my clients and colleagues of my experience when ODHL is mentioned. Also, in the listing info on the MLS, it was advertised that there is a $100/day guarantee when using ODHL. I asked them about this in an email, and I was told that it would be handled. It is now three weeks after the close of escrow and I have still not heard back from ODHL as to how I will receive my $300 ($100/day COE was pushed). They have failed to respond, and the agent with Opendoor said that is has nothing to do with him. They are not standing by their advertised “guarantee”. I understand that not everything goes smoothly, but this whole transaction was a total nightmare, and Opendoor has shown that they don’t care to make things right.

After a video walk-through, their offer increased only $5,000 despite my showing well over $30,000 in recent improvements. Also, they wanted to charge me about $2,000 for unneeded repairs.

We opted to use Opendoor to sell our home in Phoenix. Worst mistake ever. They sent a reviewer to inspect our home for repairs, and the guy never got out of his car. He claimed that we needed 3000 in repairs. When we asked for evidence of repairs, Brittany Kato couldn't produce any photos or evidence of the repairs they claimed. We complained and they said that they would return 1000 to us for repairs. Opendoor made an addendum to pay us and ignored the signed agreement to pay us . They have never paid that and violated the agreement. When they paid s at closing, they claimed that they could pay more than 200K in one day and delayed paying us our last 100K an entire day violating the escrow agreement. They charge the same fee as a realtor and offer no value. Go somewhere else. Use a competitor but don't ever use Opendoor. You will be ripped off multiple times. I have evidence of what I say.

I had sold to opendoor in the past without any issues. Loved them actually. Till now! I inquired about them buying my home and without anyone looking at it they wanted to charge me 14k in repairs. When I inquired about what repairs since no on has looked at my property, I was told for interior & exterior repairs.. again no one has seen my home. So I inquired more and I was told to replace carpet & paint exterior… btw everything is 2 years old and neutral color. I pressed again as now I’m really confused… I just got a call and was told because I have pets they have to repaint inside & replace all the carpet. Shocked!! No where is a policy written of such. My property is immaculate, been completely redone inside & out. Question all the fees they give you. Especially repairs before they see your home. We don’t smoke, we have pets. Unbelievable… will never inquire or use them again! Better off going with 72 Sold!

We just got a offer from opendoor. We had already checked with a competitor. The beginning offer was low. It was 462k. After the outside inspection the starting point was 471k. There were the 5% fee, .5% closing of 2500 and repairs of over 7000. Dont know where that amount comes from. No one has been inside. The final offer was 438k. We had already looked into a competitor and got an initial offer of 486k. They have the 5% fee but no other closing costs. Haven't had inspection yet, but they already started out 15000 + the 2500 open door wants in closing cost. Essentially 17500 higher. Don't understand opendoor and how they do business, other than lowballing...

Huge wait times to talk to anyone. Call center with someone who barely spoke English and got disconnected twice. Watch for hidden fees.

They are just impossible to buy from, they never respond to calls, it takes them days to respond to an email. they don't even read the contract before rejecting it for a "mistake" that isn't even there (I think they get the contracts mixed up). They insist on a short closing time, and they want double the normal escrow amount, then they drag their feet on every thing for their end and run out the closing time. I'm not sure if they are malicious or just incompetent.

I live across the street from 45105 W. Horse Mesa Rd. in the City of Maricopa a home purchased by Opendoor over a month ago. The weeds are now a foot tall, trash in the front yard, trash cans still on the driveway. Nice to know how much Opendoor cares about the neighbors and what we are forced to look at after they purchase a home.

Could never even view an opendoor listing. We have tried to visit 2 homes listed by opendoor. They both had misinformation in the listing -one listing there was no AC and one saying there was no HOA. The homes did indeed have AC and the HOA for the other property was $800 quarterly. The first home the lockbox would not work. These things happen, but with opendoor there is no agent you can speak with. We waited an hour for someone to speak with us and the call dropped and they never called back. The second property the failed to let us know the neighborhood was gated and never provided a gate code. Could not get in. Safe to say i will NEVER view a home listed by opendoor again. These issues would be solved if they actually tried to be correct in their listings and they had a dedicated agent line where we can speak to someone when were trying to view a home. I will tell everyone i know to

The process Opendoor puts home sellers through is designed to put the seller at a disadvantage or force them through unfavorable circumstances. Our first point of contact person gave false information on how the process would go (rather than just saying "I don't know; I'll follow up" so we had surprises when signing paperwork (for which we were given a deadline to sign and couldn't get legal clarification in time). The offer given was okay given market conditions, but they only use their inspector and then waited until 24 hours before closing (a week and a half after inspection) to present their offer with reduced repair costs, etc after inspection. The home seller is intentionally given no time to react, the people at offer pad are hard to get in touch with (thus giving even less time to figure out things) and the closing attorneys were calling me (not the buyer responsible for the inspection reports, other paperwork) because offer pad hadn't provided things they needed to and no one could get in touch with them. The people who work there are unapologetic and uninformed. You can tell something is going on internally there. They do not care about customers. The reason we went with offerpad was to avoid the rigamarole of home selling, but they dredged us through all of it. If I could do it again, I would try a different service or just use a realtor.

