Feral cats running around all over the park. Jumping on your vehicles, living under your trailer, attacking your small dogs, etc. Sun Communities doesn't do anything about it, except impose a fine on you if they think you're feeding them. Cat feces all over. It's nasty!

Recently they said they company here to replace all the water meters, what was wrong with the old ones they were made out of brass the new ones they put in are made out of plastic and they did not put the heat tape back to where it was they left it hanging there, I don't know if they realize this but wherever they're from we have Winters here in Maine very cold Winters you're looking at everybody's water meter freezing and possibly bursting, just want to make sure I use this review as evidence that I did inform somebody as well as the park manager so that if there is problems this winter there will be no question as to who is responsible.

Our community manager has a blind eye to all the problems in LaCosta Village. Small children have moved in to what's supposed to be a 55+ community. The manager blames the residents for the negativity, but if she did her job and made everyone follow the rules that residents wouldn't be frustrated and the negativity would decrease. The residents of LaCosta are not the problem, the movement is what needs to be changed. Also there's a house for the property manager that has been vacant for years. Vacant homes of residents that have passed away years ago remain vacant because they are still getting the lot rent. Caretakers are numerous even though there is no proof of the resident's need. This is just a small sample of Sun Communities lack of caring about their properties

King's Lake in Debary Florida going down hill use to be a beautiful park years ago. Manger doesn't have a green thumb nor does she seem to care that the park looks un welcoming. Our emergency exit out of park is locked she is gone alot and only 2 people have a key im told to unlock in emergency. The parking lot churbing by club house in desperate need of painting. Street lights out all over park, uses unlicensed maintenance guy to fix electrical system. Managers spouse has felonies and is living in a 55 and older park even when law says he can't be here. His motorcycle is so loud every one in park complains nothing gets done. The manager is changing park rules and regulations in our prospectus with out proper notifications by mail. My view of sun Community's is I would look around for a co-op park to invest in if I had to do it again. The rents are in my opinion out of control also lack of back round checks for managers and partners as well as good traing should be stricter. But it's my opinion and I personally would never by again in a community like Sun.

SUN are CROOKS. Regional Manager tried to kick me out when my husband left--claimed the lease did not cover the WIFE! Claimed I was a "roommate" and that only my husband had qualified. For 6 Months he Refused to READ my lease to find out he was wrong! Finally he threatened to send me to the Legal Department and I laughed and thanked him. 2 years later, he and the manager here are still looking for a way to kick me out. BUT my lease is valid!

First when I called to make the reservation with a group I had read and there were several coupons..but I was told I could not use them. 2. I tried the week before my stay to call so I could ask a few questions and NO one answered the phone. 3. I was charged $1802.00 for a 8 night stay. I have never paid that high of a rate and have stayed at several locations. Copies of 3 enclosed. 4. They have a family pool BUT no lifeguard ... 5. We were charged $118.97 for a bar tab that was $46.00 they said there was to people with the last name Carter. The did fix that. 6. The lots are in terrible shape..Not groomed at all. Picture enclosed 7. Ice Cream Store and Pool Bar closes at 7:00 pm. No ice cream for grandkids after dinner. 8. Bathroom at pool bar was filthy. ******* I could not download pictures on this website..would not let me :(

Our park is falling apart.activities rooms leak,hot tub hasn’t. Worked for months,people park on the grass and have the driveways look like yard sales,so they ark anywhere.our manager never rides around in park.he should do that every week .He says fencing is not allowed but they are everywhere.Cats and rats are all over and if we say anything they tell us to move.Never would recommend this Sun Community.cant complain our manager has a anger problem .

We live in pine ridge in sun community in va and the management will not do anything but post on Google that she takes care of all the problems. She wants to give people violations for them calling here and not causing problems with the neighbors. The neighbor walking their dog on other people yards and she want do nothing about it.. she says live by the golden rule..

Sun Community of Southington CT, the manager EJ is sleeping with her boss the regional vice president and also the maintenance director. Just ask their wives, as there has been many of verbal issues from the wives. She is never in the building and if you go to the location where she says she is at, she is not there. Her day starts at 9am, but doesn’t arrive into the building until after 12pm. Many employees have quit due to her not wanting to train. She recently had several assistants that have resigned, due to her not training them and never being in the office. The hired assistant manager had nothing to do all day. When the manager EJ went out of the building she should be taking her assistant manager with her, but never did. She doesn’t want anyone to know where she is going. I whole team knows that she is sleeping with her boss M.K and her maintenance director T.O. I am requesting an investigation to be conducted in that office. Please interview every single staff member in Southington Ct. This manager EJ is getting paid to do nothing all day and is not willing to train good employees. She is sleeping with her staff! The regional vice president is her boss - MK and her maintenance director is T.O. Once a week she says she needs to meet with maintenance director T.O, and she is gone from morning to after 2:00 pm. What are they doing what are they discussing for hours. If you go to the maintenance office where she says she is, they are not there. If nothing is getting done about this, I will take my complaint further. Sun Community of Southington Connecticut is a good place to work but they need to remove the manager who sleeps with every man that looks at her and there is also the rumor she slept with the maintenance man at killingworth. She has also slept with her contractors then fired them by not giving them anymore work on the sites. Everyone knows about it. I find this highly unprofessional of a manger to do this and it also gives Sun Community a bad reputation. Please investigate this needs to end today ! You are losing good employees and it will become a high turnover community of employees if it’s not stopped.

