We stayed at 88 Burberry Circle, Broken Bow, OK 74728 from Wednesday, 11/27, to Saturday, 11/30, with a group of 26 adults and kids, and it was the WORST experience ever for my wife and I! Some rooms were unbearably hot, while others were freezing cold. Our room, where we stayed with our 22-month-old toddler, was super cold—there was NO air coming from the vents! We checked all the thermostats in the house but couldn’t get any help. We called the contact number provided, but no one answered. The voicemail said to leave a message, and they’d get back to us. Spoiler: they NEVER did. Imagine having to care for a baby in freezing temperatures during Thanksgiving in late November. It was beyond disappointing and unacceptable. Additionally, the spacing between the staircase balusters was substandard—wider than it should be, creating a significant safety hazard. Little ones could easily fall through! This is an urgent issue that the owner MUST fix ASAP, as it poses a serious risk of bodily injury.

We stayed in the Hilltop BeeHive and would like to provide more accurate information on this cabin. The cabin has potential to be beautiful but it is one of the more run down cabins we have stayed in. The pool table felt is in bad sharpe and makes the pool table unusable. The hot tub jets only partially work and the lights didn’t not work. Other peoples stuff was found in the cabin in multiple rooms. The TVs in the home are very small and not good for family watching football games

Please do not stay here. Hilltop Anand-Ville property. We are writing to express our deep disappointment with our recent stay at the HILLTOP ANANDA-VILLE cabin and request a partial refund, but we received nothing. We encountered multiple issues that severely impacted our stay. The cabin was uncomfortably warm at 88 degrees despite our efforts to regulate the temperature as per instructions. Additionally, there was water on the ground floor directly under the malfunctioning air unit, which worsened throughout the evening. We placed 3 waste baskets under all the water drips from the lower level ceiling. Throughout the first night, the ground floor was 84 degrees, with the third level hitting 90 degrees. This was extremely uncomfortable for our party of 18 people, including a newborn baby and a one-year-old. The next morning, the situation escalated, with water dripping steadily from the light fixture. We called management EVERY 30 minutes, unsure when the office opened. Finally spoke with someone in management. We were instructed to keep the unit on and set all temperatures one degree off one another. We were also told someone would come to the property. By 4 p.m., NO ONE came to the property. We walked around the outside of the house and discovered only one (1) A/C unit on the right side of the house was functioning. We CONTINUED to call the management company. We started calling the management company for assistance using three different cell phone numbers, hoping one of the calls would get a response. Finally, we did reach management. We reported that only 1 A/C out of 3 were working. They said someone would come to the Hilltop Anand-Ville property, but they never arrived. As an alternative, we were offered a smaller cabin called The Beehive with only 6 bedrooms. We moved since the A/C was working there. The BEEHIVE cabin had a broken shower in one bathroom, one bedroom’s bedding was filled with pubic hairs, and other items I will not mention. The blankets and pillows were gross. BEEHIVE cabin was full of roaches, unlike Ananda-Ville, which had no bugs. Beehive Cabin has not been treated for pests/bugs in quite some time. We were disappointed (and very uncomfortable) that the accommodations we had reserved and paid for were not provided, and the overall handling of the situation fell short of our expectations. We requested a refund of $3000.00 covering the difference between these two properties and got nothing. We will never stay there again.

We a group of friends stayed at Bee hives vacation rental last weekend. It was the worst rental Cabin we have stay so far. The dishwasher had cockroaches living and dead. The patio was full of thick cob web and spider webs which seemed to be there for ages. The grill in the deck was very dirty covered with thick layer of dust. Our group was excited about doing barbecue but we couldn’t even stand there. The bunker beds were very unsafe and uncomfortable. When we spoke to owner about the concerns we had, he was very rude and unprofessional. He said due to weekend nothing can be taken care of. He also said cockroaches are common on countryside living and we should not complain. I wish there was an option for -5 stars. We recommend to never rent these properties 🧐😒😭

I wish I could give this a 0 - the place was disgusting! The dish washer had cockroaches crawling all over it, and there were cob webs which were thick and heavy all over the patio and deck. The grill was unusable. The absolute limit was the owners refusal to accept responsibility!

