I am copying my review from trust pilot as I genuinely wish to encourage people to avoid this company at all costs. Save yourself the trouble. Buying a first home I have had nothing but problems with purple bricks. They messed up originally giving myself and the seller the same conveyancer(conflict of interests)then forwarded me to another conveyancer. I believed this would facilitate a fast sale and was instructed a cash sale would be quick. With over a month to facilitate the sale the sellers conveyancer(purple bricks) would not answer myself or the sellers calls on the day of transfer of keys after notifying my conveyancer the day before I was due to pick up the keys that the flats roof was leaking and the factors were in the process of obtaining quotes for the repair(which had never been mentioned during the entire sale or in the home report). Highly unprofessional, lazy and infuriating process I would advise anyone to avoid this company like the plague.

I purchased a house through PB. The agent lied about various things around the house. She told me that a music system was included in the sale when in fact it wasn't, she told me that the sellers were leaving the fridge behind, they weren't, she told me that the owners parked their campervan down the side of the house when you could clearly see that that was impossible because the gate "that they parked behind" was only a small opening gate. These were not things that would have stopped me from purchasing the property but still wrong that i was mislead. The agent was also very pushy telling me I needed to be quick and trying hard to get me to put in an offer this is not something that should be rushed in my eyes, buying a house is not something that you rush into and I did not play up to this. On completion there was no word on how I would be handed the keys and when I contacted the agent about this she wasn't in the slightest bit bothered about how I would get the keys and told me to sort it with the seller. I would not trust PB to sell my property and did not use them my self to sell the property that I moved out of. I would not recommend.

I bought the seller used PB.I viewed the house,liked it, the seller and I agreed a price, In guess he told PB the seller and I informed each other of our soliciters names. They did their thing, PB not really involved. I had no agent. All very easy.

