Absolute disgraceful the way these property managers are dealing with rental applications right now. Zero care, confused inspection dates, comflicting emails regarding unsuccessful applications and overall lack of any customer care within their company. You wonder why real estate agents have the worst reputation at the momnent?..... its because of THIS company and others who neglect to understand the "people" factor in their business. I do NOT recommend these people, and I have an email trail with dates and names to substantiate my concerns here. Also my wage covered the property price 4 fold! Got to wonder who is running this pathetic company as they are the rudest people in the real estate business. *** BEWARE ***

CURRENT & PROSPECTIVE CLIENTS BE WARNED...DON'T BELIVE FAKE 5 STAR REVIEWS ON GOOGLE, REIVEW.IO AND TRUST PILOT. It all started off well, our new rooming house was marketed and leased and everything seemed to be fine. But then our property manager left on bad terms it seems and some actual property management tasks were required in which Certainty Property (CP) failed miserably. As a result, we have terminated our agreement with them after approximately 6 months. Here are some of the issues you may experience. 1. Our property managers isn't contactable by phone. We were told if something is urgent, to book a time in their Calendly diary. 2. We had an urgent repair with an electrical issue. - Firstly i get emailed from a maintenance team member that I don't know and with no contact details. Our electrician couldn't attend so approval was given immediately for CP to arrange their own electrician. -After trying to get a response, I tried to contact my PM who then didn't even know their was an urgent maintenance issue. - It took three days for them to get someone to attend (no power in the residents room all this time) and during that time, they tried to pass off on to me to talk to the electrican and book in a time and then to also meet the electrician onsite to let them in even though they are being paid to manage the property! - I requested that the costs were not charged from our leasing income as it would be paid from elsewhere. This was confirmed by my PM. But the payment was still deducted from our account. - When I saw the invoice, the price was extortionate and I rang the contractor director. They admitted they were ripping me off and reduced the invoice by nearly 40%. They then resent the invoice and once again CP deducted the amount from our account. They didn't even check if work had been done, whether this was a double up, just deducted the money with no communication with us as landlords. 3. Over the following weeks, it was truly disturbing what we had to go through. Despite the PM confirming we would be refunded both payments, so that we could make the actual payment from another account, this never happened after a couple of weeks. Another Director then made contact in what I can only assume was an attempt to resolve it, but at the same time, straight out confessed he didn't know the detail of what all the issues were. Here's a summary; - He tried to lecture me that they could have just ordered the works without my approval as it was urgent and had it all done without my knowledge, yet it actually took them three days with me chasing them every day multiple times. I would hate to know when it would have been done without me chasing. - He called me a liar as I said the refund amount wasn't in our account and it wasn't until nearly a week after that. - He told me I was untrustworthy as I am a property developer and they don't pay their bills (but couldn't name one instance where i hadn't paid a bill) - He said he didn't care that our property manager had confirmed that our account wouldn't be charged so we could pay the invoice from elsewhere, or that our money would be refunded. He said he doesn't care what the property manager says cause they have no authority. and the list goes on... until the kicker - He then hung up the phone after calling me a C&%T.... Wow. But wait.. to then terminate the agreement they wanted another full months leasing fees ($1300, later negotiated to $600) [watch out for this clause in your management authority contract]. In addition to all this, We have had some very bad feedback from our residents on the lack of communication with the property managers. The most polite thing I can say is... DO NOT ENGAGE CERTAINTY PROPERTY! DON'T BELIVE FAKE 5 STAR REVIEWS ON GOOGLE, REIVEW.IO AND TRUST PILOT.

Every negative review on this page is all 100% accurate. Wouldn't wish this agency on my worst enemy. (From a new tenant) and have 11more months dealing with this.

this company doesn't answer phone calls does not tell owners of homes that house are getting damaged from tenants Also agents quit please choose wisely using this agency as in my opinion there not professional at all the have no emergency contact number there is no head office at all it's like this owner is running it from his home or something They usually reply with something like we don't know what property your talking about The positive reviews you see about them are fake posted by the staff and their family.

I have been a landlord for over 20yrs and have dealt with many agents over the years. My experience with certainty property has by far been the worst. They never answered their phone and go days without replying. I’ve had to chase my rental payments every month. They don’t vet the renters and just put anyone that applies in. There was 4 of us that bought new properties and went with certainty without knowing any better and now all 4 of us have left them all with similar issues. Avoid them at all costs. Your reply is laughable. My tenant was never late and it would have been good if I had a rates and water bills to pay as you never did your job and follow up these things. Also you never did a smoke alarm test. You never followed up with the tenant when they had issues. I was the one basically doing it all so what was a paying you guys for.

