“A very difficult company. They never answer a question with a straight answer. We had concerns of overcharging at our luxury development. Their secrecy and vagarity triggered a few suspicions which led to the discovery of various errors in the charges to residents and in the reporting of the expenditure of residents' funds. Dodgy company whose practices cannot be trusted.”
“We didn't choose Warwick Estates. They were forced upon us by the freeholder of our apartments. We definitely wouldn't have selected Warwick Estates if we had been given a choice, as we known a thing or two about managing agents. Warwick Estates is not one to be recommended. Sweep aside the lame promises on their website and the many untrue comments about them on certain review websites, and you uncover a ruthless organisation which is motivated only by collecting service charges, and not at all interested in providing a quality service to leaseholders. Safety, cleanliness, an absense of vermin around the development and working lighting really should be delivered as a minimum standard. They don't care and they're very slow to respond when we call them. They need to be chased all the time. It sometimes feels like we do their job for them, yet we have to pay them anyway. Don't buy an apartment if Warwick Estates is the managing agent or you will really regret the decision.”
“An absolute joke of a company. They never do what they're supposed to do, anď the condition of our estate is a disgrace, with faulty lighting and rubbish dumped everywhere. If you try to complain, they never accept anything is wrong.”

“My one star is generous to WE. There are numerous issues in our apartment block and it is a constant battle to get any response from WE. Our management fees are the highest locally yet the service provided is dire. Huge hikes in fees coupled with failure to address problems has caused a great deal of stress to many of us.
I'm pleased that some people are able to post good reviews about WE and that their homes are being managed well. This is not our experience however and I would advise anyone considering using WE to run mile.”

They're certainly consistent in their neglect, which spans from the poor quality of work they appoint, including disgruntled and rude property managers, right the way through to errors in their charging.

“When Warwick Estates allows the fire alarm system of a large block of flats to be switched off for a considerable time, instead of getting the fire alarm system repaired, then you realise how this company conducts itself in an appalling way. No regard for regulations and no regard for the people who live in the blocks it manages. The harsh criticism is very much deserved. The snowflake comments are hardly appropriate when Warwick Estates is cutting corners and risking people's lives.”
“Managing Agents have a difficult challenge and I find it extremely hard to understand such harsh criticism. Warwick have managed my property in Central London for over 10 years. it is an apartment complex with 60 flats. My property manager is available, understands property management fully and clearly explains break-down of charges and any aspect of the property that I may not understand. Fees are reasonable but if you want your property managed efficiently you have to expect to pay a certain amount.”

“Very poor service. They're only interested in collecting money but don't deliver much in terms of service. A pain really, as costs go up significantly each year so we'll be looking for an alternative managing agent.
Another point - ask for invoices for every charge to your management company. It's your legal right. You'll be surprised how many "mistakes" there are in your accounts.”

The big concerns are their budgeting proves to be wildly inaccurate year after year, they're years late providing financial accounts and credits from the overcharging year after year, they rarely reply to emails, they're always in meetings when you phone, they make mistakes time after time and they just don't notice the work which needs to be done in the block and across the estate. Not to be recommended. In fact, avoid this company at all costs.”

“This is a review site that's definitely showing genuine customer feedback unlike another rival site that's full of fake reviews generated by these scam artists.
This truly dreadful company serves it's own interests and not for their customers. Slow to respond to emails or to provide updates but quick to demand payment.
They engage in illegal activities such as forming a pact with the heating company by ramping up the unit price by over 200% without consulting the any of the residents and how much commission did they make? This is breaking the law as Section 20 of the landlord and tenants act 1985 explicitly states that residents must be consulted for contracts that are 12 months minimum or qualifying works where residents have to pay £100 each. This will be looked into.
They also can't manage the property either since our boilers have failed as well.
A disaster of a company and would urge residents of other properties to seek elsewhere and avoid.”
“Dodgy company. Service charges increase between 50% and 100% every year. They refuse to communicate when challenged about service charges. But they communicate without fail when they have an opportunity to send a bill or debt collection demand with ridululously high charges. Nasty company which should be avoided if at all possible.”

“Switching off faulty fire alarm systems must be standard policy. In the same fashion as already mentioned, my block also had a faulty fire alarm system which I have evidence to prove it was just switched off. Being charged for "risk management" and "health and safety" is a joke and simply offensive, when this bunch of inadequately qualified incompetents will allow the fire alarm system for a block of flats to be switched off with absolutely no notice.”
