“They tried to rip me off for £1,700+ for a “bill” that had nothing to back it up. They refused to engage in any meaningful way, so I took them the TPO and was awarded £400 in compensation due to their complete lack of adherence to their TPO obligations.
But that doesn’t stop them from trying to rip you off, so the billing continued, forcing me to take them to FTT. They didn’t even bother arguing their case there, just tried to have it tossed on a technicality. The judges basically laughed that idea out of court and found 100% in my favour, noting Eagerstates complete lack of engagement in TPO and FTT processes, a complete lack of provision of anything that could have been seen as justifying the bill they sent, and instructed them to refund me my £300 cost for taking the case.
Of course they won’t willingly do that, so I’ll have to take them to county court … I’m just waiting for their inevitable appeal to be lodged and dismissed before doing that.
Absolute gangsters, avoid like the plague. If you are viewing a property they manage, don’t buy regardless of how good a deal it seems to be. They’ll tell you the service charge is £2k per year then charge you £7k, if you’re lucky. Then they’ll bully and harass you and make claims of repossession (something they did 4 times against me, but FTT noted there was nothing to substantiate this claim, or the £120 they added to the bill each time for their supposed costs in initiating this process).
They are a glorified racketeering operation, hiding in the huge grey areas of freehold legislation / regulation. Blows my mind they are allowed to trade in the UK, as they’d be better suited to a mafia state, but hopefully change is coming and their days are numbered.”
“Just look at the first tier tribunal website cases and see what they're like. They are there every week and lose.
They buy buildings at auction, take over the management and the hike up service charges. If they can't find something to do, they will criminally damage your property just to 'repair it' and send you the bill.
They are receiving back handers from insurance companies and contractors alike. They fail to engage in any form of complaints procedure, they've been named on watchdog and other programmes. I cannot believe they are not in prison.

“Eagersgate are con merchants. We pay 6,000 a year for a 1-bed flat in Colchester for them to 'maintain' it. It's filthy inside and they never take any action over repairs. They are just ripping people off. Do not get a leasehold this company manage. If you have one, take over on a right to manage as soon as possible then take them to tribunal for unfair charges. They are exploiting the problems of Britain's broken housing system. Don't let them get away with it.”
“Possibly one of the worst companies I have dealt with. I have lived in 2 places in Milton Keynes where Eagerstates are the managing company. Medina House had an issue with leaks in practically most of the flats and they failed to address it properly in due time. Granton House extraction fans in all flats are currently not working and haven’t been for a while! The bathroom has no windows so it is a legal obligation for the extraction system to be working. They say a replacement is due in March but knowing them I wouldn’t take their word for it. Incredibly rude staff over the phone too. So abrupt and dismissive. Terrible company.”

“These people are absolute scammers. Bought a building I have a flat in and proceeded to demand money that wasn't due to them. we took them to an FTT and won. Still they keep increasing service charges. Doubled in Yr 1 and then doubled again in YR 2. We are now pursuing a Right to Manage claim and as soon as they saw that, they have doubled 'actual' service charges vs 'estimated' and are trying to get 3 yrs of charges all in one year, before the lose the management. To be avoided at all costs. They are unscrupulous to the core!”

The prefect example of why reform of laws around leasehold is so badly needed (hurry up Mr Gove!). To anyone under sufferance of this abhorrent organisation, get yourselves RTM immediately, as this will greatly lessen their ability to steal from you.
In their prior management of our block, we counted a number of fraudulent activities, particularly around arranging works to the building (fake and overpriced quotes, contracts awarded to their cronies).
These are disgusting people, with no morals or regards. I cannot believe they haven't been successfully prosecuted.”

“I had the misfortune to live in a property on Balls Pond Road managed by Eagerstates, and endured years of what can only be described by theft. They will take every opportunity to add unnecessary costs and fees, and will operate at just the right side of the law to extract monies in unregulated areas where the leaseholder is vulnerable. Do NOT buy a property where Ronni/Eagerstates/Assethold are involved, and if you already have, then do yourself a favour and undergo a RTM (Right To Manage) process to take control over costs. Read the other reviews on this page and take heed!”

Certainly do not enter into any transaction to buy a property owned by Assethold. They'll get what's coming to them.”