Management is very negligent she has nothing better to do except harass residents about little things that are not relevant like a few oil stains in driveway. She lies about everything to residents. And Sun just keeps raising rent we are senior citizens give us a break. The manager always has the office locked she says we need an appointment to see her. Come on that’s ridiculous.

I have.been a resident I the orange city rv park for 10 years in that time the park has gone from a premier resort to a white trash trailer park you should be ashamed of this place!.now a days we have police dispatched here every night for mostly drunken family disputes,the crime is crazy we have to chain everything down and most of us.have our own security cameras.its impossible to use the.pool because all the neighboring trailer park use it also and the maintenance men mainly one Ben are aggressive and rude.

Several months of poor customer service, even though we pay our bill every month in full, and on time. They are upset because we are moving. We first listed with the agent Holly, at the community in White Lake, MI. She sat on it for over 30 days, never listed it anywhere as we were told when signing. When we listed with an actual agent, they turned off our water. Six months later we are still having them randomly turn off our water with no notice, it's been over a week. So many lies, so much anger from the office. Save yourself, buy or rent anywhere else.

Sun communities is not in the habbit of making your lot rent affordable for most working people, what they will do is dictate rules to be sure everyone keeps homes and yards clean and tidy, sun communities regardless of it being sun homes or sun outdoors, is one money making company, an at profit company , what people need todo is start looking at reviews both good and firstly the worse, don't take anyones word for place and especially one that is going tobe long term ,sun is relentless in its ability to make money if its investors are not making money some one has to make decisions 0n how its going to change that unfortunately its the staff are at the blunt end of that decision , so agen people do your home work look at the reviews the worst often tell a better truth.

Hi, my name is Sylvia Stockwell and believe it or not I live on a park in the UK where Sun Communities have taken over. Since they have the park has turned to a 'prison camp '. Life is unbearable. No flowers allowed, daily 'inspections' from the office (the prison officer!). O yes, the office want 20% of your sale fee if you sell your van privately! If you sell through them you'll be lucky if you get £1000. It's a scam. They are thieves.

We just sold our park model home in a Sun Communities Park in Florida. We started staying in the park 9 years ago in our 5th Wheel. Sun did not yet own the park at that time. We fell in love with the people and really liked the park. In 2020 we purchased one of the park model homes from a Canadian Couple who were not planning to come South any longer. We put quite a bit of money into things that needed updating and had one of the nicest homes in the park. We were looking forward to being Snowbirds for several more years. That was until we started getting emails from the management about "New Rules". The combination of the rules and the arrogant attitude of the management made everyone feel like we were being treated like children. They initiated an unannounced annual inspection of each home which involved a 360 degree inspection of each property. Each resident was given a report of things they were to address and those things were generally very insignificant. While I admit that there were homes that needed to do some cleaning up, most of the homes were really nice. However, the management managed to find really insignificant things with even the nicest homes in the park. It was quite upsetting to have them tell us that we couldn't have a few paver bricks stacked in a corner of our backyard (where absolutely no one could see them), yet property owners could make their houses look really junky with all the yard ornaments they put outside. There are a couple of houses in the park that looked like they were having a competition to see if they could outdo each other. Everyone talked about it but management did absolutely nothing about it. The thing that really ticked everyone off was the initiation of a $1000 fee when you sold your house. It is totally unreasonable. They give you a long list of things that need to be done when selling your house and very little of it involves the office staff. Since several homes are sold every year, this is free money for Sun Properties. It's really an abuse of the property owners. Sun Properties does not care about the residents. They only care about their bottom line. We will never recommend that someone buy in one of their parks. We couldn't get out of there fast enough and people are leaving in droves. New residents are clueless about what they are in for.

Sun homes is the worst how in the h_ll are people suppose to live yall need to stop raising the rent every year in your mobile home parks here in michigan and all other states your in its ridiculous how in the h_ll are people that can't work and are on disability are supposed to live on monthly checks

Hello my name is Linda FloresMorales my family and I brought one of Sun homes community at Meadowbrook here in Charlotte the office is off Parkton Rd and the Manager is Juan a very, very nice person who will greet you like you could be a family member and also Jeff is also a very, very nice person also and the maintenance guys are also great people all of them will make you feel great also all of the people that works at that office are awesome people.

I simply called to get information and from that I can tell what their vibe is. The loan process seems unfair and the lot lease cost is insane, especially with the cost of the manufactured homes. At least allow traditional lending options for first time home buyers if you’re going to rip ppl off. The loan options are unfair. Not to mention they monitor everything as if you’re in an apt. Even though the taxes are low, you still end up paying a high cost monthly therefore annually for the lot lease in addition to the monthly loan cost for the manufactured home. So you end up paying $3650 a month in total if not more for a manufactured home that cost $260,000. Hell you can just buy a regular house for that monthly cost instead of paying that for a damn near fifth wheel. Colorado please!! Changes are coming soon to the colorado housing market and I cannot wait.

Management is bad. If you call office with complaint they either deny its happening, or say it's your problem. People do not complain as they are scared they will be kicked. I too, have been threatened with non renewal for taking pictures of a sewer pipe replacement, have been flat out lied to, accused of things without proof, which was promised to be provided. Requested proof no response, no response from corporate, either. Love my home and the amenities, though.
