Do not use this company. Had them cut down a tree at my home for several $$$, and this company did not advise me that I had to plant another tree. Now I am ready to sell my home and the permit cannot be closed until I plant a particular tree

I've owned a home at Sunlake for approximately one year. In that time the hot tub has been down more than it has worked. This time over a month down with no updates other than always waiting on parts or corporate approval. Sun is quick to take the rent but does not maintain all the amenities you pay for.

Our hot tub has been down for going on 5 weeks. When we call the office they say waiting on parts. Another person says waiting on corporate. The hot tub is down very frequently. They like to take your money but not spend it on amenities we pay for.

They are the slumlords of the manufacturing housing community here in Michigan. Lease property yearly prices go up yearly and the only amenity we get is trash removal. A riffraff that is allowed to lease property there don’t keep up there property which makes ours look bad. Currently paying over $8000 a year For set property and it keeps going up for no apparent reason operating cost my ass!

This is a very corrupt company. I would strongly warn anyone from working for them, let alone purchasing a home in one of their communities. I speak from experience on both fronts. I worked for them in Austin and was disgusted with how they treat employees. More importantly, I purchased a home in Fort Myers at a Sun Communities property. Even before Hurricane Ian, I was harassed by the maintenance manage M George. I had to pay a lawyer to get him off my back and since then have heard from a previous employee there that he has said he will never get fired because he has too much dirt on Tammy and Duffy ( manager and her partner who is an employee). Duffy told anyone who would listen, including me, that the park would be shut down after Hurricane Ian. Well the park is not shut down but it is very very very empty and still many of the facilities are not up and running. They have started charging people rent again despite not having a gym, a library, decent shower facilities, a common entertainment area, billiards tables, the list goes on. And yet they think it’s perfectly acceptable to charge us rent despite these things not being in place. They have changed all the rules which are too many to list in this forum. They constantly move the goal posts and cheat people and tell people lies. The place is a wreck and they are scrambling to get it back into place because the CEO apparently is coming to visit tomorrow. I was just there last week when I gifted my house to a friend disgusted with everything and didn’t care anymore about getting any money from my house. It was just such a disaster and still an eyesore over two years since Hurricane Ian. If they had told people the truth and people had kept their homes, the place might have some of the vibe it used to have but right now it’s just a souless, horrible place that even RV’s don’t want to park at.

Flooding issues Hurricane Ian and Milton. Yes they send in food and personnel to handle trees etc. Nobody addressing the flooding issues. Sun should be in contact with the town and Volusia county to correct this issue.

Theft,no maintainance times no water worst place to ever go.Refuse to give me a refund as they don't care about safety of senior citizen with disables.Retired Nurse.$250.00 is a lot living off fixed income.THEIVES all in RV park and operator aren't going to tell you about THIEVES.one lady had her golf cart stolen.

I watched this neighborhood for many years before helping my son purchase a place from a private owner. As many others have indicated the place looks great until you actually have to deal with anyone. The tanagers are all incompetent and we have been here thru 3 of them over the last 10 years. The contract is simply a money grab that never ends, they provide nothing, no requirements to give notices, information, or helpful advice on being a good resident and or owner. Sun community should be ashamed of themselves, they had the opportunity to provide truly affordable housing and still make a profit… but it seems they like many are guided by Greed and lack of respect for others. Smdh.

I wish I could give a lower review on Google, but 1 is the lowest I can give. I don't expect to hear from anyone because not one bone in my body believes anyone, including Valerie cares about anything other than money. You held my mom's property hostage, costing her thousands of dollars, and have the nerve to charge her for selling, wait, not selling her property. We tried to get permission from you to have a real realtor who would actually work rather than Joyce, who got paid to literally NOT DO ANYTHING in New Braunfels, TX. Her property was finally supposed to close today, but your incompetency continues, and the paperwork isn't done. Really? On top of that, despite the fact the person buying the property is paying CASH, you can't get her a check for six weeks? You are horrible people.

Steer clear of Sun Community for buying or renting! They seem to have a knack for ignoring their residents while hiking up lot prices annually. It's like they have a corporate office that doubles as a complaint black hole. Why not join the class action instead? This is the 2nd time staying at a Sun Park in Florida. Not sure I would stay at another. When transferring Riverview to Punta Gorda I was told I would have to take a 30 amp spot for 2 weeks until a 50 amp spot opened. Ok so I can manage with using 1 AC unit for a short time. 1 Month later after fighting for a space I seen several spaces open. I needed 50 amp service and I was upgrading from a small camper to a large 5th wheel, which was stated when I moved in. I signed a 2 year lease upon moving in and when I finally moved to a permanent spot my date changed and I had to sign a new lease. The now 1 year lease is not a big issue. But the tree next to my lot is a big issue. It is a massive mess and no one is cleaning any of the mess.Yes these people were very nice and sweet when we came to Punta Gorda but now I think a demon took over. It is a who you know and who you associate with kind of place. The Laundry rooms are ridiculous 11 washers and 3 working, dryers are 6 in number. Somehow that does not fit. Manager just moved onsite and has the grounds people take care of that house which is fenced in, before taking care of the property. Its Snowbird season and so many regulars are not coming back due to the poor way things are getting handled. Buildings that have been empty for months on end and have condemn notices on them untouched looking horrible. I have come to the conclusion that this is not the place to stay and will not be renewing my lease. The cost to a mismanaged unsightly place is not worth the savings. It would cost me an extra 150 a month to stay at a nice place so I will pay rather than live in filth like this.

Where do I start? People seem friendly but they turn on a dime. A tree that was compromised by a hollow fell on my home in July - not weather related. I had reported that tree out of concern several times to the administration of my community. Sun Communities denied my claim as they stated the tree was on my property, not according to my prospectus' lot measurements!! Even with additional information from the city and poor judgement on the community's administration and their tree maintanence company, Sun Communities still denied my repair claims. This is not the only horror story in my community regarding these well established Water Oak trees that the Sun Communities is now making renters' responsibilities. Hey when you rent a home or apartment and the water heater breaks, it's the landlords responsibility to repair or replace. This tree was Sun Communitities property not mine. Now I understand we are to sign waivers to use any of the ammenities like the pool, spa or fitness center. If we don't sign, they will lock us out!! But we still have to pay! If you're thinking of buying in a Sun Communities property, THINK AGAIN!! Too many rules and the cost of living there keeps skyrocketing each year. Do your homework before buying and speak with existing residents. It all sounds great until it isn't!!

Massive flooding from a back neighbors down spouts that go directly in my lot,a pad put in approx 5 inches higher than my lot, gross negligence of staff for the simplest of tasks, gross mismanagement nepotism and favoritism exhibited for the affluent. Unwelcoming rude and rotten individuals live here and work here. Failed to disclose my lot floods regularly when I purchased my park home. Truly a horrific experience. Definitely misled by the sales agent and they refuse to fix anything if they do it's done incorrectly. Unless your related or a close with a staff member your on your own. Run far run fast.