Purplebricks, Realtor's perspective. TLDR - Shop around; there are less expensive ways to sell your property. Purplebricks employs agents who only act as Realtors, which means you get what you pay for. The advertised savings offered by Purplebricks are misleading. First, a little bit of background on Realtor's commission, and while we are at it, let's define some terms. In Alberta (this is true for other provinces), a typical commission, which is negotiable, is 7% on the first $100,000 and 3% on the remainder. This commission gets split evenly between the Buyer's Realtor - the Realtor who brings the buyers - and the Seller's Realtor - the Realtor who lists the property and does the conveyancing. If you didn't know, conveyancing is the preparation of documents to help with the sale (e.g. making sure both lawyers have the contracts, handling of deposit, etc.). The important part is that all Realtors, Purplebricks included, recommend that the Seller pays the Buyer's Realtor 3.5%/1.5% commission. Now that you have the basics down, let's look at how Purplebricks misleads. Let's use an example. If you are selling a $200,000 property, their website claims that you will save $7,352. The website has a caveat stating that these savings do not include the Buyer's Realtor commission, only the Purplebricks fee of $2,998. This means that if you use a Realtor who changes the typical fee of 7%/3% to sell a $200,000 property, you will pay $10,000. (It's implied, not stated, that half ($5,000) will go to the Buyer's Realtor and the other half ($5,000) to the Seller's Realtor.) Conversely, if you use Purplebricks and "you" sell the same $200,000 home, you will only pay the $2,998. Now, this next part is important. It is unlikely that "you" will sell the home. Most likely than not, a Realtor will show your home to a potential buyer and, in fact, sell it for you. Using the Purplebricks calculator, to get $7,352 in savings, you will give $2,998 to Purplebricks and $0 to the Realtor who brings in the clients. Yet, Purplebricks themselves recommend that the Seller pay the Buyer's Realtor 3.5%/1.5% commission. If you missed the sleight of hand, the Purplebricks calculator pays $0 to the Buyer's Realtor, yet it pays the full Buyer's Realtor commission (3.5%/1.5%) when using a Realtor. We can go even a step further. Suppose you, as the Seller, use a Realtor who charges 1% to list your property (there are many out there, such as 2% Realty), and you also omit the Buyer agent commission, just as Purplebricks does in their calculation. In that circumstance, you will lose money by using Purplebricks. They charge $2,998, whereas 1% of $200,000 is only $2,000. Even if your property is worth more than the $200,000 used in my example, you can, and all Realtors do, negotiate the listing fee. Let's explore what you are paying for. The term "Realtor" is trademarked and identifies real estate brokerage services and related professional services provided by the Canadian Real Estate Association. The Alberta Real Estate Act governs all Realtors. Purplebricks has this small print - "members of our team are not registered under the Real Estate legislation unless specifically mentioned." This means that Purplebricks agents do not have to abide by the same rules as Realtors unless specifically mentioned. This point is significant if you consider the mandated training, licencing, fiduciary duty, etc., that each Realtor needs to comply with to maintain their accreditation. Since Purplebricks "agents" are not Realtors, there is no legislative oversight, and they can do what they please. Time for some anecdotal evidence. I'm a Realtor, and I recently dealt with Purplebricks. First, there was no way I could present the offer to the Seller; I had to send it to a generic email. I was assigned to three different Purplebricks agents (none of them were Realtors) throughout the negotiations. We finally agreed on a solid deal, and all that was needed was the sellers' acceptance. I, once again, emailed it to the Purplebricks conglomerate for the final signatures. Twenty-four hours later, I was assigned a different agent who made multiple changes to the contract (i.e., negated the initial offer and created a counteroffer) and made the offer expire in 4 hours. Most of the changes were for the benefit of Purplebricks (e.g., changing one Purplebricks agent for another, asking me to handle conveyancing, etc.). This confused me. All the Seller had to do to make the sale was to accept the terms of the contract. Why would he, as the Seller, care about who does the conveyancing, it has no impact on him. Conversely, it's financially beneficial for Purplebricks to pass off conveyancing onto the other Realtor. That is why, in my opinion, I believe that without implied consent from the Seller, they add their own terms into the Seller's contract. They also add the time constraint to pressure the Buyer to agree to Purplebricks' terms. A better way to deal with a term that does not impact the seller/buyer is through a separate agreement. Or, and this is crucial, each "Offer to Purchase" contract has section 3.1 (m) that states "the (seller's or buyer's) brokerage will provide this contract and related documents to the appointed lawyers for the purpose of closing this contract." In the end, the deal did complete but was made more complicated than it had to be.

If you are a property owner looking to rent out your property - please - DON'T use Purple Bricks as Agents. I answered an advertisement to rent a small bungalow in a village near my home town. I was quite keen on this property from what I knew of it, and for a landlord I'm a good risk. (I'm a single, older, retired, professional woman, no pets, non smoker, a good income and consequently a good credit rating. I also have excellent references.) I wanted to view the property so I telephoned them. Viewings could only be arranged online, so I attempted to do so. It was an absolute nightmare trying to book a viewing online, glitches with the site etc. so in desperation I had to telephone again. Success, viewing arranged, a half hour appointment given to view and ask any questions. Glitches with the site were also corrected. Then some time later (remember, I already had a viewing from 12.20 - 13.00 booked), I received an abrupt text from someone asking me all sorts of rather personal and financial information which I understandably was reluctant to answer by text!!! Another text arrived which told me I could only have a 10 MINUTE (12.40 - 12.50) appointment and the agent would not be there, only the current resident of the property! I politely declined to keep the appointment, as I wasn't going to drive for forty-five minutes to be rushed around a property in 10 minutes with no opportunity to ask any questions!! Goodness knows what happened to the half hour viewing with a representative which I had already booked? Perhaps they just couldn't be bothered? That's certainly the impression I got. The whole of the manner in which this business was conducted was abrupt, rude and with a complete disinterest from the young men who either spoke to me or texted. Their site didn't even function properly initially. If any of you are seeking to let a property, please, PLEASE, don't use Purple Bricks. as Agents. They're completely disinterested and seem to employ only anti-social, ill-mannered employees. In the future, I certainly won't be making application to rent from any landlord who uses Purple Bricks. I do intend to make a formal complaint to them about their appalling attitude.

