and wish i had read this prior to believing the recommendation from right move
i believed by keeping conveycing in house and as a cash buyer with no chain (either side) this would be very strait forward
weeks in now and never spoke to my conveyencer Gurvinder just a series of receptionists
who all ask for what they already have on file.
i could go on for hours but will update later with more facts

hike prices
expecting to purchase 8 more properties in the next 12 months and this company will not be getting my business”
“The worst experience of my life. Anyone selling through purple bricks do not go here. Amateur, poor service, drag things out, complete unnecessary enquiries, change lawyers every five minutes, dont reply to emails or phone calls

They took 9 months to complete a cash sale, lost my original lease, charged me for a new one, and then found it with telling me.
The list of complaints I have is endless but in a nutshell all you need to know is that if u chose to use these people, you can't say that you haven't been warned!

“1 star is to high.... currently 6 months in. Chain of 2. Someone buying our place, us buying an empty property build in 2015. The amount of stupid questions asked is incredible. No call backs when requested. Always someone else's fault. Estimated move dates are just a date... add a few months and you might be in your new place. Total lack of get up and go. Hard to get hold of. Online eway portal is not very clear as to when documents were uploaded. I've got answers to questions that weren't even posted. No transparency, lack of trust and confidence.”
“Advised to use them by purple bricks so they should also get a poor review. I am annoyed I didn’t check all the poor reviews before I agreed to use them. Found my self constantly chasing them to get things done. Phone call after phone call after phone call..Communication, customer service, attitude, understanding and overall service very poor. They still owe me money they have from the sale that eventually went through. I have been told I will have to wait another 7 months for the money they owe me. The amount of stress caused by the whole experience was unbearable. You have been warned.”
“Like the online facility to upload documents and see progress of sale.
Assigned conveyancer, was difficult to communicate with, when asked questions were asked, i.e why are you asking for documents that I have sent previously and believed them to be the correct ones? She responded in defensive and patronizing manner, without any full explanation of 'why' . She was then unavailable when the sale reached exchange stage.
This turned into a blessing in terms of communication, as the person who picked up the case, was friendly and professional and explained what had previously been unexplained and I felt supported through the final and stressful stage. However, I was disappointed that I had the cover the cost of indemnity insurance and expedition fee. I feel with better communication / explanations by initial conveyancer, these cost could have been avoided.”
“I was purchasing a property in the northeast and have pulled out of the deal because of the bad work this company have done for the vendors of the property I was purchasing. The vendors have let us know that they can't phone them and everything had to be done by e-mail. We were told that we would be moving on 5th Feb only to be told 1 day later that there is a document that needed to be signed and sent back that they had only just found. Our buyer was not willing to wait any longer than the 5th and we had no guarantee that the document would be signed in time and after reading the reviews on here we decided that things had gone too far with false promises that we didn't have any faith in their ability. We feel terrible for the other parties but something had to give eventually. Do not use these people, sometimes you get what you pay for.”
“Solicitors don't respond to emails, when I call they will forward me to someone else that isn't any help at all. They don't know what they are talking about. Super slow and don't get work done will not never use them again.”
“My house sale completed four days ago. I have still not received the proceeds of sale...... because I have not yet purchased another property, I am living in temporary accommodation. I therefore got a P O Box for my mail. They say they cannot pay me my proceeds of sale £250,000 while I have a P O Box so they are hanging on to it...... isnt that theft????”
“I’ve sold and purchased many properties over the years. This organisation stands out as the worst by a country mile in their own section and when compared against every other company in the Uk and abroad I have ever had to deal with. They have turned the straightforward purchase of a one bedroom flat to a first time buyer from an extremely stressful experience into a true nightmare for all involved. They repeat questions when they’ve had answers months earlier, they ask for indemnity policies where they are not legally needed. Their understanding and interpretation of uk law is woeful. I’m at 6 months from accepting the offer and still no exchange. My buyer (their client) is scared to contact them because our case might be put to the back of the pile!! All these 1 star reviews on this site, 175 of them on another site. Do you need to know more? Just avoid, avoid, avoid.”
“As a first buyer, I had a terrible experience with PPL, as they were delaying the whole process. The sellers were ready to exchange weeks ago, and they keep checking documents and asking the same questions again and again. As a result, the sellers have lost their new house to buy.
They usually take 3 days to check an email, and they never reply, you just see the updates on the online portal. If you are lucky, your conveyancer will answer the phone, if not, any other solicitor will randomly reply to your queries as they are not familiar with the case.
Imran Ali has been extremely rude with my Advisor and myself in several occasions, and we've never received one apology or an ounce of sympathy throughout the process.
Stay away from them if you want to buy your house on time.”
“If you are thinking of using Premier property lawyers as recommended by purple bricks then I urge you to reconsider.
I can't rate our experience any lower. I would not recommend Premier property lawyers to anyone. It has been mistake after mistake, delaying the process immeasurably. Contracts have been lost, important land registry documents missed and we are still being asked to produce information that was sent 4 months ago. Both our buyers and sellers' lawyers have commented on how hard they have been to deal with.
When we do actually get to speak to our conveyancer (Laura Swift) it is as though it's the first time she had even looked at our file. When questioned about the process she quickly became defensive, obstructive and rude.
There seems to be something deeply floored in their process and they treat their clients with utter contempt.”