This is related to your AirB&b we are staying right now. 79 Ridgeline trail, broken bow city, Oklahoma 1. The owner said to us when we saw cockroaches that we are not used to live to country side . “Do we get cockroach in country side “ 2. Grill is not at all usable . We have lot of stuff here to marínate 3. Your banker beds are so unsafe which can hit someone’s head. Fix it immediately otherwise ready for consequences.

I rented the Hilltop Anand-Ville 8 BR sleeps 30 Guests Check-in 05/24/2024 Check-in 4:00 pm; Check-in 05/26/2024 11:00 am : not cheap. I arrived a little after check-in which was 4:00 pm, my son got the key from the lockbox, I checked the lower level only to find the door was unlocked, after finding this we started to check the Cabin to make sure no one was hiding in it. As per the instruction I was to call (580) 380 5547 to report any damage we found I tried numerous times calling the given number to report the TV’s not working ,no internet and the Air Condition not working, we were so P....off and up-sit to say the least we were out of there by 9:00 am I would not advice anyone to rent Hilltop And-Ville under the present property management. I paid a lot of good money only to be lied to after the fact. A business like this should have someone local on call. I should be reimbursed a portion of money paid to this company. Kevan called on the 28th , I tried to explain the problems we encountered at the cabin the TV’s, AC, water leaks , dirty bed sheets and the electricity going out on the night of the 24th . The conversation got heated after my wife got on the telephone and Kevan the S..B ended call.

My family and I stayed in this cabin over the weekend and it was DISGUSTING. We drove 6 hours to get a cabin that was dirty and unkept. There were roaches (live and dead), hair on the pillowcases, thick, thick spider webs and eggs, dirty counters, pillowcases, cabinets and couch cushions. The counters were greasy and unclean. The pictures were misleading, the cabin looks totally different now and there is no lake as was described! The description says we can fish. With what lake? My family has rented cabins here twice before and had the best time, but we were very upset at how disregarded we were; we were not treated as customers or even given any consideration. We were told to report any issues within the hour. So instead of having fun and relaxing after 6 hours of driving, we had to take pictures and walk the entire house to note all of these dirty things mentioned. We sent a message describing the things we saw and did not get any response for hours. The reply we received was: “the cabin was cleaned today.” Which we can see by the pictures, was a lie. We had to experience this filth for days; what other options did we have? The kids in our group could not even use the numerous patios or “fire pit” because of the filth. The cabins we have rented before were very clean and this was the WORSE experience. The morning of our departure, roaches were crawling on the stove as we cooked. Please don’t waste your time.

My family of 15 rented the Hilltop BEE HIVES cabin due to its spacious layout. Upon arrival we found that the fridge had live roaches, light bulbs that did not work, mold on top of the toilet seats and on shower curtains, the entire cabin had a layer of dust. It was noticeably unclean. We have several photos of everything that was undesirable considering the amount we paid to enjoy the cabin. All photos and concerns were sent via a detailed email to the contact that was provided. The only response we received was “The house was cleaned.”. There was no apology or no efforts to make things right for our 3 day stay. We were unable to utilize the patio at all due to that thick layer of dust and bugs. While our family understands that the patio is outside, it was clear that it had not been tended too for some time. It was nice to see that they did prepare the jacuzzi, the surroundings were just so unpleasant to actually enjoy it. One room was unpleasantly warm due to the AC not working. The photos used to advertise the cabin were not the best representation of the cleanliness and readiness of the cabin. With the lack of empathy, professionalism and understanding, I would recommend avoiding renting any cabin associated with HILL TOP, especially BEE HIVE to avoid any disappointment!