If you are buying from someone who is selling via Purple Bricks, think twice. This is my true experience as a buyer. The local property expert was terrible at communication and even when I stated I wanted to make an offer on the property it took days for them to get back to me. Their Purple Bricks solicitor partner (Premier Property) was incompetent and slow, taking 2 or more weeks to reply at every stage. They added 4 or more weeks on to the process. They required constant chasing to perform the simplest of tasks. They provided incorrect documents or incomplete information including documents completely unrelated to the transaction relating to another person’s property purchase. When I raise all of these issues with the Purple Bricks local property expert they tried to blame my own solicitor, and even stated that it was my solicitor’s responsibility to continually chase for action, rather than Premier Property’s responsibility to provide updates on anything. The Purple Bricks local property expert also provided contradictory reasons for the delays meaning some of the information provided was an outright lie. Everything was slow, hard to get a response, required continual chasing, required extra effort to correct errors, and ended with the whole process falling through for the buyer (me), and the seller. Simply put, if you are buying a house, think twice if the seller is using Purple Bricks. And if they are using Purple Bricks in-house solicitor Premier Property, avoid them at all costs.

Purple Bricks push their conveyancing service which, reading the reviews here, is a shocking as their agency service. Avoid at all costs! We're stuck in a chain with someone using them and the communication is non existent and the conveyancing service is an absolute joke. As the adage goes pay peanuts get monkeys! Do yourself a favour and pay the money to use proper professionals - it'll save a lot of heart ache and misery.

Please do not use Purple bricks, I signed up with them, to my regreat, my agent assured me, I would only pay when I have sold, sadly I am unwell due to being in hospital I cancelled, they are now demanding almost two thousand Pounds, you cannot get through to customer service, I must fight on, please do not use Purple Bricks.Gabrielle

Appears to me that those who wish to sell their property seek as low cost organisation to transact their wish. The old adage is you get what one pays for? Also the seller signs up not to Purple Bricks but to an independent finance house that underwrites each and every sale contract - thus the seller is committed to the finance house rather than Purple Bricks a sales and marketing organisation

Buyers & Sellers BEWARE... As a potential buyer I've had a bad experience with PB. I am a FTB & fortunate enough to have a very good deposit & a mortgage in principle agreed. However my experience with PB, has been jaw dropping bad. This includes multiple viewing requests being cancelled repeatedly by different agents, with no apology & agents being totally inflexible in meeting my availability to view. Thus ultimately leading me to give up after multiple attempts. Example, I messaged & chased 1 agent for a response to view a property about 4 to 5 times but was ignored or left on read & never contacted back. Another example, I have been given incorrect information by both viewing & managing agent,concerning the same property, which I had an interest to offer on. This includes information concerning service charges, the sellers position & willingness to negotiate & other important questions concerning the property. I only know this, as i did my homework & checked things out with local residents who happened to have valuable information. Agents have also been rude & arrogant, not returned my calls, left me on read & not bothered to pass my offer onto the seller or get back to me, leading me to give up. I have also been told by agents that I was unable to do a second viewing on a property unless I was making an offer & 2nd viewings were only allowed to those who put an offer in & wanted to do measurements etc. Bizarre! I have never ever encountered anything like it. Agents also seemed poorly informed on some of the basic info, they need to be equipped with, when buyers posed questions. They seem to lack interest or knowledge, don't give you a reasonable amount of time to view a property or explain things, lie & are unwilling to put any effort in. I have been put off them as a buyer & would never ever use them as a seller. I have been left worn out by how difficult they make a viewing experience & cannot trust them to tell me & probably the seller, the truth. If sellers only knew how awful the experience Is with PB & how many potential buyers they have lost as a result of PB, they would think again about wanting to sell their property through them. If its this bad an experience at viewing stage I can't imagine how awful it would be getting to completion with them. they lack any kind of professionalism & integrity & are absolute cowboys. There may well be some agents out there who are good. However, given the experience I have had with several different agents, before I've even got to view some properties & after viewing, the majority are clearly not! I honestly cannot see how they get any glowing reports. It could be that they ask you to submit reviews online & ask you to include thier full name in the review, as I had been asked to. I am very much about sharing excellence. However, I cannot say somthing was good when it really wasn't or barely scraped below average. I have to be true to myself & share the truth from my perspective about the experience I have had, so that others are educated & well informed about PB. I honestly don't know how they get away with the way they behave...its shocking....Therefore buyers & sellers be beware! they lack any kind of professionalism & integrity & are just cowboys.

