I marketed my property with Yopa in May 2021 and thought I signed up to no sale no fee but accidentally signed up to a 10 month contract. This was all done online and was sent a contract but no price was attached to the document so naturally I assumed(wrongly) that I had signed up to a no sale no fee. Yesterday I received a bill for £1,584.00 to my surprise. I tried to argue it but no joy Yopa stated that all the fees were clearly displayed but I still can’t see them on the attached document

Terrible experience! Feel like I was scammed and still want me to pay estate agent fees even though they couldn’t sell my property!

We had our home valued, and were told we had to be part of a chain to view other properties. So we decided to put our home on the market when we went away for a week. Our agent seemed very friendly and positive although looking back it was all a bit rushed. Our home sold within 3 days and when we returned we discovered our valuables had been stolen! We called our agent straight away who informed us it was an isolated incident! We also phoned the police. We pulled out of our sale and felt vey unimpressed with the lack of support or help from our agent in regards to what had happed and when we informed Yopa they told us it was nothing to do with them it was down to Gary our agent. Fast forward a few months we now have to pay £1500 which we are not happy about the whole ordeal has been upsetting and stressful, when we contacted their customer service department all they offered was a £200 goodwill gesture, which I can not comprehend. Still stuck with the cost of the fees and the stress.

We bought a house where the agents are YOPA. The only contact we've had with YOPA was when we made an offer, apart from that we've never had any contact apart from them chasing us (for no reason). We had to do the viewing with the owners because the agent was unavailable, and we moved into the house 2 days ago but YOPA still haven't given us the 2nd set of keys (we had to get the keys through the previous owners). I've chased a lot and have pretty much been ignored, sure it can't be legal for some random agent to hold on to keys we now own! Definitely changing the locks. Honestly useless, I'd never use them to sell a house.

If you are thinking of purchasing a property via Yopa think again. We looked at purchasing two properties during the coarse of 2031-22 not as advertised, and not able to even be sold as Yopa did not ensure that all paperwork required to sell was in place prior to advertising. The second property was up for sale with them for approx 12-18 mths in all of that time Yopa didn't even identify the property had no EPC. In both cases thier agent told us he or his office could obtain copies of new boiler, new electrical consumer unit certificates, and a copy of the EPC yet failed to do so. .As for using their recommendations for solicitors steer clear, they tell you they have a company called Optimus who they use for conveyancing however they are not solicitors just a middle man who charges @£300 of course they think people are naive and tell you that cost isn't charged to your the client. They say the solicitors such as Optimus recommended solicitors in our case a company a complete waste of time called Beaumont legal. They took up front payment but failed to identify the driveway was legitimate. My wife and myself ended up approaching the local council and high ways agency who told us the driveway on the first property was not legitimate and has no cross over agreement. Despite us telling Beaumont legal they still were telling me it had a driveway despite being illegal to drive over the foot path. Only after sending them evidence from the highways agency did Beaumont's legal then send back an email telling us the driveway didn't have authorisation to be used. Beaumont legal also neglected to obtain and supply us with the following certificates, gas boiler installation, electrical consumer unit installation, and EPC. When the deadline set by the seller was given to them they neglected to inform us until @4 days before it expired. However even on the lunchtime on the deadline day they still had not sent copies of said certificates.Despite the Yopa agent kept telling us he could obtain them he never did. The Yopa agent then rang just after 1600hrs to inform us the seller has pulled out. He told me he was going to email Beaumont legal, I also emailed them. In some kind of bitter twisted childish manner Beaumont legal finally email me the certificates required at the very front end of the contract it was written in the special requirements section of the contract. The fact that neither Yopa nor Beaumont legal would accept liability on the property number one was bad enough that first property cost my wife and I @£1000 in both survey fees and Beaumont legals own fees. Two empty properties no upward nor downward chain and cash ready buyers, yet Yopa and thier associates Beaumont legal, Go To auctions and O'Neil Patients have cost us a financial loss to date @£7000 and nothing to show for it. What's worse not one of them has a conscience and don't care about customers.

A YOPA evaluator turned up at the house. We were trying to get his knowledge of pricing and the housing market in our area, but for some reason he, suddenly and without explanation, he said "Oh I just can't do this any more" Almost like a nervous breakdown and walked out. He completely wasted our time. I've never seen anything like it. Totally rude and completely unprofessional.

Bad company unprofessional forced to go with their solicitor Ap lawyers who were has bad no communication forced to chase both of them had tried to sell my property for year which fell through has they take too long to do anything and now they are expecting me to pay them £1400 .Beware stay away from Richard Fentum and his crew

If I could give zero stars I would. Estate agent told us our offer on a house was rejected when actually it had been accepted. It wasn't until 2 weeks later when we were lucky enough to get in touch with the sellers directly that we found this out. No apology from the agent or ANY kind of communication since we were wrongly told our offer was rejected - which was 4 months ago. Literally done their job for them. A joke.

