“This is the 2nd time staying at a Sun Park in Florida. Not sure I would stay at another. When transferring Riverview to Punta Gorda I was told I would have to take a 30 amp spot for 2 weeks until a 50 amp spot opened. Ok so I can manage with using 1 AC unit for a short time. 1 Month later after fighting for a space I seen several spaces open. I needed 50 amp service and I was upgrading from a small camper to a large 5th wheel, which was stated when I moved in. I signed a 2 year lease upon moving in and when I finally moved to a permanent spot my date changed and I had to sign a new lease. The now 1 year lease is not a big issue. But the tree next to my lot is a big issue. It is a massive mess and no one is cleaning any of the mess.Yes these people were very nice and sweet when we came to Punta Gorda but now I think a demon took over. It is a who you know and who you associate with kind of place. The Laundry rooms are ridiculous 11 washers and 3 working, dryers are 6 in number. Somehow that does not fit. Manager just moved onsite and has the grounds people take care of that house which is fenced in, before taking care of the property. Its Snowbird season and so many regulars are not coming back due to the poor way things are getting handled. Buildings that have been empty for months on end and have condemn notices on them untouched looking horrible. I have come to the conclusion that this is not the place to stay and will not be renewing my lease. The cost to a mismanaged unsightly place is not worth the savings. It would cost me an extra 150 a month to stay at a nice place so I will pay rather than live in filth like this.”
“Where do I start? People seem friendly but they turn on a dime. A tree that was compromised by a hollow fell on my home in July - not weather related. I had reported that tree out of concern several times to the administration of my community. Sun Communities denied my claim as they stated the tree was on my property, not according to my prospectus' lot measurements!! Even with additional information from the city and poor judgement on the community's administration and their tree maintanence company, Sun Communities still denied my repair claims. This is not the only horror story in my community regarding these well established Water Oak trees that the Sun Communities is now making renters' responsibilities. Hey when you rent a home or apartment and the water heater breaks, it's the landlords responsibility to repair or replace. This tree was Sun Communitities property not mine. Now I understand we are to sign waivers to use any of the ammenities like the pool, spa or fitness center. If we don't sign, they will lock us out!! But we still have to pay! If you're thinking of buying in a Sun Communities property, THINK AGAIN!! Too many rules and the cost of living there keeps skyrocketing each year. Do your homework before buying and speak with existing residents. It all sounds great until it isn't!!”
“Massive flooding from a back neighbors down spouts that go directly in my lot,a pad put in approx 5 inches higher than my lot, gross negligence of staff for the simplest of tasks, gross mismanagement nepotism and favoritism exhibited for the affluent. Unwelcoming rude and rotten individuals live here and work here. Failed to disclose my lot floods regularly when I purchased my park home. Truly a horrific experience. Definitely misled by the sales agent and they refuse to fix anything if they do it's done incorrectly. Unless your related or a close with a staff member your on your own. Run far run fast. “Holly Forest Estates…would not recomend purchasing a home there. Rules for some and not others. Toxic people that think they run the place, and talk about everyone! Cats every where! Lot rent goes up every year and you have NOTHING to show for that money. Property manager is difficult and a piece of work. Save your money and buy a real home!!”
“Don't ever live in North Point Estates it is poorly run. The best manager retired (Will Smith) he was alwayse on top of things. The last 2 Managers were Stacey and Brad. Stacey was the drug addict you go into the office and it smell like Marijuana. She was driving impaired. Never took care of the park. Brad well what can you say he only inforced the rules to a chosen few. I was written up seemed like 3 to4 times a month. Was told that I had to many cars at my home. Also unable to fix my car. But he had people fixing his personel cars (double headed coin.) He played favors just like a child. Everytime you turn around he closed the office. Seemed like the job was to much for him. DON'T MOVE TO NORTH POINT ESTATES”
“Feral cats running around all over the park. Jumping on your vehicles, living under your trailer, attacking your small dogs, etc. Sun Communities doesn't do anything about it, except impose a fine on you if they think you're feeding them. Cat feces all over. It's nasty!”
“Recently they said they company here to replace all the water meters, what was wrong with the old ones they were made out of brass the new ones they put in are made out of plastic and they did not put the heat tape back to where it was they left it hanging there, I don't know if they realize this but wherever they're from we have Winters here in Maine very cold Winters you're looking at everybody's water meter freezing and possibly bursting, just want to make sure I use this review as evidence that I did inform somebody as well as the park manager so that if there is problems this winter there will be no question as to who is responsible.”
“Our community manager has a blind eye to all the problems in LaCosta Village. Small children have moved in to what's supposed to be a 55+ community. The manager blames the residents for the negativity, but if she did her job and made everyone follow the rules that residents wouldn't be frustrated and the negativity would decrease. The residents of LaCosta are not the problem, the movement is what needs to be changed. Also there's a house for the property manager that has been vacant for years. Vacant homes of residents that have passed away years ago remain vacant because they are still getting the lot rent. Caretakers are numerous even though there is no proof of the resident's need. This is just a small sample of Sun Communities lack of caring about their properties”
“King's Lake in Debary Florida going down hill use to be a beautiful park years ago. Manger doesn't have a green thumb nor does she seem to care that the park looks un welcoming. Our emergency exit out of park is locked she is gone alot and only 2 people have a key im told to unlock in emergency. The parking lot churbing by club house in desperate need of painting. Street lights out all over park, uses unlicensed maintenance guy to fix electrical system. Managers spouse has felonies and is living in a 55 and older park even when law says he can't be here. His motorcycle is so loud every one in park complains nothing gets done. The manager is changing park rules and regulations in our prospectus with out proper notifications by mail. My view of sun Community's is I would look around for a co-op park to invest in if I had to do it again. The rents are in my opinion out of control also lack of back round checks for managers and partners as well as good traing should be stricter. But it's my opinion and I personally would never by again in a community like Sun.”

