“FUZZY ORCHARD Second time we've stayed and we really love the property. However we found the BBQ hut unusable due to smoke build up despite trying all possible ways to sort it. I actually think that the chimney design is incorrect as it has a dead surrounding the gathering around the hood where smoke literally billows out and makes the hut both unsafe and unusable. The Price does include a premium for the hut so we are disappointed about this. I understand from another person that the same problem exists at Ham Bottom although this was disputed by the owner when it was raised.”

“Friendly and helpful service on the phone. The Sleeps12 on-line booking system seemed to operate efficiently but then we became confused by queries made of some odd notes that appeared on our booking record that had no relevance and had not been entered by us. There was a period of some concern when we were notified of an organization change and then a change back again to Sleeps12. The property rented, Garden Court, was ideal for our family get-together with great facilities. Unfortunately, it is no longer dog friendly or we would book it again.”

“An attractive spacious house set in beautiful scenery. Our family holiday consisted of three generations, ages ranging from 4 to 68, who were fully entertained on the site and did not leave for the four days we were there. We were lucky to stay during one of the hottest weeks of August and the swimming pool was in constant use. The addition of table tennis and the cinema in the newly converted barn was very popular. An excellent location for a family holiday. Also good for dog walking!”

“Very easy and straight forward booking and straight forward with deposit refund. I would also like to say they are care a lot about there customer service and they do follow up with complaints which is rare these days Would highly recommend”

“There was initially some confusion about the final cost but this was sorted out . I found the staff very helpful. The property (Croftview) was outstanding and the caterer mentioned on the website (Flora Bartlett) created a wonderful meal for 30. If I planned another group weekend , I would certainly look at the Sleeps12 website”

“I was satisfied with my contact with the staff atSleeps12. There were one or two queries arising from the temporary change of website but the issues were resolved with a quick phone call. Would definitely use again.”

“Great customer service, very friendly and helpful on the phone. House was amazing and everything went smoothly. Just took off one star as the week before we went I had an email from group stays to say we owed security deposit ( which we’d already paid) , but after a phone call they explained the company had a different name and they were in the process changing it, just made me a bit anxious”

“I would give 5 stars but last year(covid) was a bit short on communication when we didn't know if our holiday would be cancelled or moved to the following year (2021) Other than that it was great.”

“This is the 3rd sleeps12.com property we have stayed in and again it was fabulous! Plenty of room for all our party, we love the fact that all rooms have en-suite facilities and it was clean and everything worked! Yes these properties can be a tad expensive but you get what you pay for and it’s a fab experience- living the dream for a week with your own pool, games room and beautiful views of the surrounding area! Wish we could book the sunshine though ☀️☀️🕶🕶”

“Fantastic family house. Would recommend it to our family and friends. For a holiday. Pool was beautifully warm.The only reason we gave the house four out of five. Is the lack of showers.”

“A lovely character house, which has a number of very useful facilities. The large communal spaces work really well, however lovely to also have the smaller lounges for a few quiet moments. Great to have the hot tub, with wonderful countryside views. There are also play facilities for children and a games room to suit various age groups. The only thing which would have improved it for us would have been some football goals in our garden, easier for us to supervise and fewer balls in the nettles.”

“We all very much enjoyed our stay at Dustings and there was plenty of room for all the grandchildren to have lots of fun together in the house. Good points were - 2 washing machines and tumble dryers, Aga (we have a Rayburn and our eldest daughter has an Aga), Plenty of space and a good games room. Ice dispenser was good along with a plentiful supply of cubes. Lovely big Hot Tub. The owners very helpful and hot tub checked for chemical levels. Bathrooms were good but no shaving points, lights over the mirror or shelves for kit. Areas needing improvement are: wardrobes in all bedrooms ( only a few had them), the Kitchen units were very tired and no storage space for dry foods. Also there was one knife short. Two kettles for a group of 16 would have been helpful as well as a big larder fridge. Our children would have liked more garden furniture but that was probably because the weather was brilliant and we all had lots of fun in the very large garden. PS one of the electrically operated Velux windows had no active controls and some blinds were broken. These minor things need sorting out to keep it up to scratch. Howard & Joan Gander”

“Enjoyed the break in general. Couple of areas could be improved. Neighbours clearly don’t want a holiday home next door and their dogs will bark very early. Builders also provide a lot of noise, almost to make a point. House itself was lovely and the garden was beautiful. Shame you can’t stay out past 11pm, but assume that is down to the neighbour issue above. Facilities were good. Really nice size and overall enjoyed the break.”

“A lovely house and garden but a few problems. There is constant traffic noise and occasionally trains can be heard. The kitchen lacks many items, no coffee maker of any sort, no large teapot, no milk jug or sugar bowl, no potato peeler, no oven gloves, no wooden cheese board. The bath towels provided were very skimpy, one bath plug did not work, one curtain rail fell off the wall the first time the curtains were drawn, however the owner did come quickly and fix this. Several windows would not open, a nuisance in the hot weather. The gardens and the pool were great.”