Not what was expected We checked into the cabin on May 24 and upon entering the cabin found a puddle of water on the floor then the refrigerator was leaking water as well. The WiFi and the main tv didn’t work and none of the tvs worked. The air conditioner stopped working and it got up to 83 degrees which made it unbearable my dad called the numbers and left messages with no response. This was a very expensive trip for things not to work.

Experience was not good. My family and I stayed at the Hilltop Anand-villle 8 bedroom. The place had enough in for our party but the air conditioner was not working properly which left us sweating and the weather outside far better than the temperature of 82-83 degrees inside the cabin. I and others in our group experienced fleas or bedbugs all over our ankles and feet. The Internet connection did not work the entire time at the cabin and the lights to the cabin were out throughout the night . I have a fantastic times at Broken Bow this is not one of them. Completely disappointed.

Cabin was not the cleanest upon arrival, but after a quick sweep and washing all the bedding things were good. The property is amazing however the property management takes away any chance at any stars. Been checked over a month and still no damage deposit refund! Emails and calls have all been ignored. Terrible way to run a company. Our family left the property in a much cleaner state than how we found it at arrival. My recommendation if you rent as the property itself is beautiful....chalk damage deposit up as a loss and let these clowns see how they like getting s..t on!!!

Cabins weren’t clean toilets,fridge,Kitchen was really dusty,Dirty sheets and at all really bad hygiene We didn’t stay there got out the same day We complain about it but the manager didn’t Put much attention to us. Saying that it was false complaints we have videos and pictures of it!! Now they don’t want to refund us.

The bathrooms were dirty found hair in the shower. The outside was dirty looked like it had not been cleaned in along time. The hot tub was very nasty and had a bad odor to it. The floor was dirty and had sticky spots all over. When we was packing up to check out my wife found roaches in her bag. We tried calling mangers number numerous time and never got ahold of any one. We will definitely not be using this company again.

Very bad experience overall. We are never recommending this property to anybody and will never visit again a. The towels had holes in them b. There were lots of bed bugs in all the rooms biting the kids. Kids couldnt sleep in the bedroom c. Internet is absolutely not working across the cabin d. Dirt and filth in the entire cabin not clean at all e. Overall a very bad Experience f. Nobody responded back after making several phone calls. I want to sue the management company for the pain that we went through after paying this price for the cabin

The house is clearly neglected inside and outside. Our house had dead bugs,fleas,spiderweb, throughout the house. Shoes found under the bed with 2 inches of dust.stains on the mattress, dust on windows as well as the furniture outside, Grills were not clean. Fire pit had so many weeds around it you couldn't get to it. I will never come back or recommend .

This is was our third stay at the Amand. The air conditioning was not working on the third floor. We had counted on this for 6 people to sleep. Management does not answer any calls. He finally called back in about 2 hours, said he could not get anyone to come out due to it was the weekend. This was a Thursday. No compensation for that night. After numerous phone calls and texts, he agreed to move our party of 6 to another unit for the following 2 nights. The Amand was dirty. Outside even dirtier. My family will not stay here again.

Vrbo does, can, and will give them your credit card information. They can take that and charge whatever they want, whenever they want. They call the total fees page a quote. They charge more than you agreed to earlier than you agreed to it. They ask for additional cancellation fees if you try and cancel. And they do not try and work anything out with you. They also lie in their reviews. I have backup via my CC and Vrbo that they fraudulently take your money. Renter beware.

They hacked VRBO’s system, stole my CC number, charged me a $1200 fee the day I booked that I did NOT agree to, then refused to return any of my messages or converse with me about it. DO NOT TRUST THIS PLACE. They’re fraudulently stealing information and don’t care.

When our cabins are booked through OTAs , like VRBO, AirBnB, TripAdvisors etc. , those OTAs collect & handle the payments directly with the guests. We don't process any payments for Online reservations. We see this reservation was directly made through VRBO website by paying a $1200 deposit to VRBO.