Agent was late to the viewing that was scheduled for 9:30am and did not have keys to enter the duplex. Apparently, it was an ongoing issue with the builder. Unclear how but we could not enter to view, she then wanted to reschedule but I drove over an hour to view and I'm FIFO. To add to the intrigue, a young couple at the viewing informed her that their application had been approved, they had paid the deposit and were simply there to inspect. THE LISTINGS STATE THAT THE PROPERTY MUST BE VIEWED FIRST. Honestly, good luck being a tenant with this company. EDIT TO RESPOND: you know what's brilliant? Cancelling the viewing and informing the agent showing the property that a suitable tenant has been found. Instead you'd rather take the time to post passive aggressive responses to genuine reviews based on an actual experience with your organisation to try and gas light a prospective tenant as I never submitted an application for this property. Honestly, good luck to the young agent working for this company. You know what would have been even more brilliant? Keys to the property. Have a blessed day!

We had the worst experience with Certainty Property as a tenant. Our lease was taken over by Certainty Property in the final month of our tenancy agreement with another agency. From the start we had major communication issues with Melissa Cassar. As we were urgently trying to relocate to a different state, we needed to communicate with Certainty Property regularly. However, they do not provide a phone number and it was very difficult to get a hold of Melissa through their call booking system, which caused us a lot of stress. When we did get a hold of Melissa, we assured her that we will arrange the end of lease cleaning as was instructed by our previous agent which would include end of lease cleaning, carpet steam cleaning and a warranty period in case the property manager is not happy with the results. Melissa did not contact us until approximately 2 months after the cleaning and organised stain cleaning without notifying us. The stains in the living room were not done by us, and were done by previous tenants/owners who lived there before us. When asked for proof she provided photos from the incoming property report where the stains were not visible because of the open windows and the lighting. She also constantly claimed that she would return the bond to us but arranged stain cleaning without allowing us a chance to rectify any issues ourselves - and then claimed the cost directly from our bond. We advise any future tenants to avoid any rental listings from Certainty Property, as they will certainly make your life hell.

Certainty Property is the worst property agent that I need to deal with the Consumers Affairs Victoria, VCAT, Tenants Victoria, Magistrate Court to get rid of this horrible, unprofessional, dishonest property agent. Deal with this property agent will make you enter a terrible life and nightmares.

Certainty property is the worst property Management company in the business. Bully the investors, and tenants alike. They are in business to make your life harder. I recommend them only to my ex wife Amanda. all the positive reviews in Google, Trust Pilot and Review io are fake. Bad mouth Simon, you are fired !!!

They are the worst possible rental agency that I have ever come across. People working here are simply rude and disgusting to deal with. O stars for this pathetic agency that tries to put up a show that they are profession but they are totally unprofessional. All their positive reviews are just fakes. Beware and just sign up with any other other rental agency for peace of mind.

I do not recommend this realestate to anyone, run while you still can. If you want a realestate that doesn’t lodge your bond refunds, doesn’t have an actual phone number, barely responds to emails unless it’s money related, harasses you with “ late payment “ notices even when you are not late, has the worst and most delayed portal I have ever seen, oh anddddd they didn’t even send payment receipts until I asked them to show proof of me being late, turns out I was ahead !! If you like the sounds of the above this will be the realestate to choose. In my years of renting I have never had a realestate this bad, based on other reviews I’ve seen on here and socials it looks like may other tenants have had the same issues as me with this realestate. Run.

10th/Sep: We could get our bonds via RTVA and still couldn't receive refunds. haha🤣 And I'm sorry but my name is not Mandarin , It's Korean. Thank you. ================ I'm previous tenant and I really want to receive my refunds and bonds please. I still email you after we moved out, begging for our refunds and bonds. The refunds is for last lease fee which was wrongly charged to us and charged 3days extra and The bond is literally bond. And why you guys didn't answer me? 😭😢 For me, that is really important money so Please let me know the reason why I can't get refunds and bonds yet(it's been already for a month)if there is someone who works in Certainty Property.

