“These were the sellers solicitor when we were buying. Very slow, kept emailing the wrong email address, and nearly caused the whole deal to fall apart.
We’ve been advised that PPL are a “solicitor factory” - each time you call you will speak to someone new. Different teams will be responsible for different tasks and there’s no continuity. They’re not even cheaper!! They pay mortgage providers and estate agents for recommendations in order to win business. Most won’t recommend because they only get paid when the sale completes.”

The absolute worst company to exist! I am genuinely shocked they are still in business. Any of the good reviews are FAKE. If you want to be delayed by months on end and risk your buyer pulling out then these are the people for you. They never respond and you will have to hound them multiple times a day for weeks on end and if you get through you’ll be told ‘they’re looking at your case today’. Appalling company. AVOID!!”

“We are selling to a first time buyer. We are using professional solicitors. Our buyers are using “premier” property “lawyers.” Should have exchanged contracts today, as they had agreed with our solicitors. They failed to properly communicate with my solicitors, the person who was supposed to be “acting” for our buyer took the day off with no cover arrangements. They seem to have failed to properly communicate with their own “client.” Really worried that the chain will collapse and we will lose our new home because our our buyers made the mistake of instructing PPL”
“We used PPL in 2008 when we bought a repossessed property. A week after we moved in a planning letter from the council arrived to inform residence that the 20 feet fence had passed planning. Therefore the views and light was soon blocked at the end of our garden. The open views and light was the main reason we bought the property. I had to go through the complaints process which took months and eventually the ombudsman. The result was that as we didn’t ask for a particular type of ‘search’ the basic one was done which did not extend further than our boundaries. I think had I used a local conveyor the planning would have come to light.”

Honestly don’t know when this nightmare will end !
PPL failed to register my lease correctly . Meaning I currently only have 60 odd years left on the property I purchased and spent all my savings on renovating .
After months of chasing PPL they initially assured me they would resolve the matter and get it registered .
Then they had a system error and sent me the paper work after I had paid a solicitor £820.00 to register this , firstly they sent them to a wrong address and secondly once received and reviewed by my solicitor it became apparent that one of the key pieces of paper work had invalid signatures . PPL failed to recognise this even though for months they kept me waiting advising me it was juts a case of their systems to get up and running and it would be submitted .
After a long drawn out process and continuously having to chase them for a response once I had lost my mortgage offer and have been unable to sell or apply for a new mortgage since leaving my life on hold since 2020 !
They finally came back to me with an offer here is a copy and paste :
Final settlement offer
We appreciate you have been provided with some options by your solicitor. However, we are happy to assist in that we can contact the seller’s solicitors and request them to provide us with the correctly executed documentation. On receipt of this we can either submit the application for the lease extension to the Land Registry or forward them on to your solicitor for them to submit to the Land Registry. We would do this at no additional cost to you.
Therefore, on the terms set out below, and in full and final settlement with no admission of liability, we will revoke our previous offer and instead offer a total of £**** (being the costs of £****of which you have paid £****plus £****for your distress and inconvenience) in respect of all your past, current and future claims in relation to the Transaction and this Incident, including but not limited to any inconvenience and concerns experienced.
With a sense of relief in believing this horrendous experience would be resolved and I can move on with my life .
I responded :
Dear Sir/Madam
In regards to your offer to resolve and close my complaint I accept the offer of
£**** . I would also like you to send me the correct paper work in regards to obtaining the relevant signatures for me to pass onto my solicitor to get the lease registered as offered.
They replied :

We will now move to prepare the necessary paperwork to pass the payment to you.
Thinking that was that and waiting the documents as promised I then received this :
Dear Miss Torrible,
Further to our email below we confirm that the paperwork for the payment to you of the settlement amount has been processed. Please allow 2/3 working days for this payment to arrive with you.
We apologise for the error below, as all original paperwork that we held has already been forwarded to you. We note from your emails that this has been passed to your solicitors, who we assume you have instructed to begin the work for you, as you have accepted the settlement to cover their fees.
If we can assist in any other way please let us know.
Leaving me still awaiting a reaponce from one of the freeholders in relation to attempting to make a new lease with not much luck .
Had to pay an addition £720 to solicitors so in total I have paid out £2460.00
I accepted the offer provided they sent me the correct paper work to avoid further delays or the potential of the freeholder not being on board I can still get the 2020 lease perfected and registered .
They have now not bothered replying to any of my emails and appeared to have cut all contact . Absolutely disgusted I used them to purchase my first property
In 2020 and stand to loose 35/40K from valuation I have no way to re-mortgage as it stands therefore am stuck . All thanks to negligent dishonest and untrustworthy staff .
I now have more solicitor fees and are no better off . The stress is unbearable .”
“Absolutely disgusted with the service we received. We used PPL for our sale and purchase. It took 6 months and we were supposed to exchange and complete on a Friday. We were told to hand the keys over on our sale and then it did not complete until the Monday. We were homeless for the weekend with two children under 4 with no apologies or care. They then held money owed to us in their account and we had to chase every day until they paid us our money! The stress they caused us was awful. Do not use.”
