BEWARE of any home built by Putle. They do not stand behind their work. They promote an amazing warranty but never follow through. They do sub par work and leave you with major issues from move in. When you try to have major key items properly fixed they quickly tell you tough luck. One of many major issues we have is our back yard floods anytime it slightly rains. We have been quoted 20K to fix a grading issue that we brought to their attention a few weeks after move in. They could care LESS. Do your homework on their reviews. This is nicest thing I could say of them. We had a full year of other issues we had to fight to fix while I was 8 months pregnant. They do not mind wasting your time.

Appliances defective, electrical issues, defective doors, defective cabinetry, siding, leaks , tile etc the list goes on and on!!!! The quality of plate homes has gone down immensely!!! Especially at the del web community

Don’t buy in del Webb north Penn!!! Pulte is building less than good quality homes here!!!!! Sooo many defects and pulte doesn’t make good on defects!!!

I would strongly advise against considering this HOA if you value your peace of mind and autonomy as a homeowner. My experience with them has been nothing short of frustrating and disappointing. They enforce arbitrary rules with an iron fist, seemingly more concerned with minor infractions like the length of grass blades than addressing genuine community needs. Communication is abysmal, and attempts to engage with them are met with indifference and rudeness. They impose hefty fines without warning or explanation, creating undue financial stress for residents. Overall, this HOA has created a hostile living environment rather than fostering a sense of community. Save yourself the headache and look elsewhere for a neighborhood that respects and values its residents.

Pile homes in the Columbus Ohio suburbs area is the worst! Their construction is horrible. Their customers service team sucks. They do not honor their warranty. 3 years in the house we're still fighting with them to to fix our HVac and other things on our list of repairs. We have not been able to use bedrooms upstairs, due to lack of air flow/ lack of proper insulation. The bedrooms are either too cold in the winter or too hot in the summer. They keep saying Scott, then Greg, then Brian will contact the HVAC guys to check it out. This has not happened three years later. It's the most frustrating process. Our kitchen cabinets were barely held on to the walls, they initially placed only two screws to hold an entire wall of cabinets. They finally replaced it after two years of hoping these cabinets do not fall on my kids. They are horrible overall, if you have other options I would go with them. Their houses are so poorly contracted, things would fall apart in no time. I just wish I didn't waste my money.

If I could choose no stars I would. Poor craftsmanship. I do not recommend purchasing a home from them. Instead of making things right they just make excuses. I tried to upload photos. No luck. Trust me my home looks like shut.

Save yourself a lot of stress and money and do not buy a Pulte home in Peoria, Az ( northpointe)Poor quality and they do not fix items in warranty. Everything is a fight. Full tile replacement which I had to hire a tile specialist after ilg ( their contractor) also agreed the flooring was not right. 5 months I could not unpack and enjoy my home. The shower floor was also wavy, roof tiles broken, underlayment not done correctly, and still a lot of items are incomplete a year later. If you do buy make sure every item is complete before closing but there is not quality in their construction. It seems The Warranty dept ignores you until your warranty runs out. My neighbor also Needs a full tile replacement after being in for a year.

I am an inspector and after inspecting numerous homes in Pulte developments they have decided to put me on a list of banned inspectors due to I presume the issues I found with framing, air intrusion, and insulation.

I bought a flat and it is very noisy with banging noises in the wall from on one side of the unit. I can hear people talking presumably from another unit adjacent to my unit when I am in my home office. I was made to feel in uncomfortable in my own home by a Pulte customer care manager.

Terrible construction. Second project manager extremely inexperienced. Original customer care person totally inept. Once you close and you have complaints some are repaired majority not. Contacting upper management doesn’t help. Once they have your money say goodbye. We live in a 55+ community in tn called southern Springs. This is how they treat seniors. Please tell anyone you know NOT to buy any product from Pulte Group.

I would NEVER build a home with Pulte if I knew the experience would be as it has. I have been working with the construction manager and the customer service reps since BEFORE I moved in (during our final walkthrough) to fix many things in our home. It has been over 5.5 months now and I still can only get a meddling response every few weeks that contains more excuses every time. The subcontractors that they get are the cheapest and worst around...their work is equivalent to my 6 year old nephews. They also sneak wording into the purchase agreement that makes them "not liable" for the correct property taxes, costing the homebuyers 1000-1500 dollars so that they can pad their pockets. If I could go back in time, I wouldn't just walk away, I would sprint to another builder or home.

After signing the escrow on 12/30/22, Jeff Blea of NV canceled the escrow 12/31 and kept my earnest money deposit of $15,000 plus the additional earnest money deposit on another property $12,000 that they transferred to the canceled signed escrow. Jeff stated that I failed to add an additional $4500 to the closing cost needed that day. However, he did not contact the other buyer or my realtor to solve the issue. Jeff Blea wanted to do another contract at higher price and remove the closing cost allowance. I even attempted to renegotiate the amount down to 756,000 due to CMA and her refused to sell the property to me. the following month he sold the property on a contingency for $750,000.