Thanks to your preference for communication via email, we could leave all the evidence. If you want, I can upload the email where we requested two sets of keys and the one where you mentioned refunding us $190. And as usual, thanks to your delayed response, I have already left Australia and can’t make a call. ——————————————————————— This property manager is absolutely terrible. 1. The only way to communicate with the property manager is through email. Their responses are extremely slow, and often they don’t reply at all. 2. There are two tenants, but only one set of keys was provided. Despite multiple inquiries, they have consistently avoided addressing the key issue. 3. They don’t remember the tenants’ requests. During the process of transferring the lease to another person, they repeatedly forgot the transfer date, and even confused the dates, leading to an overpayment of rent. 4. They don’t return money. I still haven’t received the overpaid amount, even after more than a month. They don’t even remember the situation, and despite not having paid, they claim that they did. Beware of this property manager if you’re considering using their services. I’m still dealing with them.

Deep dissatisfaction with the property management services provided by Certainty Property, specifically regarding the lack of communication and responsiveness I have experienced. Despite numerous attempts to reach out via phone and email, I have encountered significant difficulties in getting a response from Melissa Cassar, Mia, and other members of your team. As a property owner, it is extremely frustrating not to have clear and timely updates about my property. This lack of communication has left me feeling uninformed and neglected. I believe that effective communication is a fundamental aspect of property management, and it is concerning that I have struggled to receive even basic responses. In my 10 years of investing, I have never encountered such poor property management service. While I understand that management fees are a consideration, I am now more inclined to prioritize responsiveness and service quality over cost. I would strongly advise reviewing and improving your communication protocols to better serve your clients. I hope this feedback is taken seriously, and I would appreciate a prompt response addressing these concerns. If there are any steps being taken to resolve these issues or if there is an alternative contact who can assist me more effectively, please let me know.

I used to be the tenant which look after by Certainty Property, and past few months this unit is no longer managed by Certainty anymore and they keep sending us payment reminders for rent that is not payable to them but that which has already been paid to the new rental company, very disturbing for us. My partner notified them by number of emails to stop sending us reminders as they no longer manage the unit and he got an intimidating call from them from 0410437000 saying to remove the review from google as this is aggravating the situation. My partner hung up the call and then they called me and straight away started shouting at me and said they would destroy my partner career and blacklist us (we did not do anything wrong, unless he don't know what call human right). Upon asking who this on the line, the person refused to respond but demand me for do what he asking for in pushy way in an hour time or he will take action against us ( he may do that I can't stop him, we did nothing wrong) . The caller from Certainty property didn't even give me a chance to talk but started verbally assaulting myself, therefore I have to hang up call since he kept abusive. For any tenants or unit owners is your choice to select them as property manager , they intimidate, do not respond to emails, do not have any telephone line to call but when you write a review then they magically give call to intimidate and threaten. Simon I just want to let you know that we are still staying in the same unit. Stop faking around.

I wish there is 0 star available here. I have seen real estate agents bully and harass tenants, but in my decades of real estate investment journey, this is the only agent I found that is dare to challenge, harass, bully, threaten and trying to intimidate investors ruthlessly. They don't even hesitate go as far as contacting your employer to destroy your career. Certainty is unprofessional, hidden fake fees and chargers, dodgy attitude, communication only via emails, no direct phone line, incompetent staff who do not understand investor mindset or requirements, selfish agents who only thinks on profiting for themselves, fake 5 star reviews, dismissive, threatening, and condescending. Certainty Property was founded by two gangsters who had a deeply held belief that property managers should rip off landlords thoroughly. The idea behind Cameron Black and Simon Peisley approach is simple. Property managers should scam, steal, threaten, bully when providing the investors with the lowest levels of service rather than simply acting on the best interest of the investors. No wonder Certainty has high staff turn over, because of low staff salary and internal bullying and harassment. It is hard to find a job elsewhere when you say you worked at Certainty. Other potential employers. Simon is complaining that he is getting prank calls on his mobile on 0410437000 that he use to bully and harass investors and tenants. While Cameron use 0414 660 292 to bully and harass investors and tenants. No wonder investors hate Certainty property as investors terminate the agreement and fire Certainty on daily basis. They are losing their customers faster !!! Simon is under investigation for hate speech online. He even goes after people by commenting on their LinkedIn posts. Simon, Cameron and Mark Lee has taken the rude customer service to the next level .They threaten people to remove 1 star reviews while buying fake 5 Star reviews online to cover up the negative reviews. Staff is too busy publishing fake reviews rather than property management. The fake reviews are obvious as they all appear at the same time few minutes apart. Certainty certainly thinks that the investors and tenants are fools to believe their fake reviews. Stay away from Certainty if you are concern about your financial and mental stability as this agent is one of the worst in the market. I had to undergo medical treatment to recover from the trauma that caused by this agent. Don't hire Certainty if you wish to have peaceful life.