I hope no one lives next to a property for sale by Opendoor. They don't cut the grass as needed nor do they maintain the exterior like other real estate companies. They are not responsive to neighbor request to speak with someone directly about property issues. They are not good neighbors while they are selling the property!

What went wrong? This company gives the Real Estate industry a bad name. They never respond. They don't know the market! Why are there listings don't sell and sit on te market for over 60 days in this kind of market. Well, it is called incompetence. They don not respond to an offer, in writing and all cash. A success to any business is MANAGEMENT and in this case there is none.

Sent them comps of same exact house, (custom built) by same builder a few streets down from us. That home sold for over $125k more than what they offered us, and when asking why, they replied “not sure”. That had a pool, but def not an adequate reason for the low ball offer, plus we have a 2k sq ft larger lot. We have 3 community pools in this upper end neighborhood. Not impressed, and as others have written, it’s a default “repairs” plus a 5% fee, so what’s the diff then selling via realtor agents? Won’t recommend them to anyone and quite shocked they have such a high rating.

First offer was fair. After inspection exterior and interior (guy showed up without warning) the house they low balled me on the final offer for no good reason or explanation. Kind of scammy to low ball 10% less than your last offer and ask folks to spend good time while giving you serious consideration. The first offer was the right price actually so I give kudos to their AI but the second one really left a bad taste - uncalled for and not even close to market value. Waste of time (for me at least) ...I will not use open door again.

This is the worst purchase experience I ever had . These people don’t respect people’s time . Since the first day of the process , it’s been a nightmare all the way up to closing . I’m actually here during my closing wasting my time waiting for they’re attorneys to complete the closing which takes 1 hour to finish . I’ve been here for 3 hours because they have no idea what they are doing . If I’ve known this , I wouldn’t even buy this property . It’s not worth it !!!! Beware and be smart !! Not worth it !!! Worst decision I’ve done my whole life !!!

Waste of time contacting this company. Had us go through the documenting process and sent someone to evaluate the outside of the home. After that, never heard from them again. We tried contacting our "rep" Melissa Bick, who used the holiday weekend as an excuse for the delay, then never responded to any more emails. We decided to hire a realtor and got $35,000 more than what these hucksters offered

Please avoid using their lender/loan services. They do not have enough employees for the booming market and made it an absolute nightmare to close. They were late every step of the way and delayed closing multiple times. They would not respond to phone calls or emails until they had to start paying us (as written in the contract- it is $100 per business day past closing if it the fault of Opendoor). They changed closing 3 times without even telling us until AFTER a missed date. They didn’t verify closing until the day before, 30 minutes before our bank closed and we needed to wire money to the law office. Since everything was so last minute, we did not have time to call and verify our wiring instructions and lo and behold a scammer emailed us incorrect (but extremely real looking) information and we lost $17,000. We have no idea if we will get it back. While this isn’t directly the fault of Opendoor, it could have been avoided if they would have answered calls and verified sooner than 4:30 the evening before closing. The day of closing, we received an email ONE HOUR before we were to be at the law office (which was an hour away) that our closing costs were actually $1,500 more than they told us the day before and we were stressing to figure out how to get that money to the attorney handling the closing. This was overall the most stressful, frustrating, and upsetting 3 months of our lives and I will warn anyone I meet not to use this company.

We were originally offer $555k for our home. When I had to update the offer to schedule the virtual walk through, it dropped the offer to $533k (8 days after the first offer). Was told that offers usually go back up after the walkthrough. After the walk through - they dropped the offer to 530k and had over 6k in “repairs” required. When I inquired about the repairs, they said the A/C will need to be replaced (it doesn’t) along with paint. The home was just repainted. When I pressed them on their offer and asked why they were not using a comp 2 houses down from ours that just sold for $589k, they stated that they purposedly excluded that due to the other home having superior lot location and “upgrades”. All if this was fodder and completely inaccurate. Our home has nicer furnishings and a far superior lot. When I asked them what they would list our home for after they purchase and make the “repairs” to the home, they refused to answer. Their 530k minus “fees” was essentially a 495k offer for a house that will list and sell around 590k - 600k in the open market. Highly disappointed around the process, lack of transparency and clearly trying to take advantage of uneducated home owners to allow Opendoor to come in and reap massive profits and not provide any real answers to their ridiculous low offers. Either be transparent, real or not. There is not a single appraiser who wouldn’t use the house 2 doors down to use as a comp…. Unless they work for Opendoor…. - Avoid like the plague if you want a real offer and to maximize your returns and equity in your home.

Run!! Everything went smooth and the docs were signed 1 day ahead of closing date. After docs were signed, Opendoor changed the closing date several times. 1 week later, still has not funded. So they have recorded a property without funding several days later. Not only unethical, but per a consult with a real estate attorney, not legal. I will now have to take legal action to get paid. Not worth it!
