Im very happy with Helloguest. I need to stay in my property sometimes and wanted the flexibility to rent it out when I'm away. I contacted a few agencies but not all of them were willing to manage it as they wanted it to be always available for rental. I decided on Helloguest as they were quick to respond and explain how they would manage it when I'm away and come to visit. Whenever I need to stay they just block the calendar and clean to get the flat ready for guests after my visits. I have some personal items which I keep locked away. This has worked well and had no major issues with guests staying. There was an issue with the boiler on one occasion when I was away but they arranged someone to get that fixed quickly. The flat is always very clean and well cared for. I would not hesitate to recommend them to others who want to use their property from time to time.

I’ve been using Helloguest services for over 2 years. Previously my wife and me took care of everything but it got a little bit too much to manage. They offer a good service which I am happy with so far and feel that my guests are getting taken care of. Onboarding was easy and Emily was a big help for us. Customer service is always answering our questions and they have always been very transparent with the booking side of things. I would highly recommend this company.

I have been renting out my property for long tenants and decided to try short lets as its in a central location in London. I was receommened to contact Hello Guest to help manage it. They got it set up quite quickly and put on the main booking channels. They have managed cleaning and guests so I havent had to do anything which suits me as I dont have time to manage it. Was very surprised by the number of bookings received and has worked out very well compared to the income I was getting from long term letting. Hello Guest have always fast to respond to any questions and would not hesitate to recommend them.

I moved away from Leeds and wished to gain AirBnB income from the property in my absence. I've not hosted AirBnB before and wanted a management company to manage all aspects of making this work. The property is available all year round and need the flexibility for when I and/or family will use it. Helloguest were the most responsive and suitable from those I contacted. I supplied them the property details and they created the listing on the booking channels and the pricing. I have access to a dashboard to see the bookings and its been very easy to block any dates for my use. I have only had a positive experience and would definitely recommend Helloguest services to others as I have found them very helpful.

Ripped off 300 pounds , they simply take your deposit like it is their money, I will complain to the ombudsman . I was ripped off, sent emails, tried to call and nothing back ... do not use this company ....avoid at all costs, many people in my position , shame on you HelloGuest for ripping people off ...I will not use you again...stay away from this company , poorly run...

Helloguest manages my flats in a building block in London for airbnb lets. They are providing a full management service as I don't live nearby or have the time to manage it. I used to rent some of the flats for long term tenants but have found short lets gives better returns and fewer problems, I had a particularly bad long term tenant who stopped paying the rent and had to get them out which proved to be very costly and stressful. Overall would recommend Helloguest, they have been very professional, responsive and available to arrange appointments for the building maintenance when its been needed.

I would never book a property owned by HelloGuest again. We used booking.com to book a property in London managed by HelloGuest. When we no longer needed to stay at this property, I enquired if we could receive a refund after the cancellation period. Booking.com said this was entirely possible providing HelloGuest accepted this request. Unfortunately, they did not. As soon as we realized we made an error in cancelling the booking before HelloGuest responded, we immediately tried to rectify the situation through dozens of phone calls, emails and texts. We also requested to be re-instated but were refused. Be forewarned that it is impossible to directly communicate with an actual customer service provider at HelloGuest to resolve what should have been a simple misunderstanding.

Great service from the start - I was looking to invest in a property in Manchester and needed some advice where best to buy. They gave me some good tips while I didn't get much response from the other companies I contacted. They also provided an official earnings estimate which I needed for the mortgage company. Once I got the property I used them to manage it and rent it out for Airbnb, business guests and holiday lets. I wasn't sure how things would work out but its been very positive with a full calendar of bookings. The first bookings came within a week of the listing being advertised on Airbnb. They also set up the listing on other channels which I am also getting a good number of bookings from them like Booking.com. I don't live in the area so need a hands off service. I have had a few maintenance issues which were resolved quickly and they manage all the rest for cleaning, checkin and communicating with the guests. Very happy with the service and the support I have received.

Thank you to everyone at Helloguest, appreciate all the help getting my property listed and booked out for the periods when I'm away. Veronica and Emily helped me get things set up and gave good advice on how to best furnish the flat including getting a sofa bed for extra guests. Customer service have always responded quickly and blocked dates for my stays. Would recommend to anyone looking for an Airbnb or short term rental management service.