I would never use this company to either buy or sell a property. I tried to buy a property in West Oxfordshire. I put in an offer which was acknowledged by email but was not told whether it was accepted by the vendor. 'Normal' estate agents will usually send out a letter with the offer. I tried to chase up by email but was sent a stock letter asking whether I wanted to sell my property! The person I had to deal with for this area was very 'cocky' and was not interested in discussing the sale. Best to avoid this company at all costs. Yes, its cheap, but the service is poor.

A truly awful company, I would advise anyone who has had a bad experience with Purplebricks to make a complaint and then proceed to take this to the property ombudsman. I felt comfortable with Purplebricks based on their Trustpilot review, but I now learn their review score is so high on that site as they just delete any bad reviews

We didn’t use Purple Bricks but our seller did and we feel compelled to write a review. Whereas we received exemplary service from our estate agent, PB left a lot to be desired, in particular the case handler Keiron who was rude, arrogant and unprofessional. He ignored our request for information, then replied sarcastically when he finally responded. He told us the seller was going to pull out of the sale but the seller assured us they weren’t and was quite angry it had been suggested. There were no updates and communication was poor, forcing us all to correspond directly with each other instead and putting the onus on us to keep our seller informed. When our seller tried to contact him with urgency several times his phone went through to voicemail and he was uncontactable. Based on our and our sellers experience we would never use PB and would recommend anyone not to.

I wrote a review on Trust Pilot of the bad experience I received trying to book a viewing using Purple bricks. They have made me edit my review 5 times now. They will flag anything they can to keep a bad review hidden. Mine was initially flagged as I named the agent who gave me poor service yet that name seems fine on the 5 star reviews. In short you cannot trust these guys.

Lots of reviews on house sales here but very few on Lettings. Let’s cut to the chase, avoid at all costs! Relocated to Singapore and let our property - PBs all online approach sounded perfect for us in a different time zone. In two years of our tenancy we were never introduced to a property manager (clearly they don’t actually employ them) so every little thing was whatsapped to me by tenant as there was no other way. Wound up switching agents mid covid, over an 8 hour time difference. What a mission. A few months since the switch Pb still dragging their heels and haven’t returned all the money they owe us. Unbelievable. So if you’re thinking of letting with them, save yourself the hassle and go elsewhere!

Recently sold house using purple bricks,was persuaded to use solicitor they recommended and they gave quote of charge this would be,the simplest of sale took nearly 5 months,only happened because my husband chased chased & chased,solicitors PM property lawyers were dreadful at communication,really dragged their feet and got things wrong then when sale completed they charged ÂŁ440 more than the quote,no explanation or breakdown of bill,these were solicitors persuaded to use rather than local one.we live in Grantham Lincs,wouldn't recommend purple bricks or these solicitors,disgusted!

absolutely rubbish.mark the manager was very arrogant he tried saying who we could and couldnt have in our property for viewings.ie which was very little.no word from there solicitors that they recommended either.ignorant.people out there dont bother with this AGENT

We have had GREAT service from Purplebricks. Jordan our estate agent went over and beyond to help make our sell/move go as smoothly as possible. She kept us informed all through the journey. We could not have wished for more. We would not hesitate to recommend Purplebricks.