Hi, We are planning to buy a home and shopping had been to Ryan, Pulte and other builders as well. Sunday (1/21/2024) I and my wife had visited Renaissence at Arthur for New home at aurora with an appointment. Julie Day who was our sales rep, looked like she was not really liking to see us for the appointment. The moment we walked in the first thing that she was homesite value is $60,000 to $70,000, meaning can you afford that. I did talk to the person via phone to schedule an appointment and they did tell me home site value ranges from $5000 to $30000. My question is why did she make a statement the value is 60K to 70K? which was kind looking at us low. We ignored and continued with our home search with the same person while we were talking about the home we liked a model and then once the pricing started home site value that we requested was $18,500. Some how got a feeling that she was trying to make some racist comments and was not welcoming at all. Next as the discussion continued, we are searching for a home and at different sites different kind of rating and add ons would be available. Now here one of the scenario when she was explaining she said door knobs are upgrades, may be they were, I got a doubt how can the doors be installed without a door knob and asked the same question. I have not expected the question coming from her asking "did you ever visit a home site?" we felt like why is she talking to us this way? is it only with us or with anyone she would talk the same way? But we were already with some inferiority kept quite and was not very comfortable. We are buying a home with is 600K and this is how we are treated and I wanted to leave without saying a word. But my wife with a lot of hope asked me stay and I did. Then we were talking about financial options which we were aware, cause we visited the Renaisence park in aurora which had family and town homes. The Sales rep there was an excellent person who had encouraged us to take the home and we loved sitting and talking to her. She made us so comfortable and had a hope that the same kind of person will be able to help us at Arthur driver as well. The 3 fincial options that she gave 10K that we can use in different ways 1. ~6% interest rate 2. Getting lower mortgage 3. Splitting it between down pay and lowering the rates. When we explained she straight away declined and said we dont offer any of those making us look like liers. This was the worst experience I and my wife ever had. I hope the right department would take action and make things better. We are not begging , we are buying and we are working hard for it and not stealing. If you are not polite that is ok you dont have right to intimidate people that come to you.

I have problems since day 1. The CM did not walk his job site. Took around 9 times to pass a framing inspection with most lists over 23 items. The lied about a mold remediation that was done. When questioned I was told they decided to open it up and let it air dry. They made me show them the email I kept to prove I was told it would be done. The warranty people are horrible at best. I have issues in my second floor. When you walk through the bedroom the one dresser rocks forward while the mirror on the other slaps the wall. Was told it's a carpet issue. My garage door is defective. Came out to repair 2 times and made it worse and now they say it's past 1 year so you need to contact the people that I stalled it. My front porch soffit is sagging bad. It's past 1 year it's on you basically. They have came out 3 times due to electrical issues with the breaker for the laundry room. They did not fully seal the windows in our kitchen. Master bathroom ceiling has soft spots. I have emailed numerous times with no care to fix from this negligent builder. They messed something up and had homeowner meet them on different days to sign a pulte document and all homeowner signatures are needed. I have not signed. Yesterday I was forced to sign against my wishes because they threatened to create connection issues with my Internet connection. I work from home a few days a week so they threatened my livelihood for me to sign. I now found out they can not do this and am reporting them to the States attorney general. These people are unprofessional, build cheap houses and charge high prices along with horrible craftsmanship and next to no warranty.

We own a 4 yea old 904K Pulte Home in the Seattle area and from the first year the pipes on the ground floor (3 story home) freeze in the winter (which are super mild - rarely below freezing for more than a few days). The pipes are in un insultated crawl space under the house, between the floors and in the garage. 2) We also can't keep that bedroom , office, hall, bathroom warm enough to be useable. Unlike the rest of the house it has wall mounted baseboard heaters that run 24/7 when it is below 40 and never heat the rooms up past 65 but the room also doesn't go below freezing. The customer service and warranty are a joke - staff changes 2x a year. They claim to not have any record. Have never repaired anything. BTW can't submit review if I add a picture

If I could give 0 stars I would. DON'T BUY PULTE! They don't back their product! 1) Cracked Trusses and beams not even attached. 2) Have said from the 1st year the stucco is not right that there are too many cracks and it is failing. They are said it was fine and just tried to patch. 3) Said from day 1 garage door is defective. Would not address it. 4) Windows are separating and have cracks in the welding. They said there is only a 1 year warranty on windows. 5) I think I have mold. 6) AC never worked right and ended up finding leaks in coil and condenser. 7) I have 1/2" separations in plywood and you can see the felt for the roof. 8) Grading on the side of the house was not right and I had to have it fixed. I am going to have to hire an attorney and sue. Hopefully I can get a class action law suite against them!

I dont suggest to go by pulte anyone. Its dead cheap quality material they used and not at all worthy for the amount what they charge. Their quality is not same in all sites. Naperville location pulte homes are having worst quality and every home is having same issues and they dont even care to think their process and give better quality to customers. Their service engineers very reckless and they dont even think and do what customer is asking. They waste so much space due to their negligence and worst planning. Very Old designs and they dont even try to upgrade the material and labor. I DONT RECOMMEND PULTE TO ANYONE IN NAPERVILLE AREA

Numerous things have gone wrong or started wrong in the first place: Thermostat was wired incorrectly - it took a worker three tries to get it right No heat in daughter’ room - workers worked it several time and fixed it temporarily A/C unit leaked refrigerant 2 times - first when we moved in and a year after that No doors on office room - took three weeks to have them installed Kitchen trim - we’ve lived her for two years and they still haven’t installed trim 1-year walk through - two years later, we are still waiting on what they promised Driveway sprawling - driveway started sprawling within 6-months but was replaced Significant lack of communication - we had the worst salesman - Allen Lucio Seems like a significant amount of issues for a brand new build 3037 Shannon Lane SE, Rio Rancho NM

These are the new Ryan homes….. Except their price point is a couple hundred thousand more. If you plan on building/buying anything above the $500,000 price point save yourself the headache. The new builds in our neighborhood are north of $700k. You do not get what you pay for. They love the quick money grab and once they collect, you are out of site and out of mind. Dawn and Tom (project manager) are the only decent people. Wish I would have done more research prior to building with them.