Not very professional and rarely transparent. Poor booking/yield management not very effective in generating good yields for clients' properties. Clients are attracted with an appealing "12% only" management fee, but a number of sudden and inexplicable "emergencies" emerge at the flat along the way generating loads of fees and charges by Hello Guest that reduce clients net revenues and boost Hello Guest income. We would suggest you choose some other provider who is able to reduce the number of "emergencies" and to manage same more efficiently

Avoid this company at all costs! I couldn’t be any clearer. AVOID! Background: I have sent countless emails and left voicemails where they have not got back to me and never once called me!! I had to step in on several occasions with guests requests for information which Helloguest did not respond to. Helloguest provided guests with incorrect information on several occasions which I needed to step in to clarify even though info was all provided to helloguest. They have a phone line which simply does not work. No one at the company can be contacted by phone. Ever. They did not set up their fee correctly and asked for this retrospectively, which I had to pay at full price even though they did not warrant the full fee. They charged an onboarding fee when they never sent me any documentation. They lowered my flat £45 per night!!!! without my consent!!! when min winter nightly charge agreed was £95! HG claim they can adjust to whatever level without owners consent. No, honestly paying this company was literally like paying money for old rope. They were literally the worst company I’ve ever dealt with. You’re better off elsewhere. Do your research and forget about them.

I switched to HelloGuest a few months ago now. They take care of my flat in London and could not be happier to see almost full bookings for the next year ahead. I'm not about some of the other reviews, but all I can say is that my time with HelloGuest so far has been very positive.

I have had a great experience with Hello Guest. The company helped me to let my usually empty property by organising the listing, cleaning, expenses, maintenance, and communication with the guests. In addition, I can contact them at any time and they helped me to solve some specific requests immediately. I strongly recommend them for Bristol as an Airbnb management service!

Oh my goodness! Just received a callback from these people after enquiring to use their services. A woman on the phone, Polish accent(?), very abrupt and rude. Dismissed my enquiry, very unfriendly and put the phone down on me before I had finished speaking. What??? Never ever spoken to a business who was so unprofessional. Makes me wonder how they stay in business if this is who they employ. I am so glad I dodged a bullet with this company as I imagine there would be no pleasant customer care. Be careful with this Company folks

AVOID HELLOGUEST AT ALL COSTS As an agent for a family member property owner, I had a dreadful experience with this company. Avoid at all costs - there are many more professional companies out there. They refuse to notify you when placing guests which can results in double bookings if the property is unavailable. They then feel it is their right to bill you for their own cancellation fees, which is absurd. My client paid to onboard them, including their photography fees and all their other cleaning fees etc, but refused to pay them for their own cancellation fees. They then took ME to court without notifying me - and they know I live overseas - and I don't even own the property. I ended up having to pay their cancellation fees AND legal fees to avoid a County Court Judgement which had already been illegally lodged in my name. I have now referred them to my lawyers to take them to court for this illegal action on their part. AVOID AT ALL COSTS for your own peace of mind whether you are an agent or owner. They are completely unprofessional.

I have a flat in London and I needed someone to manage as I cant do it myself. A friend recommend HelloGuest and have been using their services ever since. They got the property advertised quickly and have helped with some maintenance issues. Customer service has always been helpful and respond quickly to my questions. I would recommend using them if you need a good management service and you cant do it yourself.

I have been using Hello Guest for several years on and off. I had to stop renting during the pandemic and came back to live in the UK for a period of time, Have moved back abroad and got Hello Guest to rent and manage my property again for short lets. Its easy service to use, I just get in touch with them for when to rent the property. They advertise it on different booking sites and I get monthly statements with earnings. Never had any major problems with guests or parties which I have read about in some Airbnbs, I know they screen guests and have a few days minimum stay. Recommend them to others.

DO NOT USE!!!! They are absolutely abominably run, and seem not to know what is going on. I had multiple issues with them so can’t write all of them down, but will show an example of two of the worst: 1) There was no booking for a certain week. I arrived to the flat and thee were guests there. I contacted HelloGuest who said it had been booked in. I sent them the calendar which clearly shows there was no booking. They refuse to acknowledge this so I had to pay for 2 nights in a hotel. They refuse to refund and completely ignore the fact that there was no booking in the calendar! 2) Guests arrived when I was still there having not cleaned yet. They specifically told me a cleaner would arrive at 5.30. I assume if they told me this the guests would not be scheduled to arrive until at least an hour or two after this. The guests arrived at 5pm and I was then told my HGelloGuest that that was their schedule. Again they refuse to take any responsibility. They cannot even apologise for their own mistakes, and refuse to acknowledge of any wrong doing.
