These two companies are not landlords or managing agents as they do not do anything to manage their properties or tenants in any way other than simply try to unlawfully extract as much money as possible from them. They are crooks and thieves. They make up fees, charges, dummy invoices and falsify figures to steal from their tenants. They also illegally block any RTM applications so that they can keep on stealing from tenants. From the hundreds of reviews on many websites they are doing all this on a massive scale. We all know that the very few positive reviews have been submitted by themselves
They need to be struck off and banned off by the authorities.
Perhaps if everyone reading this writes to their MP and the Department for Levelling Up, Housing & Communities
they will hopefully do something to investigate them and strike them off. Or even arrested for criminality and theft

i bought a lease that was managed by a company called JAR, 6 months later the freeholder (assethold) decided to move managment to eagerstates, at which point service charges started to go up astronomically while at the same time service depleated.
they will do work that is not required for huge sums of money. they will also attempt to put in section 20's to try to get work done that is over the £250 per flat, well worth getting an solicitor to produce observations on the section 20's to get them to back down from the work.
getting rid of eagerstates takes forever. we are still ongoing the RTM process, because they are delaying the process.
i've lost too much of my life arguing with ronni, if there was any real justice they would be shut down for good.”
“I would not even rate them a 1, they are unprofessional, fail to return phone calls, never respond to emails, constantly add unnecessary works to the service charges at extortionate prices. “Terrible customer service and use unreliable contractors meaning our lifts and doors are constantly breaking after being ‘fixed’ this has then caused problems with non-residents entering our building and associated anti-social behaviour. They even re-used an email I wrote to send a notice to residents about issues with waste. “Before buying a leasehold property, just ask if the service company is Eagerstates and if it is, don't buy that property. These guys are so far away from moral values, they do each and every trick to steal your money, threaten you with every possible way they can, these guys are just modern robbers. “Crooks who have been exploiting every trick in the broken leasehold system to line their slimey pockets. Tried to forfeit numerous leases in the building using incredibly unethical and underhand tactics. Numerous companies in bed with them, surveyors, insurance brokers, cleaners, electricians, all part of a massively corrupt overcharging racket.
It took 4 years to wrestle the freehold off of them, leaving my mental health in ruin as well as £20k in debt to get rid of them. Avoid at all costs.”
“I think the best way to describe the torment we went through with Eagerstates is the way our service charge (for 48 flats) dropped from £96k a year to £47k a year once we won RTM.
As has been a common theme here, Eagerstates would find literally any excuse to charge a grossly inflated price to everything they charged (my personal favourite was £158 to have an unlaminated sign stapled to the outside of our building).
Their reluctance to provide any invoices for their charges just raises concerns above all else. Ronni will find any excuse to hold off providing this information until about a day before the service charge is due, then will threaten legal action when you politely request an extension to review the evidence (which even then, it incomplete, leading to further threats when you state reluctance to pay).
Appalling customer service. In fact I'm not sure Ronni knows the definition of customer service. Would take about a week to respond to your emails, if he decided to respond at all, and would either completely ignore your query, or make you feel inferior in doing so.
Even after RTM was successful, Daddy came and took over the freehold on our building, so now we pay our Ground Rent and 25% admin fee to these criminals. The Gurvits family are nothing short of a parasite that you cannot shake. I strongly recommend potential purchasers avoid any properties run by this family!”
“Truly horrendous. They ruin lives and try to bankrupt hundreds of people daily. I wish I had never bought my flat now, and wish I had known about them before. They are conniving, corrupt and I although a strong word, I would say they are bordering on evil. I have never encountered anyone like the Gurvits family and their crooks at Eagerstates. They have found every single loophole in the law to get away with it, but one day they will be locked up. Even after we recently got RTM and were able to escape the never ending made up invoices from Eagerstates, we still have to deal with Assethold owning the freehold. I am looking at selling my flat after only buying it recently because the stress they have caused. Do not go anywhere near a property that has any link to Eagerstates and Assethold.”