The response from yopa is abysmal at the beginning they tried to put the instruction date back.Eventualy they put it on their website,at the time every property was selling within a week,I phoned at the beginning not getting an answer so if that is their response how does a buyer contact them, they sent a 90 yr old lady to view who couldn't manage the steps so didn't view the inside but other from that a person who had viewed every property on the site just to be nosey so they don't monitor who the send.luckily the lady who wanted to buy the property previous to yopa being employed came back and purchased it.I was informed the bill was going to be taken I phoned and emailed at least 8 times it took 2 months for them to get back to me saying they don't reduce the price even if they don't do anything for the money.A proper estate agent said they would not of taken any money if I had told them of the previous buyer.My advice is use a proper company rather than this money grabbing company

We have been trying to arrange a viewing for a property advertised with Yopa. We have a mortgage and deposit at the ready. We have our trusted Solictors ready for us so as soon as we have a property we are ready to go. Yopa will not let us view unless we change our mortgage and Solictors to one of theirs! When I informed the agent we are ready to go she said well it’s unlikely you will get a viewing then as we have strict rules. Our mortgage advisor will call you before we can arrange a viewing! Now I have had numerous emails and phone calls from their mortgage advisors and conveyancers but there’s not a hells chance I shall even speak with them so I have ignored all emails and phone calls. I urge all sellers please stop selling with these rogue liars. I don’t think I would even bother to try and arrange another viewing with now on ANY property advertised with these guys

Bad experience would never use again ,my Yopa agent would never answer calls I made ,,would never give you updates ,just the little things that annoy a paying customer 😡

Everything went wrong as a buyer with Yopa. Agent was useless, almost managed to complete, even though we never exchanged! Ended up pulling out after 6 months of absolute nightmare situation. Would never view a property for sale with Yopa again!

Absolutely everything went wrong as a buyer. The worst agency I have ever come across, and I work in this line of business. I would never ever sell my property though them knowing that I could risk losing the buyer. They are rude and have literally no morals.

As buyer we have had a poor service from LEILA MINEHAN. They have misled us from the start and failed to disclose crucial information. Nearly 4 months and no completion. Sorry to say but we have now had to make a formal complaint an withdrawal process. Update following a somewhat poor response to our complaint the agent has now closed this. Surprising how a company can claim to provide full transparency and then hide behind implied terms ! Now at nearly 16 weeks on and that isn’t considered a delay !. Yet again we were provided with incorrect information. Before itself we asked couple of times if they dont find the Property what they gona do she said deffinetley they will move by sep end... once paper work done we called to LEILA on Sep 12th then she said they dint find still, even she havent informed before until we called and she said it happens some times no apologies nothing We asked her at least you should have call to us no reply from her and she said it will take one month,two months may be year... if she said before offer defffinetly we can say NO. She never respond our call very bad service.. The service just gets better ! A personal recommendation based on the last 16 weeks of my experience - as a buyer do not use this agent.

Avoid at all costs, extremely poor upper management. My only interaction was with Gerd Hoxha, Director of Operations, who albeit being a senior staff member, was the most unprofessional, non-transparent, and absurdly rude individual to represent this company

This company is a scam!!! First experience I contacted them for a viewing of a property that went on the market just a few hours before (I’m constantly watching the market as I have urgency) they said the “open house” was fully booked less than two hours after the property went live. That would have been very unlucky of me but how come an open house can be fully booked if the objective of an open house it’s to have as many people as possible to generate competition and bring the price up??? They immediately asked for my contact details and offered me a financial advise/mortgage service, I said I already had one but they were very insistent to send info over email. My second experience: again I contacted them for a viewing (a different property) as soon as the property went live on a Monday requesting to view it on the same day. They said the owner would only want to do viewings on Friday (4 days later) because she nesse to prepare the house. I booked my appointment for Friday and again, immediately the agent offered their mortgage services (mind you that I have been flooded with emails from Yopa offering all sorts of services since my first experience). Shortly after i booked the view, the house was taken off the market, marked as sold on Rightmove website(???) I emailed Yopa but have had no response. One day before the viewing they confirmed the viewing via txt message and email (I thought great! is still on)! I made plans to accommodate the viewing and, to may surprise, this morning (day of the viewing) I received a message saying the viewing has been canceled as the house is now under offer!!!! How did that happened if the agent told me that I would be the first person to view it??? I made sure of that, given my last experience with them. This company is on the market fishing for buyers like me to get details and sell their products. I doubt if they even have an inventory to sell. I find this very disrespectful and a waste of my time!

Terrible customer experience. I booked a slot on their website to view a house, after which I got a message from the landlord asking me to "either view it earlier or don't view at all" as he didn't feel like showing me the house in the time slot I booked on their website (which got confirmed). If this is how you treat your clients, your company won't last very long.

Only given 1 star as it’s not possible to leave a zero. I cannot urge people enough to AVOID AVOID AVOID at all costs. The most unprofessional bunch of cowboys I have ever had the displeasure of dealing with!! Firstly I conducted all my own viewings which isn’t what is supposed to happen with a “premium package” but Mr Phil Williams was too busy on other sales apparently. I agreed a sale with a lady who viewed but unfortunately it fell through and buyer pulled out & contacted my agent (good old Phil Williams) at the 11th hour and guess who didn’t even have the decency to let us know? (You guessed right Mr Phil Williams). We found out nearly a week later from our solicitor and haven’t heard a thing from them since and then received a bill from them 7 months later for their “premium package” at £1249!! It is now with debt collectors and I am risking taking my credit score to zero but I will not be bullied into paying for something I haven’t had, a judge needs to explain to me why and for what exactly this £1249 was for!! Not only that I still have to sell my property but this experience has put me off for life. DO YOURSELF THE BIGGEST FAVOUR AND STAY AWAY FROM YOPA! Get yourself a reputable agency and peace of mind.

If I could give them no stars I would. DO NOT SIGN WITH YOPA, they just want your money. Despite paying for Premium offering our rep was slow to arrange viewings, bungled uploading the adds to Rightmove and then took ages to get them listed as a featured ad. Property images were appalling and once chatty and helpful guy was rude and uncommunicative on day of pics. He has been totally absent since then and clearly didn't do due diligence on buyer as we are now all ready to exchange and buyers buyer turns out not to be cash investor as stated. Guy hasn't even got a mortgage approved. Got ABSOLUTELY NO HELP from Yopa rep to help the process. Now he busies my calls and I cant get our keys back off him. Complained to Yopa HQ who have not followed up or done anything about it. AVOID AVOID AVOID