Regional Manager tried to kick me out when my husband left--claimed the lease did not cover the WIFE! Claimed I was a "roommate" and that only my husband had qualified.
For 6 Months he Refused to READ my lease to find out he was wrong!
Finally he threatened to send me to the Legal Department and I laughed and thanked him.
2 years later, he and the manager here are still looking for a way to kick me out. BUT my lease is valid!”
“First when I called to make the reservation with a group I had read and there were several coupons..but I was told I could not use them.
2. I tried the week before my stay to call so I could ask a few questions and NO one answered the phone.
3. I was charged $1802.00 for a 8 night stay. I have never paid that high of a rate and have stayed at several locations. Copies of 3 enclosed.
4. They have a family pool BUT no lifeguard ...
5. We were charged $118.97 for a bar tab that was $46.00 they said there was to people with the last name Carter. The did fix that.
6. The lots are in terrible shape..Not groomed at all. Picture enclosed
7. Ice Cream Store and Pool Bar closes at 7:00 pm. No ice cream for grandkids after dinner.

Worked for months,people park on the grass and have the driveways look like yard sales,so they ark anywhere.our manager never rides around in park.he should do that every week .He says fencing is not allowed but they are everywhere.Cats and rats are all over and if we say anything they tell us to move.Never would recommend this Sun Community.cant complain our manager has a anger problem .”

She wants to give people violations for them calling here and not causing problems with the neighbors. “Sun Community of Southington CT, the manager EJ is sleeping with her boss the regional vice president and also the maintenance director. Just ask their wives, as there has been many of verbal issues from the wives. She is never in the building and if you go to the location where she says she is at, she is not there. Her day starts at 9am, but doesn’t arrive into the building until after 12pm. Many employees have quit due to her not wanting to train. She recently had several assistants that have resigned, due to her not training them and never being in the office. The hired assistant manager had nothing to do all day. When the manager EJ went out of the building she should be taking her assistant manager with her, but never did. She doesn’t want anyone to know where she is going. I whole team knows that she is sleeping with her boss M.K and her maintenance director T.O. I am requesting an investigation to be conducted in that office. Please interview every single staff member in Southington Ct. This manager EJ is getting paid to do nothing all day and is not willing to train good employees. She is sleeping with her staff! The regional vice president is her boss - MK and her maintenance director is T.O. Once a week she says she needs to meet with maintenance director T.O, and she is gone from morning to after 2:00 pm. What are they doing what are they discussing for hours. If you go to the maintenance office where she says she is, they are not there. If nothing is getting done about this, I will take my complaint further. Sun Community of Southington Connecticut is a good place to work but they need to remove the manager who sleeps with every man that looks at her and there is also the rumor she slept with the maintenance man at killingworth. She has also slept with her contractors then fired them by not giving them anymore work on the sites. Everyone knows about it. I find this highly unprofessional of a manger to do this and it also gives Sun Community a bad reputation.
Please investigate this needs to end today ! You are losing good employees and it will become a high turnover community of employees if it’s not stopped.”
