The setting is beautiful and lovely and quiet with great views but sadly we felt that the facilities let it down. The pool was in need of a facelift and we unfortunately had a few problems in our lodge. The dishwasher broke, then the hot tub and the front door. These were all fixed quickly and the staff were great but it was an inconvenience on our holiday and annoying when it was one thing after another! We paid extra for the hot tub and it had a leak! After it was filled up again the jets didn’t work very well and it wasn’t all that warm either. Also we were annoyed when we arrived as we had been told beforehand that online shops weren’t allowed onsite so I did a click and collect which my husband drove an hour to collect when we had arrived. Whilst he was out a sainsbury delivery pulled up outside our lodge and delivered to the lodge opposite! Very annoying for us and 22 miles of petrol to Lowestoft to collect our shoping when instead we could have had it delivered and my husband start enjoying his holiday. I’m sad to say we wouldn’t recommend it as we have done with other places we have stayed. Sorry.

The accommodation (Carlton) was lovely. The only criticism is with regard to the pub. We used the pub twice (both in the evening and we had made a booking on both occasions). The first time (Tuesday) we had to wait 40 minutes for our food. The second time (Thursday) we had to queue on arrival to find out our table number. We had to queue again to place our order and then we had to wait 1 hour for our food. It was clear to us that there were not enough staff on duty nor enough chefs in the kitchen. We enjoyed both meals when we eventually received them.

Lodge not very clean. Musty smell in one of the twin bedrooms. Only one bedside lamp working because the lead was not long enough to reach the plug socket. The en-suite toilet would keep flushing unless the lid was lifted every time. The hot tub only bubbled twice over the four nights. The swimming pool was poorly maintained as half of the lockers were out of order, only one family changing area, the jacuzzi was not working and to cap it all, the bench seat in the male changing room collapsed whilst our youngest boy was sitting on it! On a positive note, the site was family friendly and quiet. Lots of local wildlife and the pub served reasonable food.

Disappointed on arrival as accomodation was very late in availability, the bottle of wine was hardly compensation. Ever thought of a staggered access time? Checked out evening before as 9.30 am departure too demanding with young children to get ready Lodge "HALES" was exceptional although hot tube did not seem to be serviced during our stay Are the visitor reviews ever read? It seemed that a high percentage referenced there not being an electric kettle. It was painful boiling water using the leaky kettle provided, fifteen minutes plus to boil on the gas hob! Shower water temperature variable, I think due to poor water feed balance.......? However, overall an acceptable experience.

Not the best pitch area. The large hexagon plastic ground cover is exposed in many areas of the site this was very difficult for children to walk on and I had to carry my dog in and out of the awning and he is not small.Although not busy I would feel it rather crowded if it was. Pool good, showers need attention but kept clean.

Nice site but not for us will not be returning. The pitches where ok but the plastic grid underneath the gravel was very exposed in places and there was some litter around the pitches. Lovely views, it’s a shame you can’t walk further along the river from the site. Didn’t like that children were allowed to play football outside the yurts. I don’t think ball games should be allowed that close to where people are staying.

All staff very friendly and helpful, location nice, lodge very grubby especially the bathroom all needs refurbishment .booked for 6 people but in my opinion it’s more like 4 person on outside space,as given a very shabby and rusty bistro table with 6 mismatched chairs therefore cannot eat together outside,the small decking area is about comfortable for 2 to have a coffee /wine. The food on site was extremely good and very generous portions.would probably not return tho.

The location and accommodation is amazing, but as we specifically chose this location because it has hot tubs the fact ours didn’t appear to be cleaned or have chlorine levels checked during our stay (couldn’t see through the water on the 2nd day and there was scum on the surface) plus the fact from the Saturday afternoon onwards the temperature dropped continually until it was below 30 degrees on the Sunday morning, very disappointing as we all wanted a last minute dip before we checked out. If it wasn’t for this we would have happily rebooked for next year as everything else was lovely.

The staff at reception and in the Waveney inn are very friendly and welcoming and the site facilities are great. However our lodge was dirty, there were thick cobwebs everywhere, found a unpleasant item under the bed and the corners of the rooms were thick with dust. Some of the furniture in the lodge is looking pretty tired and worn which would of been fine if the place had been properly cleaned but it just added to the dissatisfaction. The hot tub was clean thankfully and we thought that and the pool were great. I don’t think we will book to come back though as such uncleanliness is an offput.

We have visited the centre many times now and have always thoroughly enjoyed our time there. This time was different. The internet booking had errors, which I had to ring and sort out. I had paid for two nights but it showed only one night. It had only taken one night for our dog too. Anyway, when we got to reception, after being asked my name, the first comment the receptionist said was to state that we owed £2.50 for our dog. Fine, but no apology for the mix up or anything. Later on we found out that the toilet block and washing up facilities near us were closed. Nothing was mentioned when I queried our booking, or on arrival. We would never have booked if we knew that we would have to trek all the way to the shower block just for the toilet!

We booked the hotel room that is on the ground floor directly onto carpark and noisy from passing kids right next to the window. Not a tranquil view of the marshes. We were given a very good alternative by very reactive and understanding staff.pool was great but limited hours.

Beautiful location. We went out of season. The toilets and showers near the camp site where all closed. Also the dish wash area was closed. It's a shame when the camp site is open that they don't open these facilities

We arrived late on Friday eve, very disappointed that hot tub was situated in car park space. Something that was misleading in pics. In pics overlooking beautiful landscape. The lodge itself was beautiful, warm amd cosy. Had a few issues with no hot water to bath, and shower the doors kept falling off its hinges. Did report, but we had to leave on the Sunday, a day earlier than expected. The grounds were beautiful. The swimming pool was lovely. Jacuzzi wasn't working bit didn't affect us. The restaurant we found was very expensive. But food was lovely. Overall, lovely stay, but disappointed about the false advertising re-hot tub.

Nice rooms in a beautiful location. Pub/restaurant nothing special but probably good for kids/young families and staff were friendly. Checkout at 10am seems unusually early but they did begrudgingly gave us an extra half hour upon request. Would be nice if pool were open a little later than 5pm and if the TV had better signal also. All in all a pleasant stay though

Thanks for the review, Scott. Unfortunately, because the pool is unattended by any lifeguard, and is only monitored via cameras by reception, it can't stay open after reception closes. We're pleased that you had a nice time overall :)

We booked a 3 night break for birthday. We went go karting and played golf. Lodge was lovely, however on our last day we were unable to use the hot tub we called out of hours number for engineer who was unable to help so was quite disappointed

After travelling 3 hours was shocked to have to deal with the most rude awkward person insisting that despite pre paying when i booked she was not going to let me know what pitch to set up at until i walked the length of the site back to the waiting area to get a credit card for a deposit in case i made any noise, it was only my request for a full refund and then her saying it wasn't possible that she eventually called for a manager who saw sense. I have never before had to deal with anyone other than a very a pleasant person on arrival at any site and would suggest you look at the negative feel this person gives your centre. On a positive note we ate at the Pub and the food was great!

Lovely location and pleasant helpful staff. We found the lodge less good then expected based on information, seemed more run down than we thought it would be. It was heated well but the shower was difficult to set right, was too cold or hot with very small turns of the knob and then fluctuated in temperature. One bed was sagging, requiring to go sleep in another. All in all we would not mind staying here again but it would not be a no brainer first choice to come back, even though the rest of the experience was pleasurable. It did feel welcoming that there was bread, some butter and milk cups available when we arrived.