Moving house is clearly very stressful and you want and need these people to take some of that stress away and do their job properly.

“Useless, do NOT use! You have to do the job for them, they never respond, and blame everyone else. When you do get through to them they will tell you anything just to get you off the line again. A complete waste of time and effort, pay for a qualified solicitor, don’t suffer as I have with this bunch of cowboys.”
“Absolutely incompetent. They should not be allowed to practise conveyancing law when it’s basically a call centre with people fielding calls because they have a handful of solicitors who are useless. They acted on behalf of my vendor and at every stage, my solicitor had to tell them how to do their job! The purchase nearly fell through so many times because they don’t know basic conveyancing. They lost documents (including signed contracts!) several times. Unfortunately estate agents seem to be recommending these halfwits because they get a big commission... one word: AVOID.”

“OMG please please please stay clear of these horrific lot.
It is almost a year from my completion date. These so called convayancers did not register my boundaries correctly with the land registry, sent me no paperworkk till august this year. I had an email from Sarah Evans conveyancer in Feb 20 asking me to confirm my boundaries she did nothing. In my complaint response they noted she was trying to seek help within the firm but then forgot to get it. Human error and all my fault because they are online conveyancers and I should be checking. What the hell are they charging for.
Have now escalated to the legal ombudsman. Idea being it allows me to build a case for court after the ombudsman who more often than not do very little”
“I have found this firm to be very unprofessional. Our buyers are using them to purchase our property and I can only say that they have caused untold stress and delays that are now causing the sale to be put in jeopardy. Their service level for their clients is non existent. They do not get back to them and after 14 weeks of conveyancing for the past six days our buyer does not know what position his purchase is in and for the past six working days he has been told that the file is with a senior conveyancer for sign off which makes you wonder who has been dealing with it for the past 12 weeks? There is absolutely no chain and should be a simple process. Unless you have a simple house purchase of a freehold property this company does not have the expertise to deal with anything that has more complexity with regards to a purchase. We have now got to the point after thinking for the past three weeks that we are ready to exchange that the file is still to be signed off with absolutely no regard for a time frame or any further information of when if at all this is going to be done. I have never ever experienced such an awful company and between oursleves and our purchaser we really are both at our wits end with understanding how and why a company in such a profession can treat their clients this way. Please if you are considering or have been recommended this firm, please read all reviews from other sites too. You should really beaware that they totally disregard their clients needs and make the whole process so difficult that it now looks like our sale after 3 months looks like it will fall through, totally down to this firm and their lack of knowledge and service.”
“Very poor communication and lack in sense of urgency has made selling an apartment extremely stressful. I have needed to follow/chase information on most occasions.
8 months to compete the sale of a property with no chain is unacceptable even with consideration to Covid. Approx 4 max t/c’s received from my solicitor in 8months.
The sale of my property was completed and I am yet to received the money owed from the accountants department. I am informed that money owed would be received on the working day following completion but still nothing and no clarity as to when this will be received.
The service is shockingly poor and I would never recommend Premier Property. I would advise to pay the extra money to access an efficient service.”
